Very cosy single bedroom, nicely decorated, had a really homely feel. I was pleasantly surprised to find that the shower and sink were in the bedroom and that it was just the toilet that was in a separate room.
Bed was a little bit hard
Couldn't have asked for more, friendly and helpful couple who own it, and such a great location we parked the car on arrival and didn't even go near it for the whole trip! Such a lovely place am planning another trip at Xmas :-)

The location was perfect as it was a very short walk from the centre of bath meaning we could pop in and out as we pleased. The facilities were beautiful and well kept. Felt very sercure and right at home. Would recommend highly as it also good value for money!
I had a very pleasant stay in a comfortable bed with attentive owners, at a good price. I was fine with all the facilities and will definitely choose this place again. It was clean, tidy, warm and secure, and was near a little Sainsburys to get supplies for breakfast.
Sensitive types may notice the traffic noise outside. Door closers are noisy. Using shared toilets with no handbasin may not be for everyone. I used alcohol gel.

No complaints whatsoever
Room was unclean, dust and layers of dirt was unacceptable in my opinion. Generally the room was shabby.
Very quiet premises.
Comfort of bed was poor. Bathroom small, Saniflo toliet very noisy.Bathroom mats poor quality and frayed. Curtains very dusty at the top when drawn.
Perfect location, slightly out of town but 5 minutes walk in - great for me as I avoided the rugby hordes. Christian saved me a parking spot which saved a small fortune, Bath car parks are extortionate. Room comfy and clean and everything has been thought of. Go to Bath regularly and have stayed in quite a few different places but as value for money this is by far the best and I will definitely be going back

I was in the budget room and it was clean, tidy and comfortable. The WiFi signal was good and strong and there was a small kettle and tea/coffee facilities. The location was literally 5 mins from the centre of Bath.
Couple of creaky floorboards on the landing but nothing major. Mattress was a little firm for my liking but that's a personal preference.

The owners are very helpful and engaging. The location is excellent -- 5 minutes away from central Bath by foot, but relatively quiet. The facilities are clean and many original details are kept.
No breakfast - this was known when booking.
Location was fantastic, 10 minutes walk from the heart of Bath. The room was spacious with a double and a single bed, sofa and dressing table. It was south facing and the early morning sun was beautiful. The ensuite was clean with a decent power shower. Parking at the back was ideal as the road was very busy with resident voucher parking (early booking is essential for this). The best aspect was the owner-Christian McCabe. He was very welcoming and chatty, making us feel really welcome as well as offering advice in where to go and eat. He also left us alone to come and go as we pleased-just what we wanted!
Small towels and a noisy saniflo toilet....nothing worth complaining about though-it was well worth it and we will visit again.
We were welcomed by Christian and he is very helpful to make ourselves comfortable in Bath. We have some problems with the wifi at night and he is able to resolve the problem fast. Overall, we have a good stay with Lynwood.

Welcoming, Very clear details of the area, very helpful information about restaurants, places of interest. We hadn't been to Bath before. Very nice room and comfortable bed.
The saniflow in the bathroom was a shocking noise, particularly when used at night! No bath towel size only hand towels after a shower

Room just a little on the small side but no problem
Christian was very welcoming and helped us with all our questions. Like how to get the tv to work? The location was superb, 10 minutes walk into town and car parking available at the house so we could leave it there and explore on foot.Twin beds were comfy and bathroom a good size. Good to have jug to make hot drinks.
