Was actually a b&b & not a hotel like I thought, quite cosy for size, rooms very close together. Lovely view from the front balcony room we had. Room was nice & clean. Plenty of hot drink refreshments. Flat screen TV in room. Clean bedding & towels provided. Owner was very nice on arrival, pointed is in the right direction for what we had planned over the weekend.
Was charged an extra amount for having friends to visit us in the hotel room & a few snobby looks from other guests, which weren't necessary. Parking wasn't very easy but where is in Brighton!

The staff were so helpful and friendly and did their upmost to make it the best stay we could have had infact we enjoyed it so much we asked to stay another night, the owner kindly organised things to make this happen. I would highly recommend this B&B to anyone, The location was fantastic right in the heart of Brighton.
There was nothing I didn't like but to make a comment here is just a small matter of parking issues, but the staff do their upmost to ensure we had parking right outside the B&B it was fantastic
We liked the friendliness of the place, nothing was to much trouble even late at night, we had everything we needed and location was perfect, we will defiantly go back there and recommend to friends
Location easy to drive to. And to walk around Brighton rooms were nice clean and bright we looked on to the gardens and could see the sea quite location shower was a bit cold but staying for one nite didnt matter .
No parking when we got there even though it was some thing it said it had included in the price of booking , then we paid £15 for an up grade to a balcony total rip off u had to climb out of the window to stand on a small balcony the other room had 1 with table and chairs , rooms were paper thin you will need sleeping tablets

Good location, close to Brighton Pier, good breakfast.
No double glazing for noises, rain and wind. Not enough space for big luggage. Wifi doesn't work very well on the 2nd floor.
The hotel is well located, close to the sea front and the pier / wheel. Staff were very friendly and helpful, even allowing us to drop off our baggage before our room was ready. The family room was large, comfortable and clean with a good sized bathroom - great for 2 adults + 2 teenagers.
190 pund for a room in the basement - with at view to the dirty back-stairs and the plumming.. We could hear everytime someone made a fluss..... The WIFI was on and then off....
The location to the pier and boardwalk is great. Room small but clean and well organized. Lovely home cooked breakfast as well!

We received a really warm welcome! Everyone was really friendly. Free use of wifi anywhere in the hotel. Free breakfast every morning. A nice choice too! Great location, just far enough from the town centre but right in the heart of Kemptown. Had a lovely sea view from the room.

I'd booked a single room but when I got there I was upgraded to a lovely double room with views of the sea! The room itself was really nice and inviting and had everything I needed for my stay. The free toiletries were nice, towels were of a high standard, they were very generous with the amount of teas/coffees etc in the room. I couldn't fault it! Very nicely surprised :)

Room not ready when we arrived at 4pm Fri that's after a 5hr journey.room not clean .dirty sock and used tissue under one of the beds, under staffed only saw one member of staff all weekend. At £480 for 2 night's was definitely not value for money. On /off button missing from shower not good for kids.

Very poor and uncomfortable bed. I could not get any reception for my I Pad. The name suggests a Marine View. It does not have any what so ever
Friendly staff and cosy room, which was very suitable for our family of five persons.
Not very cheap, but I believe Britain is expensive.
Whilst there appeared to be only one person running the whole place and she was obviously unsupported she was friendly and did her best.

The floor could have been cleaned
Scruffy with things lying around outside room. Very poor breakfast, cheap jam, cheap sausages and very small English breakfast. Garden view from room is just a concrete mess!
The location only
It is not a hotel a guest house and certainly not AA 4 start. The single rooms were advertised as having en suite facilities or private bathroom and neither had a wc, it was a shared toilet with no hand washing facilities in the toilet. The place was untidy and required dusting in number of areas in the rooms and through the palce. The towels were not changed One room was at front of hotel which was very noisy. The owner was not sympathetic regards lack of toilets in the rooms. The issues have been taken up with tourist board booking.com Would not recommend
