Good location,shops really close by. Although Brighton was very busy that weekend and parking the car was a bit of a worry I still found places to park nearby and didn't spend too much time or money on it. Over all my experience was pleasing. Thank you yo all the staff for their help and kindness.

Food was poor - for instance the sausages were undercooked. Hairdryer knocking on and off during use. No wall lights working in the room. Creaking floor boards on all floors it apprears. You could hear the residents up over and beside you walking. Even the floorboards on the corridors creaked. The lift had a smell of dampness and needed refurbishment. The carpet in our room was badly stained - very off putting. Windows need replacing and the roller blinds were shabby.

Found the staff helpful and friendly, room was clean and quiet. Was slightly along from the main hotels but this was not an issue. There is a car park near by with a sign saying Kings Hotel Car Park, this is infact not true at all, it is nothing to do with the Kings, so be careful. Go into the hotel first and get directions to the real hotel car park.

Location absolute winner, bar facilities good. Functional at best and suitable for solo traveller. May have been disappointed if with a Lady. Room had seen better days as rather pokey. Surprisingly quiet.

The hotel staff were very friendlyand helpful and we felt safe and well looked after.Ou room was very clean and bright and airy. The breakfast choices were varied and all tasted fresh and tasty. The breakfast room was comfortable and it was a delightful place to enjoy a leisurely breakfast. My 6 year old loved all the bread and jam too!....and this is the only hotel in which he has ever drunk the milk! Thank you. The hotel is opposite the play beach so he could swim and have fun and I could read and relax...whilst getting splashed! We are already planning our family return. It was great to leave our suitcases but anyone could have taken them so I did feel a bit worried....but we had nothing of any value in them!

Breakfast was very good with a great choice from fruit salad (which was lovely- great selection of very fresh fruit) to cooked breakfast and the breakfast staff were very efficient. The location was perfect for my conference in the Brighton centre (10 mins walk away). It was good value overall, however, there was an extra £2.50 charge for using a credit card. The lift was broken however, which meant lugging my suitcase up 4 flights of stairs. The staff only half-heartedly offered to carry it for me so I carried it myself. I have to say I would only recommend this hotel if they got the lift fixed.

The staff were surly. The lift did not work (we were on the 5th floor). Passageways blocked by linen trolleys. Room smelt stale. Wind noise on top floor kept us awake. Staff could not prepare the bill at 6.30am.

The location was good and the staff were very friendly. The bathroom was of a very good size, too. The lack of parking facilities was limited, there were hairs on the pillows when we arrived, one of the pots of milk was empty on the tea/coffee tray.

Its location at the sea front but it stops there. We were asked to pay the whole amount for our stay before we could get our key cards, which was completely new to me. Most places would hold a deposit and final payment at check out. The staff was not very pleasant specially if asked to do something. The triple room is more appropriately described as a small double. There were no facilities such as phone in the room, ironing facitlities etc. The bathroom smelt, the shower did not have a shower head so all the pressure was concentrated in the centre, I was scared to put my head underneath it. The flooring in the bathroom was cheap tearing vinyl. The wardrobe in the room smelt of damp and had no shelving. The lift did not work. I would never want to stay there again.

It was nice to wake up to a good sea view. There was good heating and windows for ventilation. The room smelt of stale smoke. The chair in the room had worn through and there were holes in it, it should have just been removed. The lights on the front of the building were on all night and shone into the room. The middle sash window didn't close properly and so noise floated in from the road outside. Parking is £15 per night!

The staff are very friendly and helpful. We were very disapointed with our stay. We have stayed on a number of occassions in the past and been very happy. We intend to contact the hotel directly and give them our complaint along with photographs. I had paid for an superior room as it was my partners birthday and were dissapointed to find the room was less impressive than rooms we have stayed in previously. We arrived late and had a sleepless night due to the very squeeky floorboards in the room above. In the morning I went to use the bathroom and realised that the people in the appartments opposite could see directly into the room, we had to keep our curtains closed or we could be seen walking around. I complained and we were moved but when we got the new room although the location was better the room was smaller and only had a small tv. We noted a connecting door and in the middle of the night were woken by the people next door chatting they were not being loud but it was as if they were in the room. At one stage we thought we had a text message but it was the phone in the room next door. The decor in this room was very poor and the chair was all ripped and damaged, I had paid £170 for 2 nights for an superior room. When we went down to breakfast there was a kebab spilt all down the stairs over 2 floors, this was still there when we returned to our room at 10.45am. In addition to this when I turned my cup over for tea it was unwashed from the last person. I would be very happy to speak to one of your representatives regarding my complaint.

This is the 3rd time we have stayed at the kings hotel. The price we pay is unbelievably good value. This visit we paid £55 per night for a superior double room with breakfast. Comfortable bed, tea and coffee making facilities, flat screen tv, clean en-suite shower room with powerful water pressure. No noise, bar open until late. Breakfast is a varied choice from a menu, including full english with veggie version. Plus toast and cereals buffet. We always park in the nearby regency square carpark, £12 per 24hrs. The staff are extremely friendly and helpful. Wifi is free and full signal in the reception but some of the rooms have a weak signal. Seating outside if you want to admire the view of the sea and the west pier. Really I can't understand the negative views the kings get, you get what you pay for and yes there are a few stains on the carpets but is is clean! You can pay more at week ends but then that is the same anywhere in Brighton. We have stayed at other places in Brighton before we stayed at the Kings, we wouldn't stay anywhere else. If you want top end then pay for it! If you want a comfortable, clean, friendly place on the seafront for a bargain place then the kings is it!
