The rest, but on the last night it was so noisy one of the bedrooms had loud banging music it lasted from 4 pm until Midnight, we had reported it twice,
We like the Kings hotel ,
The staff were friendly and efficient. The room was clean and comfortable and had a beautiful view as we had a sea facing room on the 4th floor.
The tiny, rather ancient lift with no ventilation was a nerve wracking ride and the lack of parking caused the cost of our stay to be increased greatly by having to park in one of Brighton's exorbitant parking garages.

heating made quite a bit of noise and lift kept playing up working one minute then not the next
Staff where very pleasant and room with a sea view lovely. Bed was a bit small for us as we have a bigger one at home but for a couple of nights it was ok. Breakfast very good.
We did find the lift very slow and old, so we walked down stairs and got lift back. Stair carpet in some places needs renewing.
Hotel was nice, clean & really warm as it was cold outside. Staff were nice, and would probably stay here again.

minor, but not being able to get into the car park and not being able to pre-book.
Even though I arrived early the staff were very happy to allow me access to the room.I paid a basic rate for it and didn't expect both a bath and a sea view! This was mid week in February though so you may not be so lucky during busy times.

Very helpful and pleasant staff; very comfortable beds. Nice bed linen and towels. Room small but adequate with plenty of storage. Good breakfast with plenty of choice Allowed to leave car until lunchtime on day of check.

Bedroom and bathroom incredibly small and claustrophobic, very overheated. Had to ask for engineer to adjust radiators and open window (locked for security). Decor very glum and dark in room, tiny window on to back.

location of the hotel on the beach side, car parking however was charged but was close to the hotel. breakfast was ok traditional cooked.
however view from the room window was awful.Room 126 morning staff was friendly but cannot say the same about the night staff. person was moody with no eye contact or personal touch.
I had a great stay very clean and comfortable. Great views of beach. No cons all pros.
