The breakfasts were great, staff friendly and helpful, location great. Easy checkin and out.
Rooms small, no vent in bathroom and flooding on the floor so everything gets wet as no upstand around shower.
Nice basic room, daily housekeeping and fantastic breakfast. We stayed over during Hogmanay so prices were of course inflated but still worth it for the ideal location, friendly staff and the breakfast! Views of Arthurs Seat and the crags from our window. Left luggage available.

I was surprised at the staff, walkability of the location and breakfast! Great service and people. I did not realize this was university accommodation but it was great for my journey!
friendly staff, friendly city Hogmanay was happy, friendly, safe and fun ! The restaurant team were really sweet and lets face it in the place of Hogmanay they did a great job setting the scene and making a solo travel feel welcome thanks to all including reception guy. Its a short ride taxi station. Its a good walk straight down north\south bridge street evening after Hogmanay not a problem..

Couldn't find entrance but sorted out in seconds
I requested my favorite single (quiet) room and that's what I got! K.M. is basic but clean and I always sleep sound. Breakfast very good! Value for money considering it's just 10-15 mins walk from the Royal Mile.
No complaints, but if you're a 1st time visitor, take note that reception (in courtyard at back) and breakfast room are both located at entrances outside of the main bedroom building. Just follow the signs.
En suite and shower was excellent. Allowed to leave luggage securely prior to check in. Breakfast was as good as any top hotel.
Nothing I didn't like but it isn't posh or five star. So not suitable if you want to pamper yourself. But safe clean friendly comfortable.

wall too thin
The hotel is at a very good location. It's about 3 minutes' walk away from the University of Edinburgh, and 5 minutes' walk away from the Royal Mile. The breakfast is excellent, as many other guests have suggested. All staff members are very friendly and helpful. I personally think this is the best hotel I've seen in years.
The bathroom. It got all wet after shower, but I don't think it's a big problem in winter, as the heating dried the floor very quickly

The hotel appears to have been student halls or similar and it has that feel to it. It was very clean and comfortable and the breakfast was exceptional.

I was staying on my own in Edinburgh for the weekend and had never been before, i wanted somewhere not too near or far from the city centre as i am a very light sleeper so didn't really want the revellers keeping me awake lol. I asked for quiet room, was on 4th floor with view of George's seat (mountain) beautiful. My room was spacious, immaculately clean, everything I needed, TV, free WIFI, telephone for emergencies, shower gel, towels and tea/coffee facilites. Breakfast next morning was delicious, with a very good variety, all the staff were so very friendly and helpful. I would highly recommend the Kenneth Mackenzie to anyone wanting somewhere for very good value for money, comfort, cleansiness and friendly atmosphere. My husband and i are going to stay there after the New Year. Thank you :)

The breakfast was outstanding. The location was good and it was very clean.
More TV channels would have been appreciated. A choice of skimmed milk in the room as only whole milk was provided.
I regularly stay here for the rugby and weekend trips and it never disappoints. The staff are genuinely friendly and helpful and the breakfast is the best anywhere in Scotland.
Unfortunately instead of my usual view of Arthur's Seat, I was looking out on to the loading bay for deliveries but that is my only complaint.
The location is great and the staff are so friendly. The room was just what we were looking for as only there for 2days to explore Edinburgh so just a place to sleep. The breakfast is also fantastic.

It was very close to the Royal College where we were to attend an event. All the staff we met were very helpful and friendly.
Rooms a bit cramped, en suite is perhaps a little too grand a description for what was . Bedside light cable didn't reach socket. As a pensioner, being accommodated on the 3rd floor and no lift became a challenge.
Pleasant staff. Good location near Royal Mile. Quiet. Great b!reakfast (there is a heallthy option as well)!
