WiFi was poor And toilet in the same room as the room was small but you can't complain with the money we booked it for. Plus tv did no work.
Was close to main attraction. Friendly owner.
Very small rooms not big enough for a family. No room to get dressed tiny sill holding kettle and cups. In need of a full modernisation. No options for breakfast you get a full English but no cereals/alternatives apart from toast which we found very odd as they have family rooms with bunk beds. No car parking spaces available.Paid for a secure car park down the road.
The room was not cleaned on a daily basis so there was no clean, dry towels for the second day. We do not have a problem with this if warned in advance.
Landlord was top Man. Couldn't do enough for us. We will be going back for sure. It will only get better with the work Barry has planned
No bar but that's not a problem really.

Barry was very obliging. He cooked my daughter waffles on one of the mornings as she did not want a full english breakfast. Nothing was too much
This was a last minute booking, Sunday for Monday - on a Bank Holiday! I really wasn't disappointed. I booked two rooms - one for me and a family room for the Ex, my Daughter and the Grandkids. The rooms were very clean, well prepared and both en-suite. Parking was sparse but we managed. Breakfast changed from day to day because the Grandkids couldn't make their minds up, but this didn't faze Barry and Cora, our hosts, and by Day Three most had settled on boiled eggs with toast and (result!!) they even had Maggi (you'll understand if you've ever tried it)! We were within walking distance of South Pier which I think offers good family amenities and, although we were right on top of the Pleasure Beach and Sandcastle Water Park, they priced themselves out of our budget (profit is one thing - gluttony is unacceptable!). I slept like a log for my whole stay (woke up in the fireplace every morning! (The oldest are the oldest!)) and my room (the coolest in the house I reckon) was just the right temperature, so I didn't have to suffer with excessive heat (although it is available if you want it). Considering this is their first full season in residency, Cora and Barry have excelled. Their children are exceptionally well behaved and a credit to them; the hotel is very reasonably priced and the breakfasts are a good start to the day. What did I like best? - Without doubt the 'can-do' attitude of the hosts and their family. Barry, Cora, JJ and Vanessa - see you next year circumstances permitting - Thank you so much!!
What did I like the least? - Having to trek up so many flights of stairs to my room (at my age, with my infirmities), and down so many flights of stairs to have a cigarette!! I could have done with being a floor lower but the extra exercise did me good (I keep telling myself).
Had A great stay. Friendly owners and comfy room cery clean. Well cooked breakfast and made feel very welcome. Will be staying again
I would recommend the lynwood; Barry and Coral are lovely hosts. We chose to have our evening meals with them which were home made delicious and great value for money, would definitely stay again

No milk in room only whitener.
Everything basically it was in bad need of a makeover the toilet didn't flush and it was just basically unclean

We were met with a lovely warm welcome, the owners were friendly and helpful...over and above what we expected! The room was spotless and the breakfast was of a high standard. We would most definitely return!

Cannot think of one thing, everything was just perfect for us.
Being a regular B&B 'er all over the country, the Lynwood was excellent and memorable as the Staff were so helpful and friendly. We particularly enjoyed the cuisine.
Overall, everything was good and we will certainly use the Lynwood as a base for our stay-over again in the future.
