Hot water took ages to warm up for the morning shower. Signs of wear & tear in room and ensuite - scuff marks, cracked tiles, wardrobe doors drooping.

Leith Docks is an excellent location for excellent restaurants, 3 of which have a Michelin Star and plenty good bars.
Our bed was not very comfortable, duvet, covers and pillows were fine but the matrass was uncomfortable. I felt the hotel and room was in need of a good clean, especially the bathroom in our room, for £203 per night I expected the room to be of better quality. Bathroom needed decorating to be honest.

Being made to feel awkward and unusual because I didn't want to put a £25 credit on my card. Corridors not kept as clean as the bedroom and bathroom.

Very smart hotel in good location. Room was spacious and comfortable. Staff were extremely pleasant, especially in the restaurant and the food was lovely. Continental breakfast served in the room was better than average.
The bed (Room 220) was so hard and uncomfortable that we found it difficult to sleep and suffered for it the next day.
Booked in very late the staff couldn't have been any nicer very happy with service
We arrived much earlier than expected and the receptionist promised to arrange for our room to be ready as soon as possible and offered to give us a call while we were out and about in Edinburgh to let us know it was ready, which he very helpfully did.
I liked the room. I thought it was good value for money, and a very nice bathroom and towels. We were given an early check in ,and you have ample parking.
I didn't like the breakfast. The fruit was hard and the croissants & coffee weren't good either.

Everywhere was so dark. The price was extortionate. It was supposed tyo be a 'superior' room but the view was vitualy non existant apart from someones rubbish on a nearby roof. The bed was uncomfortable.
From when we arrived we received a lovely welcome from staff who were aware it was the first night of our honeymoon. The staff were also available on hand to help us with our luggage and Lucas was very hospitable and made our stay feel extra special by going out of his way to make our first nights of honeymoon memorable. The breakfast was very good and the staff were friendly and professional. We would definitely go back there again.
The Restaurant staff were very efficient and friendly
We stayed for 2 nights. We paid extra to have a Superior Kingsize Room.The Hotel were aware we had back problems, but didn't respond to an email sent before our stay. At check in we were told that we should take the lift to the 3rd floor and our room was 'a few steps up' Actually it was a whole flight up a spiral stairway. The room has tiny windows. Only 2 could open, so very stuffy and no air. ( the Hotel doesn't have air conditioning because it is an old building) Due to lack of natural light, the room was incredibly dark and difficult to see. Reading was impossible. The floor sloped so the bed then sloped sideways, which made our back problems worse. My husband is over 6ft tall and cracked his head a few times on the sloping ceiling. In other circumstances, we would have asked to be moved. However we had a busy schedule to meet elderly relatives and fortunately, the weather was good so we didn't have to spend much in the room. We did receive a small reduction at the end of our stay, but if we had been given a suitable room in the first place, this review would have been totally different.

Decor and stylish rooms
Being in a room for a wheelchair user with a hand wash basin at knee height. If I was a wheelchair user how would I have used the bath and overhead shower? All very odd.
Modern, clean with excellent staff. Food was good
Good rooms and an interesting location.We enjoyed our breakfast and cocktails on the outside terrace.
Hard mattresses but we were told we could get toppers the next day.We will do this if we stay again.

Staff a little inattentive Quite a slow journey by bus into the city centre
The suite we had for comfort and relaxation and quality. we also likes the late check out at 12. noon.
Noise from a nearby industrial unit which started just after 7.am not the Hotels fault.
