staff helpful and friendly, breakfast good nice to have kettle and tea/coffee and biscuits noisy on the first evening, lots of noise and people running and slamming doors past 11.30pm, needed to use ear plugs to sleep

Lovely courtyard with cherry blossom. Good breakfast. Quiet. Conveninet for the bus into town. Wifi (though didn't mention it when I checked in). Shower wasn't very hot in the evening.

A clean and functional place to stay in a fairly quiet area to the south of Manchester city centre. Nice grounds with car parking and the other guests seem civilised. Twin rooms slightly on the small size.

The price, the breakfast, the location It was too hot (radiators on in May?!), with no thermostat to turn down. The latch on the shower room door was broken, with no-one to fix it til we left, so we had to leave it open.

It was a great little gem that we found and the value for money is excellent. Don't let the price put you off! We was a group of three guys that wanted a good place to stay at late minute to go out to the gay village (canal st) and we couldn't fault anything at all I was expecting a bog standard place with three beds but this place exceeded expectations will be staying here next time we venture over this way!!! :D

It is a quiet peaceful place to stay where I have felt safe whilst travelling alone. It is a convenient location close to the univeristy area and on a frequent bus service to the city centre and the railway stations. The accomodation is quite adequate but fairly basic, but it is excellent value for money.

The breakfast was ok Where do I start? Firstly the sheets were dirty there was hairs on t shower wall and shower it smelt old and was damp. Got changed to another room but found a pubic hair on the toilet seat. If it wasn't for the fact I was with my 13 year old daughter I would've slept in my car. The mattress was really old and you could feel all the springs, the pillows were lumpy. When the room next door was cleaned I realised that the cleaner only ever took one sheet off, she left the bottom sheet and only took the under quilt sheet. Absolutely disgusting. The shower didn't work properly, you had to keep it at waist length for it to give you hot water. It was a hot then cold. Would never go back.

the price reflects the place, value for money, the staff waited for me to check in at almost 12pm. good breakfast too the toilet is abit shabby with just a bath tub. there is no lift thus if you're carrying heavy luggage be prepare to carry it up.

In a really quiet location but with good access to local services and transport into town centre. Rooms a bit dated but clean and comfortable. Struggled with hot water supply as it seems to work when it wants to?
