Friendliness, cleanliness, breakfast was freshly cooked for you and even tea time treats provided ie home made cakes and biscuits on courtesy tray. Could not find better if staying with friends.
We stayed at Lyndhurst a week ago and the three days we spent there were so pleasant! Yvonne, the fantastic landlady, gave us all the explanation about the house and breakfast at our arrival, plus many great advices about Kendal (where to eat) providing us a little map of the city. We booked the king bedroom and actually it was the biggest bed we have slept during our trip in Scotland/Cumbria! All the rooms are en- suite. Everything was clean and cozy and the breakfast was good: I want to clarify that was an English breakfast which is not always appreciated by those who are not English or American, but we wanted to try and we enjoyed it (by the way there were cereals, yogurt and bread with marmelade, and I'm quite sure that Yvonne would have provided anything we wanted if we had asked). Yvonne was always kind and gave us also many advice (and other maps :-d) about the Lake District and about what to do and where to walk. At the end of our stay I was a little bit sad, and if I have the occasion I'll surely come back (we even received a "friend discount card" for our next stay!). Thank you again Yvonne and kisses to your "canetto"!

Yvonne, the land lady , is so kind.The breakfast is great. The room is clean and there is a cute dog whose name is Scote.

Accomodation needs to be updated like bedroom furniture, decor n carpets.
Close to centre and across the street from the river this guest house provided a quiet but convenient location for both shopping and walking. Friendly staff. Excellent breakfast. Clean. Comfortable bed. Lovely sound of the river flowing. Welcome homemade cake a nice touch. Plenty of tea and coffee in room.
Not a lot of space had there been two of us sharing the room, but was fine for one.
We were made to feel very welcome by Yvonne, with useful advice on local amenities given with lots of humour. The breakfast was just right.
TV is small and is not good position. My idea tv should be hanging on the wall the Opposit bed.

I got a warm welcome whem I arrived. My room was lovey and so clean. The breakfasts were really good and caters for all likes and needs. I will definately consider staying here again.

we found the Lyndhurst guest house very comfortable very clean and beds were so comfy you didn't want to get up Yvonne the landlady was brilliant very knowledgeable about the area only 10 mins from town center great breakfast to set you on your way would be going back some time soon

Yvonne was very friendly and funny in a nice way. We were at the top of the house in a lovely room, very clean and comfortable. We arrived to a great smell of baking, breakfast was great and Yvonne had left us welcome cake which was delicious. Great position for the restaurants, shops and a lovely river walk. Very handy for all the sights. I would fully recommend Lyndhurst.

Lyndhurst had a very friendly host with plenty of local knowledge to share. Willing to answer any questions and offer help. The room had a large comfortable bed with homely bedspread etc.
The room had a very small ensuite. Plenty of hot water and very clean but very small.

not really a negative but the property is work in progress,the location does mitigate this with its view over the river .
Convenient central location close to good eateries. Nice situation by River Kent. Excellent care and attention from the landlady. Very nicely cooked breakfast. Perfect situation for short visit and access to our walking area.
