The rooms were very dated paper thin walls, we thought we were staying in a brothel, when we complained about noise the night porter knocked on the door were the noise was coming from but he didn't get a response and didn't peruse it further, in the end my partner and I got a taxi home
hotel was value for money. The food was excellent value a three course meal for £13.50. Wasnt gourmet but it was still good for the price. House wine was reasonably priced and very nice.Staff were very polite and the hotel was warm on a cold evening as was the bedroom and bathroom.
the room just needs a bit of dusting. painting and a bit of attention by the cleaning time.

Could do with updating. Our room was comfortable but was quite dusty & a few cobwebs. But, good for the money paid!
Able to check in after midnight - and the staff were friendly
A twin room for 2 - only had one hand towel and one bath towel. tiny bar of soap and old sachet of shampoo. The "shower" was plastic attachment which fell off with the least pressure of water.

No wifi anywhere in hotel. No wifi at all. Was advised the rooms required a bit of renovating hence the lower price - however need totally gutting out. Average worth of stay in my opinion is £5parking £5breakfast £15room... Wouldn't pay more than £25 for older rooms.
Location and breakfast. Staff very pleasant.
Decor outdated. Blinds in bedroom broke. No toilet roll holder. No bath mat when getting out of bath/shower. Only one hand towel between us and bath Towels on the small size. Bedding had wear and tear rip. Every thing getting old and outdated.

Paid for superior double I hate to think what a basic one was like. Carpet filthy, sitting on toilet facing bed and door is frosted glass and did not close. Cobwebs on ceiling, hole in bathroom wall, toiletries what a joke 2 small sachets. Have stayed in better accomodation in Middlesbrough and cheaper will not be Staying here again.
Breakfast, double bed was two singles together but it was comfy and clean.
Bathroom, very dirty unusable bath. Place is dated and is in need of updating. Would be a great hotel if Modernised.

The rooms were tired! The interior decor looks as if it was last looked at circa 80's The bedding was minimimum thin blankets even with the extra blanket, not ideal for February!
Location spot on. Breakfast was very good. Didn"t like the way the waitress brought more cups onto the tray, carried 4 cups with 4 fingers.
Hotel very much in the 70s. Needs a lot of money to be spent. Bathroom with no shower.

This hotel is, for the bargain cost per night, excellent. I have just stayed there for 3 weeks, so I think I have a good level of knowledge to write an accurate review. The rooms are comfortable and warm. The staff are really friendly and helpful. The breakfast is amazing AND included in the room rate. Evening meals are well thought out, affordable and the portions are extremely generous. The location is perfect for heading in any direction on good roads right next to the huge car park. I will always stay here if my work brings me to this area again.
The rooms are a little bit tatty here and there but this is a tiny minus compared to all of the positive elements of this brilliant hotel.

bedroom door would not lock from the inside. blinds were broken and lying on the window ledge. no duvet on the bed only top sheet and top cover.
The staff were friendly, helpful and welcoming. The breakfast was great. It was value for money.
The bedroom needed updating, wallpaper was coming off the bathroom wall. The bathroom door did not shut properly and the glass doors did nothing for privacy.There was no shower, I am unable to use a bath. The decor in the bedroom was "tired"
