This Victorian building has easy access by bus to central Edinburgh and the shops of Princes Street, 1.5 miles away. It has free Wi-Fi, limited free parking and affordable rooms. Edinburgh Regency Guest House is less than a mile from the King's Theatre, Usher Hall and the Edinburgh International Conference Centre (EICC). The Edinburgh Castle and the shops, museums and art galleries are a short bus ride away. Most of the rooms have private bathrooms. Rooms with shared bathroom facilities are also available. All rooms have TVs and tea/coffee. There is a TV lounge and a full cooked Scottish breakfast or a lighter continental breakfast is available each morning. The tastefully decorated B & B was completely comfortable, and the view was outstanding! We stayed in room six, which had a view over the city, and out to the sea. This was a very comfortable room, and the amenities were top notch. The bedding was some of the most comfortable I have ever slept on, and as a woman, having a hair straightener provided in the room was a pleasant surprise, and a gained huge marks in my book. If I ever return to Edinburgh, I will certainly be staying here!

We stayed in this beautiful newly refurbished guest house with great decor, the best part though was the breakfast which had so much variety! The bedrooms were fantastic and I slept like a baby, the bus stop was right out side the guest house which made it easy access to the city centre and only a five minute bus journey, which was very convenient. The staff were brilliant and would cater to our every need, could not have asked for more really. We will defiantly stay here again
