Prompt contact by phone when booking was made. Location of guest house being 10-15mins walk into York and being able to park car right outside.

Nice Quiet B&B, with good breakfasts and very near to centre of York. My room had a really nice new shower Two things spoilt it for me a bit hence the fair rating on comfort. The mattress on one side of the bed was much more worn (softer) than the other half enough to make it obvious and a bit uncomfortable. The other was the chairs in the room. There was a wicker chair squeezed in the room between the bed and wall making it next to useless and the vanity chair joints were all very loose. I would recommend removing the wicker chair, moving the bed across a touch and putting a proper chair at the dressing table. Small things but they would have made a vast difference.

we liked the location and we liked the comfort. also we enjoyed the breakfast very mutch. we did not like the noise of other guest in the early hours of the morning.

Breakfast was excellent and the cook was a very pleasant and cheerful person. It suited my needs, was somewhere to sleep, (albeit badly disturbed the second night), and shower. Its location was close to a venue I was attending. Normal parking is a lottery and for 2 nights for me was non existent. My room was no.11 And at 3.30am, Saturday morning, my only neighbours returned laughing, talking loudly, stomping and slamming doors. This continued until 5am when eventually peace was restored. Whilst I felt like knocking on their door and complaining I decided against it because they would either have done it all the more, become abusive or possibly violent.These people, however, should be contacted and banned for the future. If possible action should be taken against them because if they were made to pay for their loutish anti-social behaviour, they might think twice next time. At breakfast I discovered that two separate parties had also been affected and accordingly could not get back to sleep. When one has a long day ahead followed by a five hour drive home, this loss of sleep could have proved problematical. As time was precious, and of the essence, I did not report this incident to the owner.

Location is good. It is near to city(10~15 mins walk) Room is smaller than we expected from picture. Noise from other room and road side came through. Parking is not on site, but it is road side park. Parking permit provided but it is hard to find space.

Maybe it was near Christmas, the atmosphere in the house is warm. It is convenient to get to railway station and city center. My friend and I have fantastic memories in York and in Linden Lodge Guest House as well. :)

Nice clean hotel, well located with friendly staff.. Very nice breakfast! Avoid room 3 though as it is tiny and hard to maneuver around the bed, I also had to shower with the door open. Maybe the good price of the room reflected this?
