    Excellent location

    No TV's signed.no WiFi. Plus no cereals for breakfast

    in the middle of the town. very quite.

    no heating but the boiler buzzed all the time.no hot water in toilet .shower worked but the shower tray had a 4 inch slit in it so where did the water go ?. we booked two rooms they both needed a good clean and a lick of paint.

    What a gem of a place to stay. The owners could not do enough . Plenty of eating places around and considering the central location very quiet at night .

    Location was fine but facilities were very tired and old.

    People talking outside my window from the pub until 2.30 in the morning. Shower I couldn't fit into. Two TV's neither of which I could get to work properly.

    Room was very good and spacious

    Breakfast was a bit late as it's called a hotel we were expecting to be able to get breakfast at 06.30 but were told it's served from 8 am

    Everything about our stay was wonderful. The staff were welcoming, friendly and polite. The new owners were brilliant, nothing is too much trouble. The cottage we stayed in was lovely, clean and tidy. The breakfasts were very filling (the sausages are to die for). We can't wait to stay again.

    kathrine,natila and gary and not forgetting baby austin, they had only moved in one and half week ago. and did not expecr my husband to be wheelchair bound, we had booked in the cottage,months before,but nothing was to much trouble for them ,they took the sofa out, and put in a fold away bed, great,we had a wonderful breakfast, and as it was our 52 wedding anniversary they made us feel ,that they was some lovely nice people about, well done x

    The staff were excellent, they had only taken over the property the day before so had to wing it a bit.

    Small problems that the owners will rectify.

    Not a great deal

    On arrival the pub was in the process of being sold so no food available. Very noisy from the alley.

    Being in the centre of lovely Kirby Lonsdale. Comfortable bed and plenty of hot water. Delicious breakfast. Sausages were the best!

    Location Breakfast

    The cottage needs attention . The paintwork is a little battered. The bathroom needs updating and wasn't particularly clean. (Dirty loo brush, no bin liner, dirty floor and paintwork. The tikes were grubby too. For the price there was no little extras like shampoo and nice soaps (that nearby hotels provided for a small amount more a night ) The hoteliers were very pleasant and accommodating but we felt that to maintain standards they maybe need to employ more help.

    Position of hotel excellent

    Rang to say no breakfast as they had a wedding, next morning nobody about doors locked, had to leave keys in the letter box. Far too expensive for the facilities

    More or less everything

    I can appreciate that a hotel needs to have easily washable duvets and pillows, but they were just a little too synthetic for my taste.

    exc location in the town able to walk easily to town restaurants and shops

    having stayed before in kirkby and having exc b/b we thought the kings arms would be as good however we feel its more of a pub than hotel

    location was good parking for the cottage, nice breakfast.

    noise outside cottage from pub, fight in pub and pub got closed even to residents which was out of order we thought.

    Liked having a separate living room. Also parking great. Clean and comfortable.

    Noisy even in december as people stand outside back door of pub to smoke and chat, right under bedroom window. Could also hear every noise in adjoining bedroom.

    The location is brilliant, very central to the town and a good base for visiting the surrounding area.

    I cannot call Kings Arms a hotel, we stayed in a cottage, there was no service at all, did not clean the room, change the coffee cups or glasses and the bathroom needs a complete update.
