Bit tired and decor dated.
The staff were friendly, polite and helpful. The room was clean, as was the bathroom. The view from the balcony over the road and Twinkie to the beach was lovely. With balcony doors shut you hear very littlle traffic noise.
Relaxing stay, staff were friendly and helpful, meals were very good with a fabulous view looking over the water to the city lights of Edinburgh, the room was very comfortable. This was our fourth stay and we hope to return soon.

The hotel is in a very nice old house, and the personnel was outstanding in regards of friendliness, helping with all requests! There is a great golf course just around the corner (Burntisland Dodhead Golf Course)
The train might be a bit loud, but it doesn't go very frequent especially at night times
I'd like to compliment the Kingswood for our w'end break. The staff were friendly, attentative and the food and accommodation was excellent. We will be back.

The welcome on arrival, the hotel facility's the room was of the highest standard all very lovely, the breakfast ws simply first class you seriously couldn't ask for better.....

We were made to feel very welcome the staff were very helpful. Location could not have been better we enjoyed playing golf at the course nearby. Would highly recommend.
Staff were friendly and informative and the location was good in terms of access to the region. Evening meal was very good and service was good.
The breakfast quality could be better, but this is a small item. Nothing that would stop me form staying at this hotel again.

The view from the balcony outside our room was stunning, the weather was great and we had views across the Forth to Edinburgh, where we could see Arthur Seat. The staff were very friendly and accommodating. We would highly recommend this hotel.

At night, very very dark as located in a quiet area off a stretch of road. no lighting outside the property so felt quite intimidating.
The hotel was clean and bright the staff were helpful and polite. We used the hotel to break our journey. If anything I found the bed a little soft. I would certainly use it again. It was popular with the locals for Sunday tea.

Power of water from shower to be increased.
Room was beautiful, with bath/shower large four poster bed and balcony with views to Edinburgh. Have paid higher prices for very basic rooms in other hotels so good value for money. Good breakfast in the morning.
Check in time isn't until 3pm which is quite late. Outside door is locked at night and our key didn't work, had to ring the bell for someone to come and let us in. Me, my husband and even our taxi driver all tried the door and keys so definitely key at fault!
We close this hotel for one night on our Scottish road trip. The overall location on face value suited our needs
The hotel seemed a little tired.. The actual location is on a fairly busy main road, which is not apparent from the information. The menu was limited and a bit disappointing The feature of a "balcony" was a bit overstated , there were 2 chairs n a small area overlooking the road and the traintracks, and was right next to the "balcony" from the adjacent room, so there was no privacy
Beautiful, spacious room - nice bath tub, good view. Staff was friendly.
Dinner left much to be desired and breakfast wasn't much better. For dinner we opted for the roast buffet - the meat was very dry and tasteless, the veggies limp and lifeless.
