Good guest house with friendly staff, breakfast and location. If you're tall (190cm+), I would not recomend the attic room, if you don't bring a helmet.

The reception gay is very helpful and kind . They want you check out after 10:00 am. In addition, they charge the bill twice for my stay and I need call them to correct . Till now, they orally said they will correct , but my credit account is still charge twice.

Breakfast was very good and the guest house is located a short walk from the city centre. The bed was a little uncomfortable and more care needed with the cleanliness of the bathroom. The room itself was clean.

Room was very clean. Breakfast was cooked to order and excellent!! Innkeepers were very nice and gave excellent explanations how to get around on the buses. NOTE: This guest house is not within walking distance of the Edinburgh Waverly rail station; however they provide EXCELLENT instructions on which buses to catch and how to get to the location on their website. I would definitely recommend this guest house to anyone needing a room in Edinburgh. I felt the price was very reasonable. Since this is an older home, the floor creaked in the bathroom so I tried to walk softly. The innkeeper told me not to worry about it since my room was directly above theirs and they are accustomed to the noise. The neighborhood is beautiful; however be prepared to either drive or take the bus to most places. If you have a daily pass, you have no problems. Many buses service this location. You may need to walk about 3 blocks up a small hill but I had not problem with it.

It was pleasant. Plenty of busses into town. A lovely 30minutes walk into town through the parks. Breakfast needs to upgrade. But the sad thing about the rooms. The beds need to be replaced. We had a plank under our mattres which was very uncomfortable and the white blanket was dirty. The room 4 we stayed in had a broken bed. They had a plank holding it together and the mattres was just as poor. I am not sure if the plank was to hold the bed frame together or to stop the mattres from sagging. It was very uncomfortable and the blanket on the bed was dirty with black marks on it. If there was another accommodation available I would not have stayed there. Please let them know they need to replace the bed.

Nice breakfast, large room. Owners are very friendly and helpful. Bed was hard. About a 20 minute walk to the Royal mile. Not a problem for us, but you have to carry your luggage up many steep steps to the rooms. Also, the sink in the bathroom is extremely small.

Excellent breakfast(the best I ever had anywhere else), spacious and clean room, fast and free WiFi, very helpful staff, very peaceful surrounding, bus stop is just 2-3 min by walk, bus takes 10 min to reach city center, guest house itself is in good location where everything is available in walking distance, I dont know why but price for 'single occupancy' is very cheap compare to all the facilities provided in the room. And yes facility of tea and coffee making in the room is available(free tea bags, coffee, sugar and milk are provided each day), and I loved when they provided me plug adapter so that I can plug my laptop into the board. Overall very nice stay for 6 days there.

I liked the room, the electric kettle in the room and quietness of the location. I like the breakfast room and the breakfast. It seemed, that they forgot to clean the toilet and bathroom after the previous guest.

We only stayed for a short time, but every effort was made to assist us, not only with our requirements at the hotel but also with directions on how to find the nearest bus stop. The hotel facilities were very comfortable and clean. The location is amazingly quiet; it sounded more like the countryside than a city.

Good value, great location, very quiet. I disagree with the previous reviewer - it does like the photos on the website. I had a nice double room for myself @ £40,-, with lovely view and extras such as tea/coffee, bathrobe and excellent flatscreen tv. All that for this price in the heart of Edinburgh - really great value I say.

“The hospitality at the Grouse House was my best experience at a B & B ever! Janice was there to greet me after a long flight and had my room ready and waiting even though it was early. It was so comfortable and welcoming. Decor in the house was very traditional and indicative of Edinburgh which is what I wanted. The food was delicious and varied. I never thought I'd try haggis but Janice made it so tasty. It was a truly memorable weekend.” Kristen, Issaquah |
