bedroom plus lounge and literally in the town centre
Nice friendly staff very helpful lovely area
Having your own front door gave you the freedom to come and go as you pleased. Dog friendly Plenty of room for two and a dog but cottage 2 only one bathroom downstairs so I don't know how it would work with 4 people as bathroom in second bedroom.
Loved the cottage was very cosy and comfortable, peaceful and quiet with issues surrounding either, great area to stay in the pub is very friendly and staff are welcoming, we didn't have breakfast as we had it with my partners family who live 2mins away from our cottage but no doubt it would've been lovely.. Highly recommend this cottage and we will defiantly be staying here again

Self contained in that access was from rear of the pub. Free and easy meals option. In centre of village with parking included.
In need of renovation however as owners only took over weeks ago they informed they had plans for re-decoration over the winter this should improve.
No TV's signed.no WiFi. Plus no cereals for breakfast
in the middle of the town. very quite.
no heating but the boiler buzzed all the time.no hot water in toilet .shower worked but the shower tray had a 4 inch slit in it so where did the water go ?. we booked two rooms they both needed a good clean and a lick of paint.

What a gem of a place to stay. The owners could not do enough . Plenty of eating places around and considering the central location very quiet at night .

Staff were very friendly and helpful and were so polite.we will stay here again when we return back to kirby
Location was fine but facilities were very tired and old.
People talking outside my window from the pub until 2.30 in the morning. Shower I couldn't fit into. Two TV's neither of which I could get to work properly.
Room was very good and spacious
Breakfast was a bit late as it's called a hotel we were expecting to be able to get breakfast at 06.30 but were told it's served from 8 am
Everything about our stay was wonderful. The staff were welcoming, friendly and polite. The new owners were brilliant, nothing is too much trouble. The cottage we stayed in was lovely, clean and tidy. The breakfasts were very filling (the sausages are to die for). We can't wait to stay again.

kathrine,natila and gary and not forgetting baby austin, they had only moved in one and half week ago. and did not expecr my husband to be wheelchair bound, we had booked in the cottage,months before,but nothing was to much trouble for them ,they took the sofa out, and put in a fold away bed, great,we had a wonderful breakfast, and as it was our 52 wedding anniversary they made us feel ,that they was some lovely nice people about, well done x
The staff were excellent, they had only taken over the property the day before so had to wing it a bit.

Not a great deal
On arrival the pub was in the process of being sold so no food available. Very noisy from the alley.
The Location and the rooms
Being in the centre of lovely Kirby Lonsdale. Comfortable bed and plenty of hot water. Delicious breakfast. Sausages were the best!
The cottage needs attention . The paintwork is a little battered. The bathroom needs updating and wasn't particularly clean. (Dirty loo brush, no bin liner, dirty floor and paintwork. The tikes were grubby too. For the price there was no little extras like shampoo and nice soaps (that nearby hotels provided for a small amount more a night ) The hoteliers were very pleasant and accommodating but we felt that to maintain standards they maybe need to employ more help.
Position of hotel excellent
Rang to say no breakfast as they had a wedding, next morning nobody about doors locked, had to leave keys in the letter box. Far too expensive for the facilities

More or less everything
I can appreciate that a hotel needs to have easily washable duvets and pillows, but they were just a little too synthetic for my taste.

having stayed before in kirkby and having exc b/b we thought the kings arms would be as good however we feel its more of a pub than hotel
