There was no swimming pool as this is under construction due to complete in November and the price was not reduced considering we had hoped for a swim, especially our 6 year old
Everything about the hotel is very nice very new and very clean. The food is bordering on excellent and it's well worth having a chat with the chef who is a lovely man. I believe the duty manager's name is Egg. I think he has been there around 30 years and is a fantastic man. If you have any problems he will make it his duty to make them better.
The girl on reception need to go or to be retrained. First impressions count for everything. When we first arrived there were a couple of small problems and the reception lady acted like she did not care in the slightest not even making eye contact. On the Internet it said swimming pool sauna etc, but on our river of arrival we were told it was all closed for maintenance we were told this was on the website but however much I searched for it and the website I booked the holiday through there was absolutely no mention of the swimming pool being closed. Very disappointing when you've driven 350 miles and all you can think of is a sauna. For this to the reception lady said well it's on the website that it's shot.....! I tell my staff to say I'm very sorry sir sorry for the inconvenience I will double check for you. It's called courtesy and manners. However the manager must have heard due to us receiving a free bottle of very nice wine during a meal.
The staff were very friendly and the outside views were lovely. The food was good and the reception rooms for the wedding were very attractive.
The price of drinks was very expensive,especially if you were there from 3pm until 1a.m.
Good sized rooms, good food, dinner in the restaurant was superb and the raspberry soufflé was made to order and out of this world. There was a wedding party the evening we stayed but we heard no noise at all.

Still some building work going on but it did not impact on my stay
Burn marks in the carpet and unpainted plaster around the door frame giving the room a musty aroma.

Shame about breakfast, really disappointing. I almost felt it was an after thought. Bacon always like rubber, needs more effort or don't bother at all.
The newly fitted bathroom looked lovely, but having to use the shower controls to change the temperature of the bath water is ridiculous. The shower tray was too shallow so overflowed when used. Much of the hotel was a building site. The website gives the impression of a historical building, but apart from a tiny bit in the centre, this is a standard, slightly run down, modern, boxy, faceless hotel. Not worth the money they charge for a room, which doesn't even include breakfast. Shan't stay again.

The Kinmel Manor Hotel is set in stunningly beautiful countryside. The staff were friendly, and the room was extremely comfortable. The hotel frontage was undergoing an upgrade in May 2014, so will be even more attractive in future. Dinner was very good - ambitious menu well executed.
The breakfast was rather sparse, and the dining room, although very attractively designed, lacked atmosphere.
Pity I hadn't been warned about the building works. And I cannot understand why it took 20 minutes to boil an egg when I had told the waiter I was in a hurry for breakfast (and the only person eating at that time).
Brilliant room hygiene within the bathroom. Brilliant size bed/shower/bath. over all brilliant service.

The hotel exactly met our requirements and was more luxurious than we were expecting.
The potholes in the long driveway need attention.
Location, helpful and cheerful staff prepared do that little extra to make our stay pleasant. We were able to check in early, (at 10.30am) although the kitchen had closed on Sunday evening the chef kindly reopened and cook us a very nice 2 course meal and even served us complimentry nibbles while waiting. A wonderful stay!
