This is a charming hotel offering great value. The continental breakfast was great and the service was wonderful. It is a convenient location with ready access to the underground and nearby Kensington Park.

We didn't have hot water 2 nights (problems with pump) and they give us 20% discount/night for this 2. The cleaness and the neigbhorhood. Max 10 min from supermarkets, 1 min from tube and Hyde park.
The breakfast is poor
The hotel is situated near Lancaster Gate tube station, and very easy access from Paddington train station ( 10 min walk). You can walk down Bayswater road for 10 min and you reach Oxford street. Rooms are very big, old furniture but clean, towels changed every day. I like this hotel because has something from the past, with old furniture, very nice terrace. It can be noisy if you have a room facing the street and sleep with windows open.
Continental breakfast is no so good, not so many to choose, no ham or cheese, but you can find croissants and boiled eggs, yoghurt and cereals.

Feels like a home from home in London. We have stayed here twice now. The staff are very friendly and helpful and the hotel is very clean. Every room is different which adds to it's quirky charm. Highly recommended.

- my room was on first floor with a tiny balcony facing two busy streets. Wasn't easy at all to get some sleep. Also from the room on 2nd floor you could hear all the movement of the guests. - On last day of my stay, I got back to hotel for check out around 12:40 (12 noon is check out time). To my deep surprise I saw my luggage at the reception!!!! They took my baggage out of the room without even calling me and letting me know! Don't know how they can call themselves "hotel" while they can't even respect their guests' right, not to enter the room and not to collect guests' belongings while they are out! They had no right to enter the room while I was out nor to empty the room without my knowledge! The delay in check out was only 40 minutes and if they were so desperate to have the room clear, it could be charged!
I loved the location. Very nostalgic for me. Its also so close to Queensway, Hyde Park is just across the road, Kensington Palace down the road. Taxis handy. Tubes around the corner. Paddington just up the road. Laundromat one street away.
The lift. Can only fit 3 people or suitcases and no people and very slow.
The location was excellent for Hyde park festival - couldn't believe the proximity for the price. Room service was prompt and the sandwiches were excellent. We were upgraded to a suite which we found very comfortable, and had a great nights sleep. The staff were exceptionally friendly and helpful. Also found the history of the hotel very interesting.
The room decor was a little tired and the bathroom was a bit shabby ( I'm a builder so notice things perhaps 'more than most'!). We are into the vintage scene though, so it didn't bother us and would certainly not stop us staying here again.

Great suite with 2 large rooms. Views of Hyde Park and you can be there in less than a minute. Great balcony to watch the world go by and enjoy afternoon tea.

Excellent location just across the road from Hyde Park and a 2 min walk from Lancaster Gate tube. Lovely walk to Kensington with lots of facilities close by. We loved the location and we had a suite so had a great sized room with a lovely sitting room.
This is a gorgeous old house that is now a small hotel. It is in need of some updating. Cleanliness was not of the highest standard. Carpets and other furnishings could do with repair or replacement. No tea and coffee making facilities in the room. This meant having to pay but mostly it was inconvenient. Breakfast very average.
Lovely little Hotel. Staff were helpful and friendly. Beds very comfortable. Food very good. Location excellent. Bus stop and tube right outside door. Hyde Park across the road. Would definitely go back.

EVERYTHING! This hotel was a DUMP. They offered to put us in the basement when they didn't have two beds available. The bathroom was DISGUSTING! Vastly needing a refurbishment.
the atmosphere , the attitude: very attentive.
Stayed in a suite. Was great size and ceiling height. Had a little balcony which was very very nice. Overlooked the park. Location to public transport is good, but not so great for food. Next to Hyde park which is beautiful. Staff seems to be really nice.
A bit hard to get access to food if you are jetlagged and awake in the middle of the night. Decor is old (which they advertise as charming), but if they ever renovated the hotel could have great potential. Internet was great at points and very slow at other points. Key is huge, forcing you to leave at reception every time when entering / exiting. Would have loved slippers in the room as the carpet looks old dated. I could never get the lift to work. Luckily I was just one floor up.
