We had one of the recently renovated rooms which were clean, well appointed and more than acceptable, the location was also perfect for our needs, also the parking was competitive and convenient , staff were excellent
Communal areas were tired and in need of some attention, remember this is a budget hotel and you won't go far wrong

Basement room 2 size of a cupboard. Window left open so was freezing and radiator not working properly. WC was shared. Kettle didn't work. Overall a very cramped space.

The hotel is very close to Hyde park which is great if your visiting winter wonderland like we was. The rooms are small but very clean and tidy and had everything we needed. We paid 60 which is about the right price and I wouldn't have paid any higher. Staff on reception were very helpful.
Price was comparatively low, however, this was due to the fact that the room was of a very low standard, except for the mattress. Heating was exceptional.
Tired furnishings and old carpet. Had to pay an upgrade, as I was advised that the company I had booked through advertised the room as en-suite wrongly, therefore had to pay an extra £10.00 per night to get an en-suite.
The location was very good staff were friendly
The building was very tired our bedroom was on the top floor and was very poor quality / black mould around the window , very much DIY shower cubical door had broken so half had been replaced with a curtain noisy water pipes all night
Heating is not controlled, we booked 3 rooms and all of us had only 2 hourssleep, it was likea furnace, told reception, nothing they could do, one thermostat does whole B&B, not good when you have children, very dehidrated and headaches all round, had to leave doors open for some air,so no sleep
Room red hot. Bed lamp broke and not plugged in. Dirty and tired. Continental breakfast a joke, toast. Went out for breakfast.

Uncomfortable bed. Flashing chrismas light through window no curtain to block out light. kept me awake. Sleepless night

Shoe box sized room. Decor from the 1950's (not in a good way). Shower from WW2, after the bombing.
Location is close to where I needed to be the following day.
Room: 1. Shower broken - no fitting for shower head, and shower itself was a metal cage in the corner. 2. Cupboard broken - door hanging on a hinge. 3. Bed-lamp working but shade broken. 4. Bathroom small, dirty and has a noisy pump which operates every 30 minutes. I didn't have breakfast - got out as quickly as possible. Next time I'll spend a bit more and use a known-brand hotel.
We had a room in the basement level, which felt damp. The en suite facilities were present, but the shower was in the corner of the bedroom and the toilet and basin in a room that only could be described as a converted wardrobe, with minimum room to manouvre getting to the toilet, and a sliding door that barely closed.
The location is great, Washington gardens and paddington very near by. The staff was very nice and welcoming. Simple but correct breakfast.
No free wifi, but you can get free wifi in so many place in the city, so it did not really matter. The room was very small and a bit cold.

No free wi fi. Poor breakfast. No toilette in the room. Everything was old and shower did not even have a basic hook to fix the shower head on.
Ease of travel. Helpfulness of staff. Everything really clean , towels and linen on bed spotless.
Everything is becoming more and more shabby each time I visit. Skirting boards, wiring, lino in loo, carpets, general decoration in the rooms poor.

Double room - no tea making facilities, shower cubicle no roof, shower head hung on frame, no hot water, no heating, bathroom light couldn't turn off, quadruple room - booked as one double two singles, was two doubles, only one power socket on the floor, kettle boiled on floor, tv didn't work, hole in door, all occupants got bitten in bed. Suppose to be overlooking hyde park over looked main road.
The hotel was well located, being close to Paddington and Lancaster Gate tube stations. The staff were friendly and efficient.
The single room on the basement level was very cramped with ill-matched funiture which was frankly falling apart. The filthy curtain was hanging off the rail and there was no plug for the washbasin.
- Staff generally helpful. - Location is great. - Room OK - not bad but not fantastic.
- Breakfast a bit poor - No elevator - bit tiring on the legs, especially with luggage. - For the price we paid, we could have got a chain hotel and it would have been the same price for a little more quality. I'm not saying it's a bad place - it's OK - but places like Travelodge cost the same while also having little extras like elevators, brand-new beds etc.

I like the kind of roof top room in this building and slept very well in the bed provided.
The never ending sets of stairs to get to your room but main issue was really the shower facilities. Impossible to mix the water to get a water temperature adequate for a shower. I tried to have a shower and almost burn my face with the water coming out. The shower equipment was of very poor quality which got me in the bad mood the next morning so i just left, probably won't come back soon.
The location was great for Hyde park and oxford street. Tube only a few minutes round the corner Comfortable bed The gentleman who treated us was very friendy
The shower was disgusting The room was tatty with cracks up the wall and across the ceiling. The tv wasnt tuned in I guess I pretty much paid a fortune to be close to Hyde park. I
