Charge for the parking space and breakfast..
Manager was a great bloke and did all he could to help.Unfortunately there was a corporate evening the same night and the main focus of attention was on them..including the chefs.
No heating in room,swapped room still cold,swopped room again to upper floor..warmer! Meal booked for 20.30,finished eating at 23.00!! Very poor evening meal.Total disaster of a bithday night!!.
Good location, friendly staff. We wanted a night out in Leeds and this was fine for our needs. The hotel was fairly corporate and generally appeared suited for business.

This is an old property in need of some updating and refurbishment . It badly lacks a lounge area to read, have tea or coffee etc, with comfy chairs. Room decor un imaginative.very small bath .

the rooms were spacious with comfortable seats and a reasonably comfortable bed. i also liked the style of the room and the hotel in general and being less than 5 minutes away from the train station i found it incredibly convenient as that meant not needing a long walk or taxi to drop your baggage off then get back to the central shopping areas of leeds.
the room was poorly ventilated and often became too hot, the shower took at least 20 minutes to heat up and even then was only warm rather than hot and finally there appears to be some problem with the fire alarms as two nights in a row they went off for no apparent reason as there was no fire and no smoking i know this because they believed it was my room that was the cause and i was asleep when it went off. due to these problems despite having many good points i believe that the hotel doesn't justify its price if it were cheaper i wouldnt hesitate to recommend it but not for over £90 a night
Central location, close to fast food outlets [which is just as well!] and railway station. There is parking in two areas, to the right of the entrance door as you look at it.
Room was not as pictured on web site. It was tired, with horrible 'teak' furniture. There was a water stain, the size of a tea plate, on the ceiling above the television. There were greasy hand prints on the head-board. The seating was uncomfortable. The shower in the bathroom was very weak. There were signs of black mould in the sealant around the bath. The smoking area is outside the entrance on the steps, so we had to navigate our way through about 15 wedding guests to get to the door. I was hit in the head by one of the men on the steps as he gesticulated to another guest. he did apologise so that was okay, but I would suggest a different smoking area.
Hotel was centrally based and good value for money
Waited an hour to check in only to be told room had been ready when we arrived they forgot to tell us.

Cost of breakfast considering I never had any cooked food.
Unfortunately during our stay the fire alarm was triggered at around 11.30pm and due to the evacuation of the building, my colleague and I were unable to return to bed until around 1am. However the staff managed the situation very well, doing their best to keep guests comfortable. They offered us free refreshments whilst we were waiting to return to our rooms, removed the parking charge from our bill and sent us a written apology. Overall they handled this unfortunate situation very well.
Ideal location, the room was amazing, we loved the big bed.
The location of my room 102 .Over the entrance and on the street. Noise all night and not a wink of sleep. The windows should be doubled glazed at least. The parking promised was not available and had to pay for parking until 10pm on Saturday and then from 10am on Sunday and leave my car . in a very busy area full of drunken persons.

Very expensive for a tired dated hotel. The hotel bar is unappealing and the whole place needs refurbishing. The Manager needs to check the quality of other hotels in Leeds for the same price of £220, no comparison.
Car parking expensive £20/day. Just £7/day across the road. Room noisy and dated. Breakfast very expensive for what it is.
staff and location were good
no matter which side of the hotel you stay in you always get woken by the removal of the glass bottles etc when the council take them in the early hours of the morning, not great for sleeping.

No double glazing so some road noise from outside
The car parking spaces are not full size and certainly do not allow doors to be opened if cars are on either side. Also access is difficult.
