Room.own side entrance, obviously an add on room, not same standard or size as main house.spoke to 2 women who were in attic room.seemes we all paid £92 per room per night and they thought ours positivly luxurious! not a fair pricing policy!!!

This B&B was excellent. Everything we expected and more. A close walk into Bath and a thoughtful host. Would happily stay here again and highly recommend to others.

Breakfast was an issue no brown bread they had to run to the shop for more milk , the full English had no mushrooms that were offered when asked for them we were told they had gone out of date and a bit soggy!,,

After a sleepless night being bitten by bed bugs the manager, David moved me to another room. Upon leaving I asked for a refund for the first night and he told me he would look into it. 11 days later I emailed him a reminder. He said he would check with the owner. He agreed to a refund to my bank account. 4 days have passed and I have yet to see anything transferred into my account. Total wait time since I checked out is 15 days and counting...
Good size room for 3 adults with clean, comfortable beds. Staff exceptionally friendly and helpful and we were able to park for free for our stay. Also delighted to discover that breakfast (full English) was included which was not evident when I booked.
Yes the fabric of the building is a little tired and dated and the furniture is tatty. But for a short break where you just need somewhere to lay your head for a night or two this little place offers a warm welcome and excellent value for money.
Convenient to transport and there was a lovely pub nearby. The breakfast was also quite nice.
The show was a bit dicey. It ran alternately ice cold or boiling hot.
Paper thin walls - could hear snoring from room below and very creaky stairs.
The location is really convinent, close to everywhere. David?the male staff is very nice and helpful,as well as the breakfast waitress. The breakfast is very British and tastes good.
There is no wifi in our room,actually wifi is only available in the reception room. The first night we need the internet therefore we stayed in the reception room until 10.30. When we back to our room, the door in the corridor was closed! And it was very hard for us:two girls to open it. We knocked another room's window and hoped someone can open it, the light was on but nodody answered us. It was to late and we fele embarassed to wake David up. As a result, my friend had to climb into the room via the window, thanks to God we left the window open. Actually at last we found this door was not locked, it just very very hard to open, what a exciting hotel night! Oh we found a snail in the bathroom and the sound in another room was very clear. But David is so nice that we really do want to complain this, just want to remind others, if you live in the behind, do not close that door very tight.
Nothing to like about this place
Decor revolting and needs a huge improvement, looks like an elderly man decorated with no style or attention to detail. wifi didn't work at all in your room and I was told to stand outside to get wifi, which still didn't work. Host David was surly and only responded when asked directly. No helpful information at all. Breakfast was beyond basic, toast white only, no fruit, yoghurt, just boxes of cereal. Shower and bathroom so tiny it was ridiculous and shower pathetic spray. Whole place needs a huge overhaul- would not recommend it at all

The reception was friendly and very helpful.The room was clean, the bed comfortable. Breakfast was quickly served and good wirth pleasant and helpful staff.
The room was small for a double and some of the fitments in the bathroom were a bit shaky! Although wifi was advertised in the guest house, the connection did not reach my room.
Good location, breakfast was nice.
Stayed in 2 bottom rooms and neither shower worked, some surfaces were very dusty and the curtains had no lining so we were awake with sunrise.
The close vicinity of the town centre was good
The guest house was difficult to locate and the access into the house from the car port was difficult and dangerous. The room we were in was dirty and the ceiling was covered in cobwebs. The bedding was too small for the bed and the room was too small. Getting in and out of the bed involved colliding with the walls and you could attend to all your ablutions in one visit as the bathroom could be fitted into a large cupboard.
There was nothing much to like about the place to be honest
The room was very tight with 2 x single beds in it, it smelt very damp & mildew & the room itself was not clean at all, the room was not cheep for what it was & to be honest, even if it was the last room in Bath, I would rather sleep in the park next time, not a great place really to stay
No wifi, "paper" walls and ceiling, dust, tiny room.
The building itself was quite charming, and in a good location for walking to everything.
We were in the attic, which was quite small, even by British standards. It wasn't a problem though. Our main issue was the attic bathroom, which was laid out in such a way that one had to be a bit of a contortionist to get into and out of the tub/shower.
