This Victorian building is metres from the seafront and less than a mile from the shops of Brighton city centre. The hotel has a spa and en suite rooms with a flat-screen TV. Lansdowne Place Hotel was built in 1854 and mixes original Victorian character with modern comforts. The light rooms have high ceilings and large windows, and some have sea views. The Lansdowne has a gym, sauna, steam room and relaxation suite. The spa has 8 treatment rooms for guests to enjoy, including facials and massages. Reception area was nice and there was a small car park lots of refurbishment and maintenance needed, wobbly handles in shower, blocked drains, it is a very tired place with seemingly nothing spent on maintenance.

The staff were really friendly here The hotel is very dated. The only facilities available were tea and coffee available in the room, however there was not a sufficient amount for more than one cup of tea/coffee. The bar was closed due to a private function and you could only buy water at £1.50 a bottle. We had been upgraded to a king size room which was very worn in appearance. Breakfast was buffet style and a bit chaotic, the food was cold as it had been sitting around on hot plates for some time. I booked this thinking it was near the Brighton centre but it was a 20 min walk from here and a taxi was extremely expensive. I've stayed in many hotels and this was definitely not value for money

Unfortunately, our stay here was not good at all and I have logged a formal complaint and am still waiting, 2 weeks later, for a response. Lots of things were broken in our room-the plumbing was terrible and the water over flowed in our sink and bath as a result, lights not working, towels frayed and torn, not able to turn radiator down or keep window open, bar/restaurant and room service all closed, constant lingering smell of cigarette smoke and various other things. Certainly not worth £110 per night. When told reception about this, they didn't seem particularly bothered. Sad state of affairs for a hotel that was better 3 years ago on a previous stay.

The location was good and parking is available. Rated as a four star hotel, but standards did not meet my past experience of four star hotels. For example, the glass shelf in bathroom was missing and the sloping design of sink made it hard to place toiletries without them falling off, extractor fan was broken, shower head was brown from limescale, towels were tatty and frayed. A lovely looking hotel but overpriced for the standard of rooms.

close to sea I booked this hotel because of its facilities, supposed grandeur and closeness to sea. I wanted the weekend to be a special treat for us. Most of its facilities including the hotel bar lounge were closed ready for refurbishment in January.we were not informed of this before our stay. It is very tired looking and our room was small. We were however still charged the full cost for our stay. Very disapointed.

It was a nice hotel to stay in with nice comfortable and clean rooms but I don't feel it was worth the £150 I paid to stay there. I would have at least expected the tv to work for £150 a night and a car parking space.

Location. When we arrived they did not have a booking for us and had no communications from booking.com.We had our copy of the emails other accepted that and gave us an upgrade. I hope the remainder of our bookings are still valid!!!! Parking!!!!!

The size of the room Of the four members of staff we dealt with two were excellent (I believe one was the barmen and the other was a breakfast waiter) and the other two were useless. The whole hotel gave the appearance of being managed by someone who just could not care less. Parts of the hotel were not clean (particularly - lift buttons, door handles & brass plates) I phoned reception and waited 10 minutes and nobody answered, so my wife went down to reception to ask someone to bring water glasses and a light bulb as one was missing from a bedside lamp. The breakfast sausages looked and tasted as if they had been cooked the day before and reheated. It is very sad, because all the hotel lacks is a half way competent manager to put right just a few small details and the hotel would be first class and truly warrant its aa rating. At the moment it claims to have four aa stars, but I would not put it as a below average three star hotel.

The hotel is located approx. 15 minutes walk from Brighton city centre and 2 minutes from the seaside, which is great. We had a double ensuite room with a kitchen and a social room which was a nice bonus, especially when breakfast wasn't included in the price. Lansdowne Palace Hotel needs a good revamp to reach the quality of a four star hotel and was not worth the cost. For £160 per night I would expect breakfast to be included. Although the decor seemed recently updated, the place requires more thorough works as there was water heavily leaking from the ceiling in our bathroom. Also TV in a social room/living room wasn't working.

the first lady we met in the reception was very nice and helpful. The shower didn't have a hose. Only a showerhead stuck in the roof.

Room carpet was dirty and shabby and really too expensive (even with an apparent special offer) with a nice shabby view of the back of the hotel continental breakfast was non existant, that is to say one single lonely crusty old croissant and a choice of either cheap sliced white bread or cheap sliced brown bread that you could toast in a strange dirty ancient toaster that you had to watch like some kind of fire monitor before the toast caught fire and set the smoke alarms off (yes it really did happen) Cooked breakfast wasnt much better, no menu you just had to tell them what you wanted and hoped they had it - it didnt disappoint either with very cheap sausage and tastless scrambled eggs! If the hotel is struggling then trying to economise like this is definitely not the answer, very dissapointed. We're going to the Grand next time which has a superb breakfast and was actually cheaper!!

Big and bright room. Location close to bech and 15 min walk to the city center. We book this hotel because they have parking garange but when we arrived it was all full book. And it was not possibel to book in advance. Then we only have the seefront to park at. Because of bad wetter it was possibel to find a parking place but you can only park 11 hours. But it's more difficult to find parking places for the hotels closer to the city center.

Location was excellent Room very light and airy. Staff attentive I thought for a four star hotel the carpet in the room was not to standard. The bathroom lacked any shelfes or space to place a toilet bag instead the bags were balanced on the bath edge and resulted in breaking an expensive bottle of after shave for which you did give me back a credit for £20. Evening menu although reasonably priced did lack variety

The only thing I liked was the location. Where to start???? Broken shower Left standing in corridor in dressing- gown Asked to move into alternative room---nicotine hit immediately and was told that guests couldn't be stopped from smoking even though hotel is non-smoking!!! Boasts restaurant, no need to book. Restaurant was closed for three nights Room service charge of £2.50 each time even though they had closed restaurant Collected bar meal myself since refused to pay room service surcharge---received tray of food that had no cover at all so carried food upto third floor with no cover on food to protect from germs or keep warm Could continue but am tired and fed- up. Four star luxury boutique hotel is very far from the truth.

The room was very comfortable Dissapointed with the lack of secure parking - 8 hotel spaces for 82 rooms. On my visit the internet wasn't working and I wasn't told so on checking in. When questioned I was informed it was working in Reception - It wasn'T. Being located in Hove I expected it to be a little quieter than in the main Brighton area. There is a pub on the next street who have a beer garden with extremely loud music until after midnight. Breakfast selection was basic. The view outside my bedroom window resembled the scene from Mary Poppins dancing with the chimney sweeps - a mass of chimney pots. Hotel staff were 'distant' except for the Reception Manager, Justin who made up for the rest of the staffs faults. Thank you Justin.
