The location was good car parking was available good breakfast
The location is great and free parking is very helpful. The staff were friendly and the breakfast was very nice.
The room does need updating although I know this is due to happen soon. The shower could be more powerful and the shower needs replacing or a deep clean.

The staff tried hard ,Very near to the centre of chester .The breakfast was good.
The hotel was in the middle of a building site which was noisy ,also the rooms were dirty and scruffy.Parking was very tight only room for three and the place was very overpriced .The hotel is being sold at the moment so maybe that's why no effort is being put into it.
It was welcoming and breakfast was first class.
The guy who runs the place was extremely friendly and helpful.
The place looked like something from the 50's! It wasn't very clean either, but for £37 a night, I guess some would say you get what you pay for. Just very old fashioned and tatty looking.
room was very warm plenty of hot water, good tea / coffee making and good tv reception which was apparently a must for the footy
there was no-one on the premises when we arrived at 2.30 rang them but we had to wait for 1 hour with no explanation until manager arrived to let us in,by which time we were very cold and in need of a hot drink

Cleanness of hotel was very poor and needs a lot of up dating , my sister was put in a room off the kitchen area and the room belong to a man who stayed mon to fri , and was told she could only use half the wardrobe .
Close to city centre and shops. Basic but good rooms. Lovely breakfast and the lady was lovely, polite and chatty.
I was going for a day of leisure in Chester and didn't really have a plan for my day. I felt under pressure to arrive at a certain time. When I said I'd be there after 6, I wasn't made aware that somebody was waiting for me. Just before 7pm I had a text saying "Where are you? Somebody has been waiting for you for nearly an hour and they are leaving at 7pm." I felt like a naughty school kid in trouble. I use hotels all the time and coming and going when you want has never been a problem before. Although the member of staff was polite when I arrived, I felt as though I'd put him out of his way. I assumed there's be somebody there 24 hours for arrivals, etc. Apart from that it was a good stay but I feel as though you should be made aware of this prior to booking as many people like myself may find this inconvenient.

The manager was really very friendly and helpful, breakfast was great, the position quite close to city centre.

Very poor room - badly in need of renovation and redecoration. Smells damp. Disgusting old and badly stained pillow - horrible and unacceptable. Owners / staff not on site apart from check in time and breakfast. Worn out beds. Noisy - people coming in at midnight and making loads of noise for an hour - and because the staff are not on site we had to deal with it ourselves. Currently in the process of being sold. All in all not as described - a worn out shabby, not-very clean and overly expensive B&B.
Very central location, 2 mins walk to centre. A warm welcome from John the Manager. He collected our luggage and took us to our room which had two singles and a double bed. All were found to be clean and comfortable, en suite bathroom was a decent size. Had a good nights sleep. The breakfast was great, plenty of it and also the hotel owner was on breakfast duties along with John and he was very welcoming and very chatty and made us feel like we didn't need to be rushing anywhere and just enjoy our breakfast in a relaxed environment. Would definitely stay again.
The room was a tad chilly through the night but that would probably just be down to the time of year, perhaps pop the heating on once the weather takes a change outside.

A little basic.
John manages the Laburnum accommodation and is a credit to the owners. He aims to please and nothing is too much for him to do for you to make you stay as pleasant as possible. Laburnum House is well located in Chester to walk to most attractions however it has aged and access to rooms via the narrow staircase with baggage is an issue. The rooms are small and somewhat antiquated but good value for money. As already said - John makes any of the negatives less annoying through his helpfulness and friendly manner..

The location is good if you are visiting Chester. The current roadworks were a bit of a pain though. The staff were friendly and nice people and the breakfast was ok too. The room was large enough and the en suite was big too.
It wasn't the cleanest of rooms and noise from other rooms using showers etc proved the walls were pretty thin. It was ok for a place to crash out after a few beers, but I wouldn't choose it for anything more than that.
Nothing in particular
In the middle of a huge city building site. Very old and tired décor, furniture, bedding, carpets etc. Very expensive. Normal conversation could be heard through the thin wall and noisy electrical buzzing kept us awake most of the night. This place should not be trading.
Good location, easy to get to the centre of Chester. Comfortable beds. A very helpful and congenial host.
Instant coffee for breakfast. I would make a really big difference to the day to have real coffee for breakfast. We would recommend a caffetiere for each customer!

Close to the city centre and was quiet enough. Clean and tidy. John was brilliant and the breakfast was very tasty with a choice of cereals as well as cooked breakfast. I will definitely stay there if I'm in Chester again. There was also limited parking but it was a squeeze.
Nothing except the messing about parking.
I needed a place to stay in Chester for a night out with friends. Had everything I needed, short work into the town centre and very friendly welcoming. Parking around the back was easily accessed and breakfast was excellent, even though I was up late they had saved some for me, great value for money.
