Boasting spectacular views over beautiful Oban Bay, this Victorian hotel offers luxury rooms with free Wi-Fi. Less than a mile from the town centre, it has an elegant restaurant.

This charming Victorian town house enjoys a beautiful waterfront location on North-West Scotland’s rugged coastline. Elegant guest rooms have free Wi-Fi, and the breakfast menu uses local produce.

Problems at night with smoke detectors. Breakfasts were poor value and below expectation. It does take a lot of effort to make memorable breakfasts.
Location Friendly staff and other travelers
Room was well appointed and comfortable. Bathroom looked slightly dated but was perfectly clean and well equipped. Breakfast and dinner were good. Staff were friendly and efficient.
Pity the bed wasn't bigger - there was plenty of space! No marmalade at breakfast. Very little variation in (limited) menu from day today.
Everything - from the minute I arrived!
Although we needed to drive Oban (approx 6 miles) you cannot fault the beautiful location looking out over the water. The staff were very helpful and the room was comfortable
The organisation at breakfast could have been better, nothing seemed to flow and consequently when our cooked breakfast eventually arrived the bacon was cold and the rest luke warm which was dissapointing. The choice of continental breakfast was limited
Bed very comfortable and food very good
decor in the dining room and table layout.
First class hotel. Staff couldn't do enough to help. Food excellent and rooms comfortable , clean , and we'll appointed.
- friendly staff - plenty of parking - building has lots of character - food was good - no young children in restaurant
- noise from creaky floorboards was bad - staff hovering about
The staff were all very friendly the rooms were spotless the food was good. Breakfast had a good variety and was freshly cooked for you.
Lack of facilities gym pool etc. dinner menu although nice was limited only a choice of four different mains. The bathrooms are rather small.
Limited menu which alternated every 2 days
From the warmth of the welcome to the sad farewell the Knipoch exceeded my expectations. A wonderful experience all round. I will never again miss the opportunity to stay here when visiting this area
Stay was too short. Could use more gluten free options?
on arrival shown to our room, huge and with seperate living room. this was also huge with wonderfull views. food was excellent, staff always attentitive, would def recommend and return
the colour of the water was brown due to rain and peat
In general, accommodation was no better than moderate. Bed not very comfortable. Menu very limited, no vegetarian option. Food moderate.
Great staff ~ professional and friendly
Delightful, lovely country house, very pleasant and relaxing. Enjoyable meal. We enjoyed hiking behind the hotel even in the pouring rain.
Location. Warm welcome. Very helpful staff.
Dinner from 7pm would have been preferred. The menu was the same on both nights we were there.
Peaceful with a nice view of the loch. Lots of room. Very pleasant staff
A bit dusty in places and attention to detail a bit lacking when renovating the rooms. £159 is a lot of money to pay for 2 persons staying for B&B.
Staff were very friendly and helpful Lady who is in charge was very nice and helpful Lovely scenery not to far from Oban
No real complaints
Friendly staff Very comfortable Great food
Went for a walk up the hill behind the hotel and fell down and broke my ankle - 6 weeks on crutches
Fantastic view from the bedroom window.
Long delay for cooked breakfast on one morning but okay on second morning.
Beautiful house and garden, with a nice view over the bay. The hostess was highly friendly and welcoming, and the service very good. Excellent rooms, clean and quiet. Can recommend very much!
The location was stunning. The Chateaubriand was awesome although very expensive with our exchange rate. They supplied free bottled water. Grateful that there was a hotel onsite. Very comfortable bed.
Sorry, there was just a weird feel about our whole experience at this hotel. On the way to the hotel, the GPS didn't have the correct location. Luckily we kept driving and finally found it. The water in the room was brown with an explanation that due to heavy rainfall the water was peat stained but safe to drink. The walls between rooms were thin, dining areas were too quiet. Some of the outside of the hotel was badly in need of repair. I believe it was the owner who smoked in her office just behind reception. One beer ended up being $12 Canadian. Just a wee bit steep for us. Very limited dinner menu. No Haggis for breakfast :(
Overall standard of cleanliness and attentiveness of staff was good
Limited choice at breakfast time Water source at hotel is from local river or loch and is consequently very brown. Style of hotel would suit older clientele
Staff very courteous & attentive. Comfortable, spacious room. Hotel decor brilliant.
