The receptionist was kind and helpful. The ground floor was tastefully decorated. The outlook was attractive. The remainder of the hotel looked terribly tired. The wallpaper was badly scuffed, the paint was chipped, the carpets were threadbare. Our room was in the eaves. It was cramped to say the least. The bed was uncomfortable, the bathroom wasn't clean (hairs in the bath etc.). Conversations, televisions and flushing toilets were clearly audible from the adjacent room. The bar snack menu really only offered sandwiches whilst the restaurant only wanted to sell main courses for £19.50. We had originally booked to stay for 4 nights. We left after one. We turned down the first room we were given and ended up in one which was fractionally better. The sympathetic receptionist offered to upgrade us for the next 3 nights explaining that a wedding party had booked 'all the best rooms'. Had we been told, on our arrival, that this was the case we would have stayed elsewhere. Disappointing!!!

Our room was lovely. The staff were very friendly and helpful. We greatly enjoyed walking around the extensive and attractive estate, especially along the river and by the estuary, where the bird life was wonderful.

I was very impressed with the location of the hotel and the friendliness of the staff. It also offered extremely good value for money and provided just the right level of facilities that we required for our stay.

39 Quid for double room - Can't beat it !! Bed was extremley comfortable. Little hard to find on a dark night but lovely place to stay. Restaurant a little on the expensive side so we went out to eat down the road.

We celebrated my brother's birthday and had an excellent evening, with very good food, and then stayed overnight. It is a very stylish country house hotel. A smoker had occupied our bedroom before us, which was a pity; hence the low mark on comfort, though we were probably unlucky on the night.

Lovely building in great location. The general decor was tired and in need of tlc. The room was cramped and not particularly clean. Promised a lot but proved very disappointing.

A very grand hotel in beautiful grounds.The staff were extremely helpful and nothing was too much trouble. Comfortable room - excellent value for money. Will definitely be going back.

I would not recommend this hotel to anyone - probably one of the worst I have ever stayed at. There has been no thought given to create a pleasant 'atmosphere' at this hotel either inside or outside - in the grounds. The bedroom was cramped and needed redecoration. The carpets were threadbare in places. There was no room to stand up to have a shower due to the sloping ceiling which also prevented the shower curtain from being adequately pulled. The bathroom was not clean and there was a constant sewage smell in it. All in all a very disappoining stay and I would not return or recommend it to anyone.

Nice clean bright room, budget price for a quality hotel, well stocked bar, friendly helpful staff. Fantastic location, tucked away in glorious country side, but still only a stones throw away from the city and Plymouth Sound. Ideal location and atmosphere for a romantic week end away or a Murder Mystery event. Will definetely use again. Couldn't fault anything.

Obviously anywhere that can boast 600 acres of it's own land is going to be lovely, and the restaurant looked fantastic though we didn't use it. The staff were very friendly and well presented. I have no complaints, (afterall we did only pay £60 I believe?) but I do not believe Kitley house is meeting it's true potential. My partner and I (property developers) spotted a number of things that could make this nice/average hotel really special. The decor is extremely tired and the whole place could do with refreshing. Our room was compact but the bathroom was not much smaller?! but you could see that they had tried to facelift the bathroom but the finish of the work (vinyl flooring/mastic etc..) was appauling. It is a real shame though because the whole property has huge amounts of scope..... I would love to be let loose with my idea's on it!!

The gardens and the exterior. Lovely hotel, but very tired, needs a lot of money spending on it. GBP39 was the right rate for the room. I would have been very cross if I had paid anymore for that room (R19). I did request a double room, but received a twin. Buffet breakfast was very poor.

The peacefull countryside isolation Hotel staff ( ie reception / bar / restaurant / cleaning ) generally quite good if you take into consideration my comments below - working in this environment must be tough Bedroom too small for double occuption Bedroom poorly furnished ( ie mattress/quilt not acceptable for a hotel of this type/quality) Hotel badly maintained ( eg windows and doors in extremely poor state of repair with odd hinges - strange when these are purchased in pairs ) Hotel in desparate need of refurbishment, care and attention

The staff were extremely efficient and friendly couldn't fault them.We really enjoyed our meal in your restaurant on the friday night,it was great and even though the hotel had a function on that night we were still served extremely well. Some of the out of the way areas in our room could have been a little cleaner.if I was being picky.

The amblience of the hotel combined with the friendliness and professionalism of the staf. Our room was cold when we entered it although an electric heater was provided to use. Rather a small room.
