Not noisy

very small rooms, not convenient shower, poor design, poor staff

Everything was nice and clean, staff helpful, location quiet and quite close to the centre. I would recommend to anyone.

The room was well prepared, clean and tidy. The owner was very friendly and helpful

Decor was dated and the mattress was too soft. The duvet was also a little small

Nice place to stay, about 15-20 min walk to the town, quiet area. Very warm and comfortable rooms.

Combination of reasonable price and location close to downtown. Clean. Parking on the street for free.

Room a bit basic

Comfy bed, powerful shower, good tea making facilities, great tv, and it was nice and cosy! I didn't try the breakfast but found a dirty all day breakfast place down the road for the same price I would have paid there.

Could hear the shower of the room next door which woke me up and one point. Also, the toilet was a little wobbly. I think with thicker walls and a spruce up the place would be amazing. But it was ideal for the £34 we paid, really cant complain!

A very nice to stay, clean and very modern. Easy to navigate to city centre 25 min walk. Plenty of restaraunts next to leith house, and near playhouse for shows. Well recommended.

The room is very comfortable and nice. I feel like my home. Although it is not luxury, I got anything I want when I lived in there.

Cramp bathroom , poor plumbing on sink and shower. Room too hot, with other rooms / downstairs directly affecting room temp. Unable to open windows fully to cool room down

the room was spotless,very warm and cosy.the location is ideal for exploring edinburgh,very good value for money and you are not bothered by staff and can come and go as you please any time of the day or night.

Good location for the price, room was presented well. Has the feel of a B&B but you're left to yourself. Free parking on the street

Bed was very short!

Location isn't right in the middle of edinburgh, so it's nice and quiet at night but its quite a trek into town if you don't like walking.

The area around the hotel reminded me of Camden in London, lots of little independent shops but with a run down look but was pleasant enough. Also you can hear everything everyone in the hotel is doing at all hours, my last night at leith house was very restless as the couple in the next room decided having sex for hours on end would be nice.

It is a tiny hotel but it is as perfect as a hotel in almost every aspect as the big ones, it was cleaned and maintained very well.

You have to pay for the internet. I do not think that it would be a big problem to get the hotel connected for free in such a big hotel, it is not bigger than my own house where i live.

Good value for money! The location is very good, close to bus stops that can take you to Edinburgh centre (if you drive, even closer to the centre), and there are many restaurants close to it. Size of the room was very good, good size of the bathroom, hot water and heater was working properly. Bed was comfortable too. Good for one night! Good value for money!

The only thing, there is no Wifi in the rooms.

Was not very clean and is quite expensive (60 pounds) for the location outside of the city centre.
