Nice room and comfortable stay
I stayed in the Linlithgow Room, first floor at the back. The staff (young girl behind bar and young cleaner) were lovely and very helpful. The bed was really comfortable, the location is unbeatable - whether you arrive from the Airport, bus or train station. Fantastic view over the city and beyond to Fife. Lovely High ceilings and floor to ceiling drapes... and a bath which I particularly wanted.
The bathroom had long-term grime in corners on floor - there was dust anywhere that required moving something to clean behind. The water only came out of the shower and wouldn't come out of taps so had to fill bath with shower head - which was fine, it worked. Apparently the bathroom is due to be upgraded so this room may be budget priced because of that. The T.V. was very small and (just a minor point) had no radio channels and I prefer the radio in the morning, and the WiFi didn't work so I couldn't listen on my laptop. I didn't have time to go downstairs and discuss the WiFi issue so I didn't get to the bottom of that. I still enjoyed my stay and at that price, and with the bath, I would stay again.
The location, just next to the coach station and the nice and dedicated hotel team.
Wi-fi just worked whith only one cel phone per time, but there were two guets at room.

Entrance to hotel ok. Going upstairs carpet dirty, walls needed painted. In IPA room bedroom ok. Bathroom needs a lot of maintenance. Ok for 1 night but would not go back and would not recommend to friend.

there was no food available either for breakfast or evening so as a result we had to dress and go look for somewhere before theatre show. i think if food was available it would attract more customers even in a bed and breakfast booking

As there was no catering whatsoever, I would have expected a fridge in the room so you could buy and store some fresh food items.
This is a great hotel, in a perfect position a couple of minutes walk from Waverley and right outside the last Tram stop. You can see the National Portrait Gallery from the front door. The rooms are big enough and clean enough and I've only ever had comfy beds. Perfect

The building was very tired & in need of decorating. Walls very thin so alot of noise from other rooms.
The staff and the location with this price is absolutely good choice for staying in Edinburgh.
They don't have a lift, if you are carrying luggage, it can be a headache.
We used it as an overnight stay on going and returning from a trip to France. On our return we were very late but that did not put them out. they were very helpful. Easy access to town and restruarants.
It did look a bit sad in places. The rooms were comfortable but ideal for what we wanted. due to the stairs which were very long could not recommend it to older travellers.

Competitively priced. Clean and comfortable with easy walk to the railway station and to the centre of town. If you plan to be out and about all day and most of the evening, then this hotel fits the bill. For frills, elegance at more than double the price, you can go to ritzier hotels.
Need to carry bags up stairs; no lifts. Very noisy if you want to have your window open at night due to traffic and tram passing by. We were recommended to use THE PLACE hotel two doors down if we wanted breakfast, only to find after we started eating that the cost would be 15 pounds. They should recommend Broughton street eateries just down the road for a cost effective alternative selection.

I've stayed before and already booked my next visit. It's an incredible price for a nice hotel which is minutes from Waverley Station and Princes Street. Despite being in the heart of the city it is very quiet. The rooms have everything you need and are very clean.
