Location absolute winner, bar facilities good. Functional at best and suitable for solo traveller. May have been disappointed if with a Lady. Room had seen better days as rather pokey. Surprisingly quiet.

Good Location and easy parking along the sea front (free after 6pm) as long as you do not mind walking for 5 minutes or so...Room was clean and fresh towels each day. very good for the price. Nothing to do with the hotel, but I was in a ground floor room and had an elephant upstairs who bounced around each night at 1.20 and work me up

The staff were brilliant and we had a very good stay, although short. We will definately stay again and intend to. Nothing really. Was very comfortable, chic and enjoyable

Very helpful, friendly and efficient staff. Pleasant reception area and lounge. Good location on sea front and walkable distance to Royal Pavilion, Churchill Shopping Centre, the Lanes and Brighton railway station. My room (a single) was simple, but clean and functional with a large en-suite bathroom.

There were 3 of us staying. Two shared a twin room which was clean and seemed to have been recently renovated. The staff were friendly and helpful and the breakfast was plentiful and good. The bar area was attractive and comfortable, although the hotel generally was too warm. Overall, the hotel is good and its location excellent and we would use it again. The single bedroom was very small and cramped, without any space for a bedside table, and the mirror squeezed in at the foot of the bed, making it useless. Decoratively, the room was tired and dingy, the carpet was stained and in need of cleaning. There was one tiny window which was obscured by a wall so what light it gave was indirect. The bathroom was clean, but the shower so small that a large person would have difficulty using it. Some walls of the room were just plasterboard without any soundproofing. The single room was below standard, dreary and very disappointing, especially as it was expensive compared to the double.

I recently stayed at the Kings Hotel the staff are friendly and the room was clean and tidy but no different to any other hotels in the arera. I found the Kings hotel was not very good valve for money payong £161 for one night I would of expoected a little more from the room. There was no spare pillows or bottles of water left out! The bathroom is very small, the shower did not work properly and the shower doors where hanging off the runners so the doors could not be opened and closed properly! Also breakfast is not included in the price its an extra £10 which I found a bit steep for the money paid I would of thought there would of been alot more valve for my money, there are other hotels in the area which are alot nicer and alot cheaper. Also if you do need to cancel your reservation you are changed to whole booking fee of the room The Kings Heads is in a win, win situtation!

The location which I expected to be it's best feature by the sea was not a good choice - with ill-fitting delapidated windows the noise from the road was awful. The room was generally very tired. This was not good value for money. Due to the last minute booking I had no other choice. This was our first visit to Brighton and we were not impressed by the sea front which has been completely ruined by 60's town planners.

For us,the key feature was location to facilitate a family visit alongside reasonable cost for only 1 night b@B. Good quality breakfast. This is not a formal complaint>>didn't like "maintenance".Lights not working when returned to room at night/got moved to another room and shower didn't work in the morning so showered in original room as we had keys for both!

I really liked the helpful staff and the location was great. The room was great ,lovely big tv and comfy bed. Great view of the beach. I could've done with a few more tea bags and milk for the morning!! Also a choice of juices at breakfast .

The room was very spacious, as was the en-suite, with high ceilings and big windows. The furnishings were quite modern in a classical style. The bed was extremely comfortable! The bar area was nicely furnished but you had to wait a long time for a member of staff to come and serve you. Drinks prices were ridiculously expensive, especially for soft drinks No staff member paying attention to customers waiting at the bar Drinks prices were ridiculously expensive, especially for soft drinks 3 members of staff behind the reception desk as we left, but not one of them said thank you or goodbye! Very poor

Very disapointed not to be able to at least park our Car in the hotel car park which we were informed was full . 3.50 pounds an hour parking outside the hotel . Received a room with a view of a back wall at the rear of the hotel . We arrived to the hotel at 5 .30 pm and all that was available to eat was a Sandwish . Two cups of tea and two sandwiches almost 14 pounds . Breakfast 1 egg 1sausage 1 rasher a couple of mushrooms and we declined the beans . Sorry we never paid the extra few pounds for a better hotel . Wont happen again . All of the above . plus only 7 channels in the room to view and the paint was pealing off the ceiling in our room .

The rooms 207 and 210 were comfortable enough, cleaning was ok. Happenned to reach the hotel late at no working hours, I traveled by road didnt have chance to exchange money, they sent me in the rain to find an exchange box on my own, and concurrently the most surprising they kept my family with four babies in the lobby untill I get back with the cash...although I had euros, dollars, passports everyhting, till at least the next morning.. They give the impression that they charge you even for the air that you breath..breakfast disappointing, from a card you pick out of four courses one, with extremely limited quantity so as to order again and of course pay.only little bread and marmelade are available.coffee and orange juice by measure..floors creaking extremely,very old. No access to elevator from everywhere.extra 15 pounds per day for open parking extremely tight.

We found the location good and the parking facilities were very useful if a little expensive.The accommodation was good and clean and the supply of fresh towels every day was excellent. Breakfast was excellent with a good choice the only addition to consider might be to add more cereals .Staff were very helpful. Reception staff were ver helpful. Would recommend the hotel to others.
