Shower was not very powerful but not enough of an issue to deter from being an excellent place to stay.
The service was impeccable! Warm greeting on arrival. The room was absolutely gorgeous and lovely amenities (stayed in the room called Kingsburgh House). I needed some peace and quiet before my exam the next morning and it definitely met my needs.
The biggest downside was the radiator, only 1x turned on and I was freezing the whole night. Perhaps the staff could show guests how to work all the radiators on arrival? Apart from that I would definitely stay again!
The room was fabulous with sumptuous furnishings and a 4 poster bed! Huge choice for breakfast. The full Scottish was amazing. We were made to feel very welcome. What more can I say?

The bed was uncomfortable, something kept banging quiet loudly through out the whole evening and during the night. The towels seemed thread bare, in the shower the shower head bracket was broken and made taking a shower awkward. When it came to breakfast, we were asked what time we wanted it. And were then told he could only manage 8.45am ( no long lie here then). The breakfast looked ok. But i didn't eat it. Also i somehow thought this would be a proper hotel, but instead its like a large house with about 8 bedrooms maybe, it almost felt like your were staying in a friends room. You had be very aware of any noise you make . Too me personally i didn't feel like a 5 star hotel. But thats only my personal opinion.

Room quite cool but were given electric radiator.
The room was just amazing, very luxurious, clean and comfortable. Breakfast was so good so much choice and they don't scrimp with small portion and go over and above, even made me something not on the menu like it was no trouble at all. Excellent knowledge of area for suggestions and all round good hosts.
We struggled finding somewhere to eat in the evening without venturing back into the city. But Andrena and Alan did all they could to help, recommended lots of places and even wrote out bus routes etc.. Just that those places weren't to our taste and the location limited us to what we could get to without driving/going off the bus route. This is literally the only negative and is not something necessarily a problem associated with Kingsburgh House! Just a note that evening meals require a little planning if staying here.
Lovely and helpful owner. Amazing breakfast (both buffet and cooked). Good location 30-40 mins walk from old town and on direct bus route (every 5 mins). Good facilities in room, including decent selection of hot beverages and sherry. Nice furnishings with character.
Bathroom on snug side with cramped toilet, adequate though. Mattress could maybe do with refreshing, again not too bad but not the best (duvet/pillows were good).
Very lovely, friendly landlady who obviously takes pleasure in getting to know her guests & shows great attention to detail to meet guest's needs (e.g. she noticed I preferred skimmed milk & bought it in specially thereafter) - not surprising she has many loyal returning guests & is always busy. Great breakfast. Frequent buses to the city just outside door. Good value for money.
Our ground floor bedroom was always cold; the heating went on late in the day but the rooms (with lovely high ceilings) needed longer to heat everywhere up sufficiently.

The room felt slightly cramped, but that wasn't really a problem as we were only there one night and just for a quick sleep.

Some of the loveliest people I've ever met - very helpful and charming. Huge breakfast - didn't need to eat for another 10 hours after that!
Only minus point was that the shower in my room was rather weak - couldn't get a nice jet of water out

Very pretty old mansion convenient to bus stop to center of town. Great breakfast in beautiful library room. Nice, safe walking area to shops & pubs.
Alan and Andrina were fantastic hosts and they have a beautiful B & B. Very convenient for catching a bus to downtown Edinburgh. The Breakfasts are wonderful and we would definitely recommend Kingsburgh House to any one visiting Edinburgh. We hope to visit again.
Everything was great.
Andrena was super,she meet us at the door with a welcome and a smile.After telling us about the all day bus pass,allowing us to to get downtown to get to a bank and see town.When we realized we had no Britsh Pounds she loaned us 7 pounds for the bus pass.She served a great breakfast and gave us a great tip on dinner right down the street.To top it all off she loaned us an Ipad charging cord because we had lost ours.She said we could keep it for our 2 week trip and send it back when we got home.This is what hospitality is all about!
Our room was small but we literally booked at the last day so wasn`t a problem.Andrena more than made up for it.
