Most comfortable bed I've ever slept in. Love the bed linen & the bathrobe, nice sized room & very homely. Very quiet & peaceful guesthouse.
The room I stayed in this time was not as nice as my previous visit as furniture was a bit shabby, bathroom smelt damp, & shower in need of really good clean & re-grouting.

We booked this very late (on the morning of our stay) and our room was at the top of the house with a big bright bay window. Bed was lovely and comfortable and quiet location, close to the seafront.
Parts of the room need to be re-painted, but that's just a minor issue.
The room was basic but it had everything I needed. I loved the little ironing board and iron in the room! I hate it when hotels don't have one at reception and I loved the fact there was one in my room
I didn't like the view as it was a brick wall and the fire escape steps went passed my window so people easily get in the room as the bottom of our window was floor height with the steps that anyone can use and the lock was just a basic brass twist lock.

Fantastic location and quiet. Very clean room. We had a power cut therefore no tv in evening. Also no hot water for shower in the morning. Apparently it was a problem with the boiler, which meant cold shower. No reception desk, more like a hostel.
The fact that the room was very clean and fresh. Plenty of tea/coffee etc.
There was no facility for breakfast, considering the price per night. Parking was expensive if you did not have a permit.

Had to plug the kettle in low down by skirting boards, quite dangerous. Needs a small table near a plug. Lots of extension leads and trailing wires in the room, trip hazards
This is not a hotel just apartments. No reception key in room, no answer on door bell. Greeted by cleaning lady with broken English. Hand basis size of a dinner plate. Room was large by burning hot in,morning with no nets.
The room was styled in an individual and quirky way and the location was good for Brighton and Hove.
I had requested a nice room - we were given a room on the basement/garden level. The garden was a dirty yard with a dirty patio table and chairs. of more concern was the lack of security of the decayed and almost broken unfrosted bathroom window - with a low walled garden offering no protection or privacy. As a result of that an the fact there were only patio doors to open in the room we had to sleep with all shut on a very hot night.

The room was cosy and comfortable, bathroom facilities were modern and clean, room was spacious, nice to also have a tv- was useful whilst getting ready too go out in the evening
Location to the beach is fab however around 20 to 25 minutes to the centre around £6 in a taxi

Heard absolutely everything from the street and other people in the hotel. Toilets were ridiculously loud as well and we had the misfortune of being placed near the main pipes for what seemed to be the entire streets toilets as it was so loud. Bit weird leaving the key at the end of our stay in the room and not being able to pass it to a member of staff. Wouldn't stay again. Massively over-priced for the quality of the stay. I would say this was budget accomodation at best.
Amazing oriental room, with huge bath and garden window view ! Loved everything
Shower was in the bedroom living area and not in a seperate bathroom (Shower tiles looked like they could use a good clean too and fixing the extractor fan so it turns on and not fills the room with moisture). Toilet was in a little cubicle, however if you sat on the toilet you had to leave the door open since there was no room to sit down otherwise (sink was in the bedroom living area). It sounded like the staff were doing work in the bedroom next door during the night (very noisy). Cracked floor tiles in the bedroom. Hallways outside were filled with worktops, i.e hallways were being used as a store room. To sum up this hotel is definatly not a 4* hotel. Their rating, i believe by visit england, was done around 2009/2010, and is severly out of date. The rating I would give this hotel is 2*. Do not waste your money going here until they have completely gutted and refitted the rooms.
