On arrival taken to our room and a complementary decanter of sherry was waiting for us, no fuss or intrusion throughout our stay, a good welcome meeting with places of interest pointed out and a good place to eat next door where a discount was offered. very comfortable hotel with marvellous hosts who took an interest in your stay. |

Very welcoming on arriival. We arrived late and we were checked in quickly and then we were sorted out with a taxi and a restaurant booking which made it all very stress free. We were then served a glass of wine on the house in the living room while we waited to be picked up which was a lovely touch. The rooms were very comfortable and the house overall was lovely. Only limited parking on site and may be tight to get in if was busy. You need to get a taxi/bus to get into the city centre. |

A very helpful lady looked after us. The place was very comfortable and we both had an excellent night sleep - very good beds etc. The shower was a little disappointing -lack of power. The bathroom was very small and for 5 star I would expect more room and a more modern effective shower. There were quite a lot of soft toys around the bedrooms/hallway. This might be offputting to some guests. |

There was nothing not to love. The accommodation was beautiful - much better than we could have anticipated. The service was just right - helpful but not intrusive. The breakfasts were far too good. |

Friendly staff, homely atmosphere, personal attention, beautiful decore. Shower in the room leaked slightly and did not get very hot - also the breakfast room could have done with some background music - however these are very slight criticisms - not complaints! |

It was very conveniently located with a bus stop just outside so we could leave the car. It's a beautiful building and very tastefully decorated. Plenty of tea & coffee making facilities and a tv. Extremely clean. The owners were lovely, really friendly, helpful and gave us a warm welcome. The breakfasts were amazingly good too with a wide variety to choose from. A very enjoyable stay. |

The breakfast was good, with plenty of choice, as was the welcome tray in the room. The hotel promised wi-fi in the room, but only had internet via an ethernet cable attached to an electrical socket. This did not work in the room, and in fact only worked in one of the sockets (the one behind a sofa) in the breakfast room. The handling of my urgent need for internet at 11pm on the night of arrival was pure Fawlty Towers. The bedroom was cluttered, the toilet seat was loose, and one of the doors on the wardrobe squeaked like a special effect from a horror movie and drifted fully open unless kept in place by the other one. |

Hotel was very well furnished and lots of nice details. We arrive 8am in the morning after morning flight and it is very nice that they let us check in our room. That makes a lot of difference.Location is not in the city but bus into the city and frm the airport is easy. Disappointed that hotel do not have wifi as indicated in the online info. If we knew they do not have wifi , we may not have book this hotel. Some of the furniture and decoration in the room needs to be maintained and fixed. Bathroom is quite small and a bit noisy with the fan. |

We were greeted by the owners upon arrival in an extremely friendly manner and shown to our room straightaway even though we were a little early as the room was ready. The room and bathroom etc were spotlessly clean and the bed very comfortable. Extras such as toiletries, chocolate and Sherry were a nice touch and very welcome after a fairly long journey. We were shown leaflets and told about how to get into the City and what buses to take etc. The buses were very reasonable and regular. There was a variety of food for breakfast which would suit everyone. We could not find any negatives at all during our stay. Nothing was too much trouble for the owners. We would highly recommend this hotel to anyone. |

The hotel truly reflects all the excellent recommendations. The hotel has few rooms, all in the same standard and very comfortable, providing a personal service. It is a little out of the city center, but well ahead of the hotel there is bus stop to return to the center or airport quite easy. It has a good internet in the rooms via cable. The breakfast is excellent and one of the best I had during my last trip to Europe. The owners are super attentive and are always available and willing to help by suggesting options for leisure. Without any shadow of doubt is highly recommended and will be my first choice during the next visit to Edinburgh. Only the need for me, I'm not used to walking, you have to take a bus to get to the center, but nothing to remove all gloss and good sense of feel in a house of high style and comfort. |

A friendly welcome from the owners coupled with a complimentary drink on arrival. Very helpful advice regarding what to see/do in Edinburgh. Very comfortable and clean room with good quality faciliites and a truly wonderful breakfast. All in all an ideal choice for visiting Edinburgh and will definitely revisit. We had a ground floor room by the entrance / dining room and would ideally have preferred to be upstairs (however the standard of the room was excellent). There were however a few loose tiles on the bathroon floor which needed attention. |
