Location was excellent for walking to the main attractions and into the shopping areas. Also well located for a good choice of places to eat. Hotel was comfortable, clean and breakfast choice was good. Would recommend.
The hotel is grade 2 listed so has single glazing on the windows and can be noisy if you have a bedroom on the front. Ask for a room at the back which should be quieter if you're a light sleeper.
The staff were very friendly and we were pleased we opted for the larger room as it had a seating area.
The extractor fan was extremely noisy and went on for a long time. The bed was uncomfortable and very noisy- to turn in your sleep woke you up.

Parking was IMPOSSIBLE. Spent 2 hours driving round and round. But did discover a great little pub while walking back.

We had 2 rooms that were in the attic, they were clean and well furnished and had tea and coffe making facilities. Good location for visiting Brighton, very friendly staff, excellent breakfast
The shower in our room was cold and in the other room just a trickle. The iron bedstead squeaked a bit! The WIFI signal wasn't brilliant, my 3G was faster
The room was lovely and large with lots of minor details added. Very quiet. Nice guest house. Breakfast good.
Poor supply of hot water in shower. Queen size mattress needs replacing, dips where two people have slept but no good for one person who wants large bed.

Booked 2 rooms : superior double was fine, standard double at front of house was cold, no heating and windy through sash window. No hot water left for showers after 8am.

Mine host Monika was personable and very competent with a sense of humour. Breakfast was good and the room clean. Very close to everything and relatively quiet street.
Can be noisy due to nearby pub. Lack of a lift. Parking in the street a bit of a lottery.

It is situated next to a public house but actually the sound of people chatting outside was not bad and did not stop me having a good early nights sleep.

Great location, big comfortable beds and brilliant shower. The girl that runs the place is lovely, couldn't have been more helpful, friendly or polite. Complimentary wine and soft drinks in the room was an unexpected bonus.

Because this is a listed building it does not have double glazing and can be a bit noisey at night.

I would have liked if the breakfast was provided up to 10am on a weekday - 9.30am was a bit tight to make when yo are in Brighton for a few days holiday.
Proximity to the Brighton Pier and waterfront facilities, and town centre. Friendliness and co-operation of proprietress and of young male attendant at breakfast. Excellent PR and hospitality.
The toilet made disconcerting noises after flushing, which was occasionally inefficient at first flush.
