the location is about 3 miles out of Middlesbrough with a bus stop just outside and an easy ride into town on the junction of the a174 gives access to redcar Whitby and stocton on tees
the hotel is supposed to be in the process of an refurbishment but there is no evidence of it our room was shabby wall paper peeling an old tv with freeview box that gave us problems until set it up from the start

The room was far too warm.
room i stayed in had furniture straight from a 1970's skip. Dark and dindgy. Depressing.rubber bung shower fixings on bath taps, no shower curtain. Not been decorated for decades.
Location was good as we were visiting family

Room was clean. Bath adequate. Coffee an TV in room. Needs some redecoration but Breakfast excellent and good value for money. Will stay again and again.

The breakfast is very good,the staff can't do more to make your stay pleasant .they do go the extra mile.
The hotel still needs more updating ,the carpets are very old in the bars,new ones would make a big difference.
Well positioned close to road networks
Paid extra for refurbished room. Found it very dated and needing updating. When checking in staff were turning people away as a PC failure lost all bookings, they were the lucky ones. Very hot room on top floor hotel has flat roof and heat radiates in and of course it rained over night and the flat roof offered no sound reduction so a poor nights sleep was given. then to beakfast burnt mushrooms poor quality beans and sausages why skimp as the breakfast makes or breaks a hotel. Knock it down and start again. Will not go back.
Staff very friendly. Comfortable bed and pillows.
Public areas in need of upgrade, very dated and look sadly neglected. Cooked breakfast was good but communal pot of cold tea and what tasted like powdered orange juice. An individual pot of tea would not take any effort and would improve breakfast tremendously. Room was listed as 'superior' and seemed to have been refurbished, but style very dated and effect spoilt by scratched bedside tables and couple of stains on what seemed like a fairly new carpet. Fan broken and not replaced during overnight stay, some of the bedroom blinds broken and/or missing.

Large room and bathroom Good breakfast Dining room layout and decor was lovely. It's obvious it has been a grand hotel in its day.
Westerly facing room, large windows so room was uncomfortably warm. No air conditioner. TV didn't have signal. Cigarette burn in quilt. No bar fridge. Lack of bench space for toiletries. Run down appearance of outside buildings and gardens

Very old dated and filthy rooms complained and got a refurbished room would not dare to have put us were we were originally, appalling!!!!
The hotel was in much need of a complete overall.breakfast had to wait ten minutes for bacon and not much food left in the tureens
Great breakfast and relaxed atmosphere. Close proximity to major roads enabled quick access.
It would have been a bonus to access wifi in the bedrooms
