Slightly noisy from next room but to be expected so take ear plugs as I did.
I've stayed before and already booked my next visit. It's an incredible price for a nice hotel which is minutes from Waverley Station and Princes Street. Despite being in the heart of the city it is very quiet. The rooms have everything you need and are very clean.
I've stayed a few times and never had any problems.

Lovely quiet room at back of hotel with views over the city to the sea. Very convenient to city and excellent public transport nearby.

We were very happy with the price of the hotel especially considering we were a 2-3 minute walk from Princes Street. And about 10-15 mins from the Royal Mile. Everything was within easy reach with the bus station being just across the road, and Edinburgh Waverley only 5 minutes away. Superb!
The room was very basic but still clean. We were there for the Commonwealth Games and therefore we were't spending much time there so we did not mind.
Staff very friendly and helpful. Room was very quiet, even though there were 2 basement rooms used for the Fringe, and also a bar downstairs --we didn't hear a thing! Very comfy bed,views over the river,lots of tea/coffee etc.Tram from airport stops in York Place. Only 2 mins on foot to tourist buses and Princes St.
Although the room wasn't filthy by any means, it could have done with a good clean in corners and behind the doors. Bathroom needed a make-over, BUT it was perfectly serviceable and did NOT spoil our stay
The staff, the room was clean, shower was brilliant, the bed was really comfy!! Room was a decent size, the location was brilliant very little walk into town. Thought the room being over the pub was going to annoy me I didn't hear a sound!!

There is no proper reception.
There was a kettle, teas, coffee & iron in the room also a selection of toiletries. the tram was just outside the hotel and a bus stop a few yards away also walking distance to Princes St.
The bar was closed when we got back at 11pm. Very dirty behind the bathroom door also no fan in bathroom so the water ran down the walls and needs regrouting behind the taps. Also Wi-Fi is poor Would expect breakfast for £99

Very noisy, the hotel is also a bar and you can hear the drunk customers until 2am, very hard to have a good night sleep when you have to wake up early ! The bathroom is not clean, fecal traces on the cabinet and moistures in the shower, disgusting
We stayed for three nights at end of May 2014. Had some difficulty finding the hotel first time, but turned out its on a very convenient location. There's a similar name hotel '36 York Street' on the same road so watchout. Room was quite big and cozy, although the hotel certainly needs some furnishing and upgrade. No breakfast in the hotel but you have lot of restaurants nearby. Overall excellent value for money.
Hotel needs some upgradation. Our room did not had blinds to cover the giant window from sunlight etc.

Helpful staff who assisted dragging suitcases up lots of stairs.
Very tired and shabby indeed. Torn bedding, stained carpets on stairs, blocked sink, dodgy light switch.
