The staff were friendly & efficient. Our room (no 3) consisted of two single & one double bed & although not spacious we weren't climbing over each other. The beds were comfortable. Bathroom was small as we knew from already reading previous reviews but lots of hot water & very clean.Breakfast was very good, quick service & good choice. The location was excellent just 5 mins walk from Marble Arch. Taxi fare from Paddington was £7.00. Would def stay there again.

There isn't anything I didn't like. Reception staff on arrival were charming and helpful as were the staff the following morning at breakfast. The older Ukrainian lady was particularly charming and an asset to the place. Both of the younger ladies were also extremely helpful. I would not hesitate to recommend Lincoln House Hotel to anyone!

A huge noise from the street - buses passing by..Low budget Htl for few days.If you find a room which orientation is on the backyard side, you will be satisfied for sure, because otherwise is clean and o.k in all.. Noise from the street - terrible! I was waking up each 15 min.!

It is quite central but the steps are killing and help would have been nice getting suitcases up and down the stairs. Your food could have been of a better standard and bar facilities would have been nice.

Good location, comfortable bed, friendly staff Poor shower, sort of a wet room but with a small shower tray / curtain that wasn't good to use. Should make this a bit bigger I think, or convert fully to a wet room. Hotel was a bit noisy, walls were seemingly quite thin, so no chance of getting any sleep. Pity, as overall this is quite a nice hotel, but can't recommend it as didn't get any sleep.

I was nearly to write good review but one incident spoiled the whole picture of my stay. When leaving I asked the receptionist to help me to arrange for a taxi to take me to Paddington. I was told that it might cost me from 10 to 20 pounds. By the way hotel is very close to Paddington. The day before I was crossing the whole city for 16 pounds. I thought that 20 pounds is the highest possible price in case the traffic is very busy. The taxi arrived and it turned out that it's not a normal city taxi and it didn't have taximeter. It took 5 minutes to get to Paddington, after this driver told me "15 pounds". When I wondrered why it's so expensive and what this price is based on he answered "I don't know, this is your hotel's system, this is the amount they told me to charge you". I realize I overpaid twice, it's still not a big money but it left a bad taste in my mouth. I think it's unworthy of hotel staff to make these cheap taxi trips. Apart from that it's a good clean hotel, very convenient location, value for money option.

Very friendly staff, the room was small but had everything you could want for a short stay. I would just like too add that the room, toilet and shower were immaculately clean so I have no problem in recommending this hotel.

Clean and value for money including breakfast. Location very good for shops and cafes of marylebone and tube. My bathroom size was ok but my family had very small bathrooms. Get what you pay for. Staff on reception sat typing on computer for several minutes without acknowledging my party of 5. When I got to my room is was still not cleaned or changed from the guest the night before. But cleaner apologetic and did a good job after that. Room was fine.

I loved my stay at the hotel mainly because it's a very good quality price hotel. The hotel is not expensive and really charming, cosy. I travelled with family we stayed in a four bedroom room that was clean, warm, very functional. The location is excellent, we were in london for shopping and we were just blocks away from Oxford street. The breakfast is a cheap and good, so if you're on a small budget, it's an advantage. I found the staff of the hotel really smiley and helpful. and there's free wireless internet so it's really convenient. the bathroom is very small but in was very clean and functional, we only stayed one night so it was really ok, maybe it can be more of a discomfort if staying a couple of nights. All in all I recommend highly this hotel and will come back for my next stay

Clean and tidy hotel with friendly staff. Food menu looked good value although we never had a chance to eat there. The bathroom was tiny! I think it was pulled straight out of a caravan - fibreglass shell containing a shower, toilet and sink. I would be possible use the loo, sink and take a shower all at the same time if need be.

Room was very clean and comfortable, breakfast was delicious and the location was brilliant, all the main attractions of London were in walking distance Only downside would be the size of the bathroom, but if you're only staying a couple of nights it's just fine

The location of the hotel was utterly fantastic, close enough, but not noisy or disturbed by the nightlife. It was clean and nice! The staff was very helpful, we could even leave our baggage there before and after checking in and out. Good vakue for money! The double room we stayed in was really small, the small size double bed - hardly enough to be a queen size single bed... - filled the tiny room! When booking we did not know that there are four floors and our room was at the third one, at 62 steps high, which was a nuisance after a long day. The staff did not find our booking what we made through booking.com, so it was a luck that we got a room at the end. But we did not expect much, so it was not bad, just small...
