Room was quite spacious and clean. Walking distance to city centre / cathedral is less than 15 minutes. Parking in front of B&B (paid and public, via visitors permit).
Reception by staff was a bit cold and uninterested. Place is a bit odd: Buddha vs Victorian vs muffy. We didn't like it. Breakfast ok-ish, but wouldn't recommend anything cooked.
Very disappointed to hear on our arrival that the guest house was closing the next day and was in the process of turning rooms into bedsits for students. Not at all a good experience and not worth the money at all

the breakfast on both mornings was lovely. the air conditioning in the room came in extremely handy. close to the city centre.
We stayed in the garden lodge which apparently comes with a private sun terrace, but we were in the middle of a heat wave so the owners decided to use this themselves! When we asked about it, we were told we were welcome to join them, not exactly private. The room was not clean and for some reason there were 2 mattresses on the bed making it extremely uncomfortable and left my partner with a trapped nerve causing him to be unable to drive and several days off work. Outside the hotel was a small green which seemed to be the local hangout for homeless people who were very noisy and still shouting etc at 4am. The hotel is not licensed, when the web site states it. Generally we found the whole experience quite disappointing especially as we thought we'd booked somewhere special to stay for my sons graduation at Exeter university.

Spent a while trying to find "multi story car park to rear of hotel" as described on booking.com website, and also paid £2.80 for this unnecessarily.
A beautiful, elegant Victorian house full of stained glass windows and fireplaces. Very central. Lovely high quality sheets.
It was during an unprecedented heat wave and of course one shouldn't expect a/c in England but my room at the back of the house was like an oven. They provided a fan but this didn't help much. I had to keep the windows open all night and was disturbed by the voices of the staff sitting out on the deck late at night.
