This is a great hotel, in a perfect position a couple of minutes walk from Waverley and right outside the last Tram stop. You can see the National Portrait Gallery from the front door. The rooms are big enough and clean enough and I've only ever had comfy beds. Perfect
Location & friendly staff
The building was very tired & in need of decorating. Walls very thin so alot of noise from other rooms.
The staff and the location with this price is absolutely good choice for staying in Edinburgh.
They don't have a lift, if you are carrying luggage, it can be a headache.
We used it as an overnight stay on going and returning from a trip to France. On our return we were very late but that did not put them out. they were very helpful. Easy access to town and restruarants.
It did look a bit sad in places. The rooms were comfortable but ideal for what we wanted. due to the stairs which were very long could not recommend it to older travellers.
Location is excellent
The hotel is "tired" and in need of refurbishment.
cleanliness simple rooms facilities
The bed was ok
Poor WiFi connection Dirty furniture Ability to fill tub did not work Mildew in parts Poor value for money Definitely need refurbishing
Clean, tidy rooms. Not being bothered. Lovely welcome. Price. Really simple key card system for all doors.
Slightly noisy from next room but to be expected so take ear plugs as I did.
I've stayed before and already booked my next visit. It's an incredible price for a nice hotel which is minutes from Waverley Station and Princes Street. Despite being in the heart of the city it is very quiet. The rooms have everything you need and are very clean.
I've stayed a few times and never had any problems.
Very friendly staff. Great location. Free parking.
WiFi - free, but decidedly iffy!
location and the staff were very helpful
Lovely quiet room at back of hotel with views over the city to the sea. Very convenient to city and excellent public transport nearby.
Ensuite very small. Had to open door to get wifi reception in outside passage.
Great location, friendly and accommodating staff.
Bathroom was functional but of poor standard i.e. cracked tiles.
We were very happy with the price of the hotel especially considering we were a 2-3 minute walk from Princes Street. And about 10-15 mins from the Royal Mile. Everything was within easy reach with the bus station being just across the road, and Edinburgh Waverley only 5 minutes away. Superb!
The room was very basic but still clean. We were there for the Commonwealth Games and therefore we were't spending much time there so we did not mind.
Staff very friendly and helpful. Room was very quiet, even though there were 2 basement rooms used for the Fringe, and also a bar downstairs --we didn't hear a thing! Very comfy bed, views over the river, lots of tea/coffee etc.Tram from airport stops in York Place. Only 2 mins on foot to tourist buses and Princes St.
Although the room wasn't filthy by any means, it could have done with a good clean in corners and behind the doors. Bathroom needed a make-over, BUT it was perfectly serviceable and did NOT spoil our stay
The staff, the room was clean, shower was brilliant, the bed was really comfy!! Room was a decent size, the location was brilliant very little walk into town. Thought the room being over the pub was going to annoy me I didn't hear a sound!!
Location, clean, big room. No frills but good for centre
nice big room, onsite parking
work being carried out on hotel bed was just 2 singles pushed together when had requested a double
The room was spacious and clean, as was the bathroom.
Reception services were not spectacular and no one offered to help us with our heavy luggage, except for the nice bar man.
Nice big rooms.
Minimal front desk service. Check in is at the bar downstairs.
simple, very clean and centrally located.
The bathroom and the hotel floor was disgusting. It was very very dirty!!!
Location, comfy beds
The view from the room was striking.
The bathroom is old--not in a charming way, but a needs a deep cleaning way.
Close to city centre, very nice service
Not enough clean room nor bathroom. Too expensive for this standart even if in the city centre.
