This beautiful, independently owned, country hotel, nestled in 2 acres of gardens and woodlands, boasts stunning panoramic views across the Firth of Forth and houses one of the area's best restaurants.
The hotel is an ideal base for touring some of Scotland's leading cities, wonderful coastline beaches and top class golf courses. After a busy day exploring you can enjoy freshly prepared, homemade dishes in the hotel's restaurant. The head chef and his team are justifiably proud of the excellent reputation they have earned.

Built around 1850 by the Johnstone family, sugar planters from Jamaica, the Kingswood remained a private residence until around 1930. In 1986 the hotel was purchased by Rankin and Kathryn Bell who have personally managed it ever since. The Kingswood was sympathetically extended in 1990 to include the Alexander Suite and Conservatory. Further extensions and major alterations were completed in 2003/2004, doubling the size of the restaurant, Alexander Suite, reception and lounge area.
From the grounds of the Kingswood you can see the monument commemorating the place where Alexander III, the last Celtic King of Scotland, fell from his horse to his death.
Meals are served from 12:00 with the last order of the day being taken at 20:45.
All the hotel's bedrooms are individually decorated, with traditional furnishings.
The sheltered 1st floor terrace allows all residents the opportunity to enjoy the wonderful views.
A ground floor bedroom suitable for disabled guests is available.
Kirkcaldy Museum & Art Gallery (8 km / 5 miles) - set in the town's lovely War Memorial Gardens this gallery boast what is perhaps the largest public collection of works by William McTaggart and Scottish Colourist SJ Peploe outside the National Galleries of Scotland.
Deep Sea World (11 km / 6.8 miles) - here you can walk through a 112 metre long underwater tunnel which passes through shark infested waters.
Falkland Palace and Gardens (25 km / 15.5 miles) - extensive gardens, complete with glasshouses, run to the south of the Palace. Falkland also boasts Britain's oldest Royal Tennis Court, built in the early 16th century.
Edinburgh (30 km / 18.6 miles) - see the sights and sounds of Scotland's capital.
By road from the Forth Road Bridge, going north on the M90 motorway:
- Take the 2nd turn off (called junction 1).
- Follow the signs for the A921, passing the town of Inverkeithing and through the village of Aberdour.
- When entering Burntisland, turn right at the roundabout, towards the town centre.
- Turn left at the bottom of the hill, taking you onto the Kinghorn Road.
- Drive along this road for about 1.5 miles / 2.4 km.
- The Kingswood is on the left-hand side, the sea on your right.
Coming from the north:
- Follow the signs for Kirkcaldy and join the A921 coastal road towards Kinghorn.
- The hotel is 1.5 miles/ 2.4 km along the coast road on your right-hand side.
By Rail:
Burntisland Railway Station is less than 5 minutes by taxi. Kirkcaldy Station (mainline) is 10 minutes by taxi.
By Air:
Edinburgh Airport is a 30 minute drive away.
