The hotel is convenient to the centre of Brighton and the breakfast was good. The room was clean but far from luxurious. Parking is a problem in this area. Basic accomodation with poor amenities. |

We booked to stay at Kings as we were going to see a gig at the concorde 2, the hotel was easy to find, we parked in the regency car park 2 minute walk, £12.50 for the day and night which was not bad at all. We came back to the hotel at 3am and there was somebody on the door we showed our room keys and were allowed in, we thought it this was good. Also we didnt encounter any load noises or were not woken up early by any noise.We would stay here again and im glad i didnt listen to some of the other reviews about this hotel as i think they were well over the top. |

The staff were very friendly; the rooms were kept very clean throughout the duration of my stay and the breakfast was superb. It was not directly the hotel's fault, but due to a problem with the lift motor room, the fire alarm went off at 5.30AM leaving a lot of guests slightly miffed to say the least! Perhaps they need to do more maintenance checks to ensure that this does not happen again in the future. |

Having read some of the previous reviews I was unsure of booking this hotel, but our stay was nothing but lovely. The staff were helpful and friendly, letting us check in early as we were soaked through because of rain. The room was very clean and comfortable. The restaurant was lovely with a nice atmosphere and the food very tasty. We are already planning to come back and stay again. |

A good full breakfast was a part of the "bed and breakfast" deal. The atmosphere was friendly and relaxed. The bedroom was far too hot, even after turning the radiators off. |

The worst shower I had ever seen, the stuff was pretty rude during and after 5.30 a.m. fire alarm that was their fault to begin with. No hand towel and no internet even though it is advertized. |

Staff were friendly and helpful. Breakfast (inclusive) was good. 'Fire Alarm system certainly works well'! The single room was far too hot and cramped. The shower leaked and the shower head was coming away from its fitting so that water leaked continously on the bathroom floor (I did report this on my departure). |

Close to town center, great and pretty views of the beach. This is our second trip to this hotel, we stayed in room 407 which had a much better bathroom and shower facilities, the room was ideal cosy and warm ideal when the weather was so wet and windy! |
