I booked an en-suite room, but it contained only a shower, no toilet. The room was cold, damp and noisy.
The people i booked the hotel on behalf of refused to stay due to the poor condition of the room and the dirty bathroom and bed sheets! Tried to contact the hotel but not had any response!

Thought we had en-suite room but no toilet and shower which leaves is for all to see if sharing with friends!
1.Our money was taken and then informed that we would be accommodated a few minutes walk away. On a wet coolish night this was not welcome but Rose Cottage turned out to be an independent B&B and OK. 2. From our view standing in the lobby of Lynwood Guest House the place seemed to be very run-down and grubby. The virtually non-english speaking receptionist who received us told us of the change of venue, he tried to help but had difficulty in speaking English and also making contact with his manager. 3. The manager was argumentative and told me that he had tried to make contact about the change by email and text - both not-true. I was also criticised for arriving late (10.00pm) when my booking clearly said I would be late (between 9.30pm and 10.30pm) 4. We resented having our money taken and accommodation venue changed. Looking at the dinginess of the lobby I was glad to be moved. 5. We didn't go back for breakfast nor shall we ever book Lynwood again!
The b&b owner found me a room elsewhere at Rose Cottage as he forgot to mention that the room I had booked was unavailable due to rain the previous day. The owner of Rose Cottage was a very kind man.
I was made to wait for an hour for the other room. I was not notified of the rain issue at all until I got to the place. The owner claimed that I was making him more stressed, when I was the one who should be stressed.
The location was o.k for us. The breakfast was pretty good, and the lady who made it was pleasant.
The place was dirty, bed was terrible, having to go down two flights of stairs to the toilet, the shower cubicle was awful, would not shower in it. Have felt itchy since we stayed there.

we stayed at lower ground room. the people staying above us was chatting until late in the morning. my partner didn't sleep until 4am and has to get up at 7am. not the owners fault though.

No hot water Ceiling was too low for tall people such as myself. Not very professional booking in. No details of wifi availability provided.
Breakfast was o.k.
We arrived late in the evening because of traffic jam and where shown a room with a shower in one corner. En suite facilities only consist of shower & basin - no WC, this was situated down the corridor. The room was big enought for 4 people, but there was mold in the shower and in the warderobe.The noise of the traffic outside made it nearly impossible to get asleep and it made no difference wether the windows were closed or not. When we wanted to settle the bill the next morning we were told that money was already taken from the credit card the evening before.

Very dated interior. Needs ripping out and redoing. Lots of noise from traffic as window wouldn't close. Funny smell throughout building. Ensuite tiny and very poorly lit. On the second morning I woke up with ringworm on my leg! Avoid at all costs!

Housekeeper was very friendly and helpful. Breakfast was well cooked and nice. Bed was comfortable. Quite good value
Bathroom was very small and urgently required renovation. The grouting in the shower cubicle showed quite a degree of black and there was lots of chalk caking the tiles. The shower head was difficult to direct as the shower rail was rickety. The carpets in the house and in the room were very tired.

Only go there if you don't have any alternative! - Pricey - 5 or 6 rooms of which at least 2 for 4 people (and occupied); no toilets in the rooms - Only 2 toilets in the hallway of which one as part of the bathroom, so essentially in the morning only one available, because showering was not adivsed in the room - It was not really clear that it is actually a bed and breakfast - No light in the toilet. Small lights in the room and above the sink without bulb - No separation of shower and sink from the beds - Noisy (along a busy road) - Limited breakfast time (only 1 hour between 7:30 and 8:30) - Uncomfortable beds and pillows - Owners influent in English (Polish or ...?) - Outdated and badly maintained room - Poor doorlock - Not even within the London 6-zone travelcard - No cooling; ventilation by windows Therefore, high price and so many irritating things; don't go there!

Condition of shower was poor and not fixed to the wall correctly. Serious amount of mould on grouting. Poor lighting bathroom. Hot & cold taps not correctly assigned (cold left & hot right) this should be the opposite way. generally the accommodation was not value for money @ £75.00 per person per night. The security of one room was such that daylight could be seen through the gaps around the frame. A thoroughly disappointing guest house. I would not recommend this to any one travelling in the Redhill area.
