Dating from 1898, this wonderful hotel commands a majestic location, nestled in the heart of the Isle of Purbeck, providing a spectacular view across Swanage Bay and Pevril Point.
Score from 351 reviews Good
Conveniently located a few miles from Swanage. Quiet & peaceful. Parking by the room. Excellent breakfast, & welcoming staff. Views over countryside are stunning.
Wet room means the floor is soaking for next person to use the bathroom. Poorly signposted at night.
I look liked the size and style of the room. The walk in shower room was clean and wsrm. Stayed for breakfast was very tasty. Woyld have liked to have stayed longer.
Dogs not aloud any where but room. That the bar was closed on our visit was in the need of a whisky.
Fantastic room with comfortable bed Good choice at breakfast great location unusual location and accomodation
wet room. Everything gets wet - the whole room. Unpleasant. Staff obviously didn't want to get in your way, to the extent that no one was there when I wanted to check out. No one asked me how my stay was or if everything was OK. No table laid out for me at breakfast 1 day out of 3. Television so small that I could barely see it from the bed.
We liked having our own front door and being able to park outside it. We loved the huge tastefully furnished room which appeared to be a coverted barn. The beds were comfy and we appreciated the settee, large television, microwave and generous hospitality tray. The bathroom was a spacious wet room.We had an efficient electric heater which we were glad of in the evening. There was plenty of choice for breakfast which was excellent and the coffee was amazing! Fantastic B&B with loads to do in the area!
The shower was disappointing as the water pressure was very poor. The temperature of the water in the hot tap was scarily hot!

Lack of bath as we had booked a superior room with a bath. Unfortunately I was too poorly on arrival to question the lack of bath. The shower/wet room is great but everything gets wet!
Homely atmosphere Clean and comfortable Lovely good size breakfast Short driving distance from quant little town Friendly staff
Bathroom was a shower room and there didn't seem to be a decline in the floor so I was worried the water would migrate to the carpet
Friendly staff Good responses to issues and questions
Accommodation adequate no frills
Comfortable, spacious accommodation; fabulous breakfasts; lovely staff. Very quiet at night. Five minutes walk from a good pub.
good location, roomy accommodation, enjoyable breakfast with efficient service very clean, pretty gardens with lovely views.
wet room ,single bed a little lumpy
It was the perfect location...so close to Corfe Castle and Swanage with beautiful scenery. The family room was much more spacious then I had ever imagined and the kids loved the loft room. Breakfast was excellent with wide choice..my son made the most of this! Certainly recommend this place .
I can't complain about a single thing.
The warm welcome, and comfortable room on what was a difficult time for us following a local family bereavement.
As Perbeck is my home and have stayed at the Courtyard several times can't say there is anything I don't like.
No breakfast before 8
Wet room was fab. Comfy sofas and roomier than most hotels. Rather posh feel.
Thin walls. You could hear your neighbors a little too well.
Kingston country courtyard is stunningly beautiful and the location is amazing with great views of corfe castle with great access to all nearby attractions. The staff are friendly and the rooms are beautiful. With everything you need.
Reception - on arrival, note in reception area giving telephone number to call if unmanned. Call made with answerphone response asking to leave a message. If Jasmine hadn't suddenly arrived we would have promptly left!
Pleasant farm surroundings
Courtyard can get quite noisey if there are arrivals in the late evening
We could take our dog. The accommodation was spacious. The staff were very friendly and helpful. It was functional. The kitchenette was useful if in need of updating like everything else.
The rooms and bedding was damp feeling when we arrived. The decor was shabby and dated. The bathroom was very poor, large damp patch on the ceiling the whole thing needed ripping out. The 'put me up' bed had pallets for a frame a thin mattress and was very uncomfortable. I have no idea how that particular room has a 4 star rating!
A good comfortable and clean room. An ideal location to explore from.
Lovely location, nice breakfast, friendly staff.
Stunning location, fabulous for Dorset walking. Breakfast was wonderful; cooked to order with fresh, local ingredients. Great size accommodation. Accept pets in some rooms so have already rebooked for later this year when will have dog with us - she will love it!
Own fault - didn't realise bathroom did not have shower only bath with attachment over. Bed was small - would have expected larger in deluxe room but room in eaves so that maybe restricted choice?
Everything, accommodation very good and breakfast excellent.
The Courtyard was attractive and inviting and the atmosphere was quiet and sophisticated just what we wanted. The room was large and extremely comfortable. It was in easy reach of lovely walks which descended to the marvellous coastline. Very fine breakfast.
Clean and comfortable, excellent breakfast and superb value for money. Friendly staff. Great location with far-reaching views and within 5 minutes of pub (a very good one) and bus stops.
Lack of phone reception made it difficult to contact staff if reception was unmanned, perhaps blame my provider though. If you don't have a car, Kingston might be a fairly remote location - the nearest shop is in Corfe Castle two miles away and buses are hourly.
Breakfast acceptable but no advice given on things you can do for yourself such as make toast! No other bread options available....(croissants, etc....)
Website pictures are obviously looking good - hence booking made - but reality somewhat different. Nets in windows need a good wash as this was first impression driving in, no approaches made by anyone on arrival to greet, etc. and no attempt made at all during stay to make conversation or ask how things were. Wet room in our accommodation would not have been booked if I had known - I wanted a proper bathroom. Sofa in our unit had definitely seen better days so not suitable for the Premier room we had booked and paid for. All in all, not impressed and won't repeat the visit.
