very tasty breakfast & staff accommodating
room a good size but in need of redecorating where repairs had been completed.
mouldy toast bathroom stinking of urine musty smell in room traffic noise guests shouting when talking to there work colleagues when leaving early in the morning and late at night.
the staff was very helpful when i said about the room was small they changed me to another one straight away

the breakfast was excellent
the bedding was shabby and did not feel fresh, the mugs in the room were dirty and tea stained,the lighting/lamps bedside, were broken, no lighting what so ever in the en suite,for over 70 years of age guests we found it difficult.
good food excellent value for money possibly budget. friendly staff. easy reach of bournemouths main attractions.
maybe cleaniless could be improved found some chips/used lipbalm under my bed/ dusty behind the bed. no headboard/mattress/pillow protectors on beds. needed deep cleaning in rooms. cold dining room.but excellent in conseravotory suuroundings. small/tiny garden.

Room quite noisy as near entrance. Linen had to be changed as stained. Breakfast ok.
Breakfast was good and the location of hotel was ideal. Car parking was good.
Poor standards of cleaning. The bathroom suite was old and there was a unpleasant strong smell to the bathroom. The toilet bowl was badly stained. The whole décor to the room was old and tired. We found loom bands on the dressing table stool showing obvious signs of neglect when it came to cleaning.

Could not sleep at night because of hot weather, no A/C even portable one. blankets, pillows and towels were looking used one, checked with staff and they confirmed they were new?? no referigerator at rooms.
Very nice friendly hotel. Room was clean and tidy, good shower, excellent breakfast. Where most hotels are efficient but anonymous here Leon and Carol were excellent hosts and it was nice to be able relax with them and other guests in the bar.

Breakfast on served between 0830HRS - 0900HRS, shower was a trickle of water, wifi couldn't connect, got on laptop but kept on disappearing! Put me on top floor then told me lift was stopped during night hours until morning, lift only took two people and very slow.

Nothing was bad but nothing was good, most staff were ok but manageress was unfriendly, the breakfast staff took ages finding me a breakfast table even though only 1 other person was there. Decor of hotel abit dated.

This is not a HOTEL ! It is a bed and breakfast or a guest house. In need of refurbishment both outside and in. My room had no tissues, no shower gel or soap. The curtains couldn't be closed because of chairs. The bed was poor ! Other guests were noisy with TVs. The shower and bathroom were badly in need of a touch up. Shower in particular ! The water trickled out of the shower head. Breakfast ok but not too good. All in all very expensive for what it was. Owners take advantage of guests during this high season. No wonder people seek to abroad with this por standard on display !!
The hotel was close to the beach and gardens. It was very clean and comfortable and the breakfast was outstanding!
I did appreciate the helpfulness of a male friend of the lady owner who didn't actually work there. He changed my room as the one I was allocated hadn't been prepared. He also changed the dirty coffee mug and plastic beakers which were also cracked.
I did not like the surly attitude of the owner. I also did not appreciate the lack of communication between her and her staff re parking arrangements together with being charged for a breakfast which I could not have due to her not being able to be there until after I had left. I do not like being ripped off, aand she wondered why I became annoyed. This style of running a guest house in todays envireonment is just not acceptable and does Bournmouth no favours whatsoever. I had the impression that the Kensington is struggleing, it's easy to understand why. I also noticed that the "no vacancies" sign was displayed despite rooms clearly being available.
service at a good level, quiet and relaxing hotel is not an exorbitant price, location OK, no exaggerated and don'ts :)

The rooms were very clean and comfortable,location very good and freshley cooked breakfast every morning.
The lift seemed to be closed after 9.30pm which caused a problem for our friend who had a bad foot and found stairs hard.
