I stayed in Kingsburgh house for one night and it was excellent. I Was welcomed by Alan and offered a drink. The room was very comfortable. The breakfast was stunning.
The welcoming atmosphere and staff
Broken bed post, light bulbs and radiator not working which was unfortunate as the weather was very cold
Near Murreyfield and on bus route into city

Comfiest bed I have ever experienced: like being wrapped in a cloud! Very thoughtful complimentary chocolates and drinks in the room. Friendly, informative host. Fantastic spread of fruit for breakfast!
We suspected that the coffee at breakfast was instant...also, a cooked vegetarian breakfast option (veggie sausages for example) would be great.
Quiet, comfortable, home from home feel.
The overall stay was 5 star.
The bed was creaky due to being an old 4 poster.
Room was big and beatifuuly decorated, 4 poster bed large and very comfortable, breakfast great selection
Close to very busy road, shower in bath
This was the first time I had stopped at this hotel and I will be certainly stopping there again when we go back to Edinburgh in August. The lady of the house was so welcoming and made us feel so at home, she made a lovely breakfast for the two mornings we were there and advised us on the best places to go to make our stay even better, I would recommend this hotel to anyone x
Excellent value and five star accommodation. The owners made my wife feel really welcome and we will defiantly stop here again
Everything - the breakfast was spectacular, I've never seen so much choice, it was opulent and decadent and delicious. The rooms were beautiful, and extravagant. And the owner was very friendly and interested in talking to us and willing to help us with everything we needed. We loved our stay here completely.
Nothing - it was faultless
Great spot. Lovely interior. Welcoming staff. Quick bus to old town. Parking.
Very friendly welcome. Fantastic breakfast
Shower was not very powerful but not enough of an issue to deter from being an excellent place to stay.
The service was impeccable! Warm greeting on arrival. The room was absolutely gorgeous and lovely amenities (stayed in the room called Kingsburgh House). I needed some peace and quiet before my exam the next morning and it definitely met my needs.
The biggest downside was the radiator, only 1x turned on and I was freezing the whole night. Perhaps the staff could show guests how to work all the radiators on arrival? Apart from that I would definitely stay again!
The room was fabulous with sumptuous furnishings and a 4 poster bed! Huge choice for breakfast. The full Scottish was amazing. We were made to feel very welcome. What more can I say?
Free parking, Located next to the zoo. 4 poster bed. Friendly staff. Lots of facilities with in driving distance.
The bed was uncomfortable, something kept banging quiet loudly through out the whole evening and during the night. The towels seemed thread bare, in the shower the shower head bracket was broken and made taking a shower awkward. When it came to breakfast, we were asked what time we wanted it. And were then told he could only manage 8.45am ( no long lie here then). The breakfast looked ok. But i didn't eat it. Also i somehow thought this would be a proper hotel, but instead its like a large house with about 8 bedrooms maybe, it almost felt like your were staying in a friends room. You had be very aware of any noise you make . Too me personally i didn't feel like a 5 star hotel. But thats only my personal opinion.
Location Attention to detail Comfort Relaxing Ambience Breakfasts Excellent service
Room rather on the small side but pleased to get a room as late decision to book for Rugby
Room quite cool but were given electric radiator.
The room was just amazing, very luxurious, clean and comfortable. Breakfast was so good so much choice and they don't scrimp with small portion and go over and above, even made me something not on the menu like it was no trouble at all. Excellent knowledge of area for suggestions and all round good hosts.
We struggled finding somewhere to eat in the evening without venturing back into the city. But Andrena and Alan did all they could to help, recommended lots of places and even wrote out bus routes etc.. Just that those places weren't to our taste and the location limited us to what we could get to without driving/going off the bus route. This is literally the only negative and is not something necessarily a problem associated with Kingsburgh House! Just a note that evening meals require a little planning if staying here.
Lovely and helpful owner. Amazing breakfast (both buffet and cooked). Good location 30-40 mins walk from old town and on direct bus route (every 5 mins). Good facilities in room, including decent selection of hot beverages and sherry. Nice furnishings with character.
Bathroom on snug side with cramped toilet, adequate though. Mattress could maybe do with refreshing, again not too bad but not the best (duvet/pillows were good).
Very lovely, friendly landlady who obviously takes pleasure in getting to know her guests & shows great attention to detail to meet guest's needs (e.g. she noticed I preferred skimmed milk & bought it in specially thereafter) - not surprising she has many loyal returning guests & is always busy. Great breakfast. Frequent buses to the city just outside door. Good value for money.
Our ground floor bedroom was always cold; the heating went on late in the day but the rooms (with lovely high ceilings) needed longer to heat everywhere up sufficiently.
Very welcoming and informative check-in, very close to city center via bus, lovely breakfast in the morning
Breakfast was excellent, and the staff was really great!
The room felt slightly cramped, but that wasn't really a problem as we were only there one night and just for a quick sleep.
Excellent all round. Such a warm welcome, fantastic room and hearty breakfast. We cannot fault a single thing a we will be back and hopefully sooner rather than later
Nothing at all
