Very good location, free parking, bus stop to town centre outside hotel. Think about it, parking and access to Brighton Centre is a long and expensive ordeal. Hotel interior a little dated but okay.A good place to stay!
One of those places that doesn't seem to know what time, is an appropriate time, to stop guests partying!
The cleaning staff were very nice and helpful and the breakfast was excellent and breakfast staff very nice and helpful. Parking is good. Evening receptionist very helpful.
Reception staff quite rude, didn't ask if we could manage several flights of stairs to our room which was difficult as I have osteoarthritis. Carpet in room stained, room so hot we had to sleep with window open with people walking past on a walkway outside the bedroom! Bathroom antiquated, needs renovating, bed very hard, pillows lumpy. Entrance to the hotel dirty and the front entrance step needs attention. Felt it was expensive for the facilities that were available.

On day of arrival there was difficulty in finding room in a warren of corridors. Better if staff show you the way rather than leaving it to yourself. Bathroom door would not close because it was too big for the frame. Reported this to reception. Room overlooked busy Preston Road which was noisy and did affect my sleep on one night of a 3 night stay. Better soundproofing required.
Tired hotel in need of updating. Very noisy at the front
The room was old fashioned an the floor boards were broken in the room so u Ave to Watch where you are walking as dangerous and could go through. At breakfast we asked for no potatoes and got them. Asked for red n brown sauce n got toast.
Staff at reception were not very friendly.
U/s shower, small trickle from the shower head, that wrecked the overall comfort levels of my stay.
Location - near to our son's flat.
Shower didn't work, lights above the bed didn't work. One of the breakfast staff very off hand. Had to move rooms to get one with a working shower. In that room when toilet was flushed it left water over the floor.
Comfortable bed in a clean room, in reasonable condition/décor. For our particular purpose it was a very good location but its distance form town may not have suited some people.
Bathroom very tired. Shower feeble. Noise from traffic very loud as windows seal/gasket was hanging off. Staff a little off hand at check out.

Staff attitude was generally poor. General decor is faded and a bit shabby. No ventilation at all in bathroom - very poor.
Clean, helpful staff
Too hot and didn't sleep well because the rooms were too near each other and doors were banging.
Staff were helpful. Location was good for my needs. Parking was good. Room was fine, good size well equipped .
Mattress was lumpy and uncomfortable. The room was at the front and the window would not close as catch broken. Therefore very noisy from traffic. Bathroom bit dated and had broken tile on floor.
No hot water and low water pressure, no bath could be taken even in summer time

Very clean bathroom. National Express stop from Victoria Coach Station in front of the hotel. Agreeable staff.
It had an "old" feel - the exterior and lobby areas.
£10.50 for breakfast, only have coffee and toast so didnt bother. Could not have evining meal as it came to £9.87 has to be £10.00 + before you can use it without charge.
Helpful & Friendly staff
Far end of car park used as a dumping ground - black bags, boxes, beer cans, not nice. Ventilation is the room I had was non existant, thankfully they lent me a fan. First room I had, shower curtain fell rail fell off, moved to another room.
