This hotel badly needs updating, it was dingy with dim lighting. Room particularly disappointing lighting very dim and bed badly needed a new mattress. NOT a good nights sleep.

The freezing cold shower in the morning was horrific.

Location and building
The rooms were very comfortable and spacious with a big desk, closet, queen sized bed and large bathroom. The character of the house was lovely.
It is a 20 minute bus trip out of bath, but a scenic one and still a relatively easy commute into the city.
Lovely facilities with great restaurant and lovely bar with a cosy fire place. Making it very Christmassy with lovely decorations!
Room itself was very cold. Heating only on a timer which meant the heating was off to early and didn't really heat the room comfortably.
Our room was comfortable and with a good view of the countryside. The bed was comfortable and we had two good nights sleep even though there were parties on both night we were not disturbed. The staff were very helpful when my mother left her jacket in the room and had no problems arranging for it to be forwarders onto us

Atmosphere and character
The best thing about this hotel was the location. It's about 10 minutes outside the centre of Bath but it feels like it's miles away as it's in a beautiful countryside location. Absolutely stunning.
The hotel is a popular wedding venue, which I knew before I booked. However, we were kept awake and didn't get to sleep until about 1am because the weddings guests were (I think) at the bar making an absolute racket. So the walls/ceilings are certainly not soundproof. Also the shower was very poor. It wouldn't put me off staying again but I would probably request staying in a room on the other side of the hotel.
Limited menu, food bland and overpriced-we had just one meal in this hotel.

Excellent food in the lounge bar and excellent service.brilliant location for visiting bath.
We thought the rooms were nice although no double beds we had twins. Staff were very helpful. They sorted out a taxi into Bath in the evening for us. There was a nice bar to come back to and ended our night just perfectly. Breakfast was good.

The hotel was comfortable and good value for money. The restaurant was very nice and the food was excellent. The staff were very helpful and pleasant, we would definitely stay there again.
The rooms were comfortable but a little dated. But nevertheless very clean.
We must of been put in the smallest room going with the poorest view, bed was big comfy and everything was clean room service was quick polite and food was Ok carbonnara made me bit ill and tapas was average, the bathroom had a leak which the damage was visable rust etc. I liked the old fashioned style but with few tweaks the could go with the rustic theme more to make it look less rundown. I would move rooms around so while eating you had good views. Staff were not over friendly I got the impression they had to take a lot of complaints.

Old beautiful building, nice garden, large parking area, nice bar and fireplace, good bar food, friendly and helpful staff. Bathtub and nice bath soap and shampoo.
Twin room had small and uncomfortable beds. Too soft and make backache. Tiny room, no space to open the suitcase. Slow internet connection. Like a labyrinth to find the room.
It was comfortable and friendly and in a lovely area.
That unbeknown to us the TV had been programmed to give us a wake up call by coming on loudly and automatically at 6.28am, presumably set by the previous occupants.
