The coffee, the breakfast, the good beds, proximity to the town, friendly staff.
Only one toilet for six rooms, car parking was tricky, though the staff were obliging about helping us out with this.

Woken up in the middle of the night but other guests. Not very clean- found half eaten food from previous guests in a drawer and rubbish on the floor.

The hosts are both very friendly and always take time to chat with all the guests. The rooms are very cozy. The guest house is located right next to the sightseeing bus tour stop!
I honestly have nothing to complain about this trip in general!

All round superb, especially the owner who is so bubbly and friendly. It almost felt like we were staying at a friends home =)
Parking can be a bit of a challenge, but this is the same for all guest houses in the area. So in no way attributed the guest house itself which was superb.

I stayed for one night with a group of friends as we visited Stratford Races. Everything about the stay was perfect and the staff were so helpful. Fully recommend.
The owners are lovely and the location is excellent. Breakfast was delicious and the bed was comfortable. Everything was very clean. A great place to stay!
Perhaps a little more ventilation in the room to make it a bit more comfortable (opening the window was too noisy at night)
Really tasty bacon for breakfast
room tiny and stuffy. Fronted main road so very noisy. Plumbing also noisy. Washhand basin right next to window which had no blinds or nets so privacy could only be achieved by drawing the curtains, even in daytime. Lights above bed and basin didn't work. Black stuff floating in the kettle. Shared bathroom with no separate WC meant a 20 minute wait in the morning. Bathroom (and bath) draped with wet clothes dripping onto the floor.Otherwise nice breakfast spoiled by slimy tinned mushrooms.

Literally everything about this place is great. The location is brilliant, it's a short walk to theater and nightlife, and there is also a late night garage a short walk away. The staff are warm and welcoming, the bedrooms and bathrooms are immaculate. Breakfast was lovely, and available when we wanted (rather than between certain times) and there was no curfew. I would highly recommend this accommodation and will be staying here again next time i visit.

Extremely helpful, we arrived early and were allowed the parking permit to enjoy Stratford (just round the corner), similarly on departure after we checked out. Hearty breakfast, lovely room, great value.. Will return
Owners were great,everything you would want in a B&B
Visiting Stratford with my mum to catch up with relatives and visit old haunts. We were made to feel welcome from the start and everything was so comfortable. A lovely breakfast and a little kitchen was available to make tea/coffee and snacks after a busy day sight seeing.
Very friendly, helpful and hospitable. Clean and most rooms refurbished bathrooms. Loved having use of a kitchen. It was a really useful bonus for a b n b!
Although brand new, the water pressure from the shower was disappointing on the one morning I was there. Difficult to rinse long hair successfully.
The beds were completely inadequate. One of the "single" beds was about half the size of an ordinary single bed. The room was very noisy and extremely uncomfortable. The water had to be pumped up in order for the shower to work and the toilet did not flush properly. It is by far the worst B&B I have ever stayed in.
Whenever we go to Stratford we always try and stay here. Diana & Jim are a lovely couple and look after you. Our room was lovely and bed very comfy. A great cooked breakfast in the morning too! B & B is ideal as you can walk to town centre/RSC theatre etc.
