Given smelly room with extractor fan not functioning at first. Promise repairs but only delaying tactics. Demand room change but told no more room available. When moving out then a room with extractir fan is given. Horrible experience! For owner of B&B: Give guests what they pay for without trying to give them worse one first, dishonesty does not help.

Only 15 minutes walk to Prince's Street so decent location. Stop serving breakfast at 9 (they even complained when we arrived at 8.55 even though we only wanted cereal). The room was shoddy and in ill repair (the tv didn't work and the shower was held together with an elastic band!) We never received fresh towels or clean bedding and the bin was never emptied.

The only positive thing was that you had parking. The hotel was worn out, the shower tap burnt my arm, the furniture was as if it would fall over (hangers were one from a children sales and the other from dry cleaners), overall cleanliness was on a very low level.

Not far away from the city center - walking distance or 15 min by bus, easy to find, good heating which was very important cause we traveled in very cold December !!!! Very kind staff - they let us leave us luggage after check out to drop off them few hours later :) WiFi access very helpful. Tv in the room was ok as well. The carpet was not very clean in our room, furniture was pretty old. The breakfast was rather poor and there was not enough room for all the guests in the dining room. There was a pump somewhere near our room and it worked very loud which was quite annoying especially during the night.

On arrival we were able to park. Offered to change our room to a ground floor room rather than a basement room as there is no lifts for my wife to use as she was on crutches. (Didn't move due to the only room being taken) We didn't like te fact it was mid renovation. The rooms do need a lot of work. No toiletries. The room was constantly like an oven. Their inability to be able to accommodate a sudden change in circumstances. My wife was unable to walk down the many stairs so left a night before we were supposed to leave and forced to pay the full amount and would get a refund if they filled the room. Needless to say I never got a call to say it got filledor not. Good job I wasn't holding my breath. I will not be recommending this place to anyone I'm sorry to say. Hotels from now on.

B&b was right next to a main regular bus route into the city, therefore made the city very accessible and cheap to get to. Rooms were clean and airy. Having a key to the front door meant you could get in and out whenever you liked. Staff were pleasant and friendly. Limited parking despite booking a space. Word of warning- only other available parking apart from three free parking spaces was pay-on-street parking lasting for four hours frequented regularly by parking wardens- not good if you're planning to leave your car for the day! The immediate area is lacking restaurants- around a miles walk to find some. The doorbell went at 3am, 5am and 6am despite the b&b saying it wasn't 24 hours- made for a bad nights sleep. Don't mind, but maybe a more discrete portable doorbell is the answer? Despite being nice, b&b didn't feel like it was worth the money.

An unfriendly welcome, spoke very little English.Breakfast was cold, asked for a full english breakfast got two eggs and one rasher of hard bacon, tried to explain what we wanted she didn't understand. Not enough covers on bed. Not one smile from anyone. Changed from three nights to two nights.

Location. Dirty ventilator in bathroom, missing toilet flush button. In bathroom the lights could be turn on only with noisy ventilator. Weak heating system.

Smell the food throughout the hotel including in the room. Bathroom curtain full of moisture. In the shower there was no light. And behind the toilet with the trash was accumulated dust. Noise every time someone opened the water.Full carpeting from dirt.It was the worst hotel I stayed in my entire life, after nine nights fantastic throughout Scotland, this hotel does not reflect this wonderful country

Nothing as we were so disappointed when we discovered we had to climb 40 steps to bedroom which was cramped.Smell of food cooking in evening was horrible.I would not recommend this quest house to anyone its not how it looks on web site.Very costly for what we got.

This was an overpriced rip off!!!!! This was supposed to be a double room it was infact a single room with a double bed squeezed in . on arrival I was left waiting at the main door and had to ring a bell 3 times for an answer!!! There is no public telephone, There was no public telephone ,the room was far too small ,the cooked breakfast was microwaved and a very small portion .

Our room was directly underneath the dining room which had a wooden floor so when the first person went in for breakfast that was it for us. Really noisey. Doorbell went throughout the night. TV didn't work. No shower gel, cups in bathroom. There was tea and coffee making facilities and although we didn't expect biscuits we got muesli instead??

The staff were very friendly and welcoming. The rooms were basic but adequate and clean; good view from the rooms. The area was quiet.but on a bus route into the city centre. The rooms were a bit run down - missing handles from drawers & wardrobe door etc.

The location was good, there was easy access to the local bus stop and it only cost £5 for a taxi from the city centre. On arrival we were immediately asked for money before we were given keys. We went to our room and although large (too large for us as there was a spare bed) with an ensuite, it was very cold. I found a heater and plugged it in to heat up the room. The breakfast was too early and we only had from 8am until 8.45am to order a cooked breakfast. We were in a room directly under the dining room and at 8am people started to walk across the bare floorboards and move heavy chairs around which sounded very loud in our room, and when we complained we were told we had a large cupboard (as if we should be grateful). I sat at the chairs in the dining room which were very old and each one (and I checked) has a very rough edge which tore my tights, I told the staff who gave me a towel to sit on, like I had wet myself and was embarassing. We would have liked a slight lie in as we have young children at home and were looking forward to not having to get up until a bit later, but this was impossible with the noise. Morning 2, and we went for breakfast only to find that there were no tables free, and the lady working there just kept telling us she was really busy. For the cost it wasnt too bad, you get what you pay for, however it is my understanding that there is usually a higher cost and if we had paid any more, I would have wanted my money back. I would NEVER return to this bed and breakfast.

1. The localization. It was good. 2. The bathroom. It was in a good conditions. 3. 24 hours of reception. 1. The time of breakfast. It was one hour, to 8.00 at 9.00h. Not enough. 2. The bed. It was a two twin beds together, not a double bed, and we paid for a double bed. And it was old, not enough comfortable. 3. The bedroom was small, and the furniture was old, especially the main door.

The location is near to city centre. Staff has lack of knowledge in working within the Tourism industry. Breakfast time is too early 8am -9am and you feel rushed to finish on time.

The room was a bit crammed. The wooden panel door of the wardrobe was broke and dangerous. My wife fell when she held it to let someone pass by. You can't make this up!!! TV didn't work on the first night; poor transmission on the second night. Continental breakfast not impressive either! Would not recommend it to anybody specially for the price we paid, £90 per night!!!
