Leaving the hotel was the best part of our stay. The room was small dirty and stuffy,only the top half of a very small window opened,and as the room faced the a23 I was constantly woken by the heavy goods traffic from 2 in the morning. The bathroom was filthy with pubic hair in the bath and the toilet bowl was in need of bleach and a scrub.In the evening the ground floor was full of the smell of what you could only hope was cooking smells though you would not want to eat what had been cooked.I Have stayed in many hotels and this was by far the worst.

I was surprised to learn that after booking costing £74.00 breakfast was not inlcuded and was an additional £10.50. Thought this was rather a cheek. Breakfast not included. Poor. Tv didnt work in room either.

Fire door near our rooms was rotten - window in our room was awful and you could not see through it - noisy neighbour next door which reception didnt seem too fussed about

Nothing except the fact that they agreed not to charge me for my horrible experience The hotel is dated and in poor condition. The reviews were not great but other than one review it they said it was clean. I chose the hotel because of its location near the train station as I was attending a funeral in Patcham and we would be arriving late.The receptionist was pleasant enough but did try to charge me upfront instead of the taking an authorisation copy. She also made a mistake and charged £5 more than stated. Generally our expectation was not great but we were shocked at the dirt of the hotel. We ordered a drink from the bar and had to ask for the glass to be changed as it was so dirty I could't drink out of it . Another was served in an even dirtier glass(not just lipstick but debris stuck to the inside of the glass. When the porter was asked to a clean glass for us he was unable to offer one. Eventually at his suggestion I settled on drinking from a bottle! The room seemed ok but there was a peculiar smell and the corridors were extremelly narrow which made me wonder about fire regulations. The room seemed ok in relation to the rest of the hotel. However I spent a very uncomfortable night scratching but reasoning that I was probably being paranoid and that all was O.K. When I got up from the bed I was horrified to find what I imagine is a big bed bug running across the matress and under the pillow! When my husband pulled back the bed the dirt, dust, hair,debris was truly shocking. We packed and ran out of the place as soon as we were told they had had problems and would not be charging us! An infestation of bed bugs is one thing but not cleaning the hotel bedrooms to a basic standard is completely unacceptable and in my opinion the hotel needs a visit from a health inspector. In my hurry to leave I left some brand new clothes behind which I do not want returned! Fortunatelly we managed to find another hotel later on but its an experience we could have done without especially since we were there for a funeral. I have used booking.

Preston Park Hotel was comfortable and affordable. Definately a good place to stay if your going on a night out in brighton or fancy a couple of days shopping and somewhere close to rest. Liked the fact the bar was open 24 hours. The lady on reception was nice, friendly and always had a smile. Think perhaps a second member of staff should have been working during the day, so one person could be cheking people in and one at the bar.

The location was ideal for our needs. The hotel is rather tatty looking. The reception staff were unfriendly and the breakfast waiter was rude. The room was a double but the bed was a large single. The sink plug leaked the curtains were hanging off the rail and did not close properly. Breakfast was an extra charge and was awful having been cooked early and left on plates and reheated. Not appetising at all. Poor selection of continental breakfast items. As they charge extra for breakfast this was not value for money. I paid £110 for the room which is way to high for this standard of the hotel. Will not be returning.

This is a poor excuse for a hotel. I wondered why I was asked to pay in advance for my room, but on reflection I can see that it was probably because they have problems getting customers to pay after their stay. The room was dirty and cold. Cold because a window was open, but I couldn't close it as the catch was broken. Impossible to have a shower as it only gave a trickle of water. Couldn't hear the tv as the volume control didn't work. I also paid in advance for breakfast which was disputed by the waiter in front of other guests, which was embarrassing. Once he had satisfied himself that I had paid he didn't even apologise for his error. I wouldn't recommend this as a good place to stay to anyone at all.

We were put in the furthest bedroom which was cold. There did not appear to be anyone else there and the windows of the room need cleaning or changing if it is a problem with the glazing.

I did not like anything the room very small for a double??? Carpet needed cleaning wash basin cracked no curtains in bathroon nor any heating, room was cold with one little light on a side wall bed side light not working, no water for kettle had to use wash basin water. the room was very tired looking ,bedding was clean and towels old i feel because i was single person i was given this type of room ???? Thank you.

Manager was very helpful when we got hold of him. Upgraded room fetched a blanket and heater for us. Nice to get a hot snack in the evening as trek/bus/car into city centre Eastern european reception girl very abrupt and rude manner; Not clear what was happening. Her english was weak. We arrived tired from Paris -no heating in our room. After 2 to 3 hours of being fobbed off by reception girl we saw the manager after that he moved us to a better room and all was fine. He joked that it had been minus 6 the night before-in that case why was he letting out a room with no heating-no one put it on or checked it..? The extractor in the bathroom was so noisy with constant clicking. Manager just shook his shoulders and sai it was normal! not so!

Hotel rooms are quite nice and were clean and fresh, but the public areas present a faded appearance. However, for the price and location, the hotel offers a good general 2-3 star experience. The staff were too busy finishing off their conversation to deal with me standing at reception, but were friendly once they did decide to.

Easy to park, everything necessary in room, suitable for our purpose which was just to sleep there. Would recommend as reasonable place with parking but not if traffic keeps you awake (it was ok for us).

The cooked breakfast was quite good and there was a bus stop just outside into town. Two lights and the towel rail didn't work, the bed was sagging in the middle. Definitely in need of some tlc!

Fine for an overnight stay, pleasant and quiet enough, parking available, night porter for late drinks if you want - overall though just so much cheaper than some of the prime seafront Brighton hotels, some of which are so absurdly overpriced it's almost untrue.. As others have said, rooms are a bit dated maybe but perfectly clean & good enough as far as I was concerned.
