    The rooms were Ok but our basthroom was dirty and a toilet brush had horrible stains and residue on it. when we arrived for breakfast at 8.30 there was nothing left.No attempt was made to find us or make us a cooked breakfast.at night there was no lighting across the yard to the lodges. The walls of the rooms were paper thin. we were kept awake all night by three drunken revellers. apart from one friendly barman the staff were surly and only grudgingly helpful. the cleaning system is disorganised with one maid doing both reception and cleaning on the first day. . this is terrible value for money and it is NOT cheap at £90.00 pp per night. The bill was charged exactly at our arrival and no attempt was made to tell us that money had gone from our account without our knowledge.No receipts were given. our friends room was not cleaned-the excuse that was made was because they had kept the door key!!!!! There was a nail sticking out of the French door upon which my friend tripped.

    The one member of staff we saw was very friendly and helpful.

    No lighting outside so couldn't even see where to walk down the dark roads to find our room from the bar, had to get a member of staff to walk with us. Couldn't even see the numbers on the front door to find our room! Needs updating - very old fashioned. "Heated" pool was freezing cold.

    Parking next to accommodation. Very helpful staff. Biscuits and got chocolate and variety of teas inc fruit. Plenty of mugs and glasses too! Lovely conservatory at back of room with a fridge so I could put meat in for BBQ that we had brought. Staff also offered me BBQ to cook on so very happy! Everything clean and tidy. Didn't use the bar or order food so cannot comment on that but bar staff very friendly and helpful.

    Tennis court was slippery so no running and bit dated. Tv signal terrible so didn't watch that and would have preferred it in the bedroom rather than conservatory. Walls very thin so was woken several times by neighbours. Pool was beautiful and empty, however we had to ask for heating to be put on. Sauna also, and needs 5x £1 coins to be activated which we weren't aware of. Gym equipment not working mostly.

    Nice location. Spacious room, nice warm shower.

    Was kept awake all night on the first night of our stay by a dog barking in the room next door. Walls in the rooms are very thin. When going to use swimming pool and gym we found the doors all locked. when we got the attention of the staff at 4.15 we were told to come back at 6 so was only left with an hour to use them till they closed again

    Pros: * Friendly staff * Clean and comfortable room * Good parking * Good food, well served & excellent breakfast * Pleasant environment

    Cons: * Poor shower quickly ran cold * Little or no hot water in washbasin * Unauthorised debit of C/C balance payment 2 days before departure resulting in duplicated/refunded payment * Few staff around for assistance.

    The friendly staff made us feel welcome, nothing was too much trouble. Parking was excellent lots of parking spaces Very comfortable bed, slept well in a quiet location.

    Breakfast

    Arrived to find the bar closed on arrival 2100, no food available. No lighting on site. Poor standards of cleaning. The price I paid wasn't good value..... Very disappointed Booking.Com & Laburnam House. I would like to have received a reduced rate for such poor value for money....

    sorry, the staff did not seem to have my booking, we were lead through a busy bar to a down at heel reception. the room was out in a car park, small brick built chalet with shabby furnishings. it was cold despite the semi warm radiator being on. We voted with our fee, handed back the key, got in the car and drove home instead of relaxing in a welcoming, warm, well furnished room as we expected

    The only good part of our stay was the friendly two members of staff!

    All the facilities were closed by 5pm. We'd hoped to use the gym, sauna and pool and possibly have dinner and drinks in the bar. Instead we had to go to a supermarket to buy food and drink and ended up staying in our room for the evening. Not quite the getaway we envisaged.

    Pool wasn't open, but it was New Year's Eve so can't blame them for that!

    The location was excellent nice and quiet for sleeping. The breakfast staff were excellent and very helpful.

    The room was cold on arrival and in fact had it not been for the fire in the room it would have been very chilly. Shower was also cold.

    Being made to feel welcome on arrival. Nice comfortable and warm room. Plenty of choice at breakfast and freshly cooked, tasty food. Indoor swimming pool facilities.

    The rooms were large and well appointed. Breakfast was good for the price. On the whole it was good value for money for our needs.

    Rooms were cold on arrival and radiators did not come on until 5.0 pm. They were not very hot when they did. There was small elecrtic fire and very small fan heater in bathroom. Felt under pressure to finish breakfast by 9:30 and to vacate rooms by 10 am. Guess the motel would be great in summer season but a bit bleak in winter.

    The individual apartments, a bit like an American Motel. Warm and comfortable if just a little bit tired. The dining facility was generally good, although a shortage of tea pots and toast racks was a little irritating.

    Upon arrival the rooms did not appear to have been allocated. The staff initially stated that our booking would have two rooms close to each other, then when allocated we found them acquire a distance apart. We had requested a twin bedded room and were allocated a double bedded room. Again irritating but as our stay was only one night did not feel like making an issue of it. Would we stay again. Yes. Value for money reasonable to good.
