Looking out to sea from a superb location on the seafront in the centre of Brighton, this elegant Grade II listed building offers comfortable and charming 3-star hotel accommodation

The hotel was formerly 3 magnificent Regency private residences and was converted into a beautifully presented hotel at the turn of the last century. The fantastic location means that Brighton’s beach, conference centre and cosmopolitan nightlife are just moments away. Situated in the heart of the city centre, the Kings Hotel is a tranquil haven retaining much of its beautiful original period character and mixing modern and traditional interiors with impeccable service from attentive staff.

Many of the 90 newly refurbished en suite rooms have magnificent sea views. All rooms are tastefully designed and feature all the modern comforts and facilities you need, whether you are exploring the city as a tourist, visiting on business or attending a conference. Each room boasts Sky satellite TV, free Wi-Fi wireless internet access and modem-link telephones.

Wonderful view! Excellent. Good value for money.

The bathroom was a bit grubby, sheets weren't changed when we thought they would be, only single glazed so a bit noisy with revellers at night.

Good breakfast in dinning room looking out over sea. Relaxing bar area. Warm, spacious bedroom with large comfortable bed. Bathroom had lots of hot water and a bath as well as a shower. Complimentary newspaper at reception, and no problem obtaining a map of brighton.

Rather brusque attitude of reception staff on arrival, their only concern was to have the room paid for in full, up front, rather than showing an interest in welcoming guests. Anyone paying cash has to pay an extra deposit of £50 for the privilege too. Also, the walls in the rooms were very bare, a picture or two wouldn't go amiss.

The hotel was friendly, modern, good value for money, clean and had a good menu for breakfast. It was only a 5-10 minute walk to the town centre. We were very impressed with the hotel considering it was such a bargain! I would definately recommend this hotel and if i visit Brighton again, i will be booking into The Kings.

The bathrooms could be slightly updated. Parking could be a problem unless you get there early and are lucky to get a space.

The room was shoddy and old, the four poster bed had no canopy and four posts nailed to the bed (which i persume was supposed to be the four poster bed)with nails hanging out of the wood. The windows wear rotting and the room smelt of urine. The breakfast was a stingy offering for the price and the sausages were raw. We checked out the following morning and found a much more suitable hotel.

Location was good on the sea front

The general condition of the hotel was poor and the rooms very shabby, once you get passed the lobby and bar area it was not very good. In addition the hotel restaurant was closed amd has been for weeks with no mention of this in the hotel reception or when booking
