    Good breakfast, comfortable bed, we would stay again if we return to the area.

    shame about the neighbourhood - some misuse of park by drunks.

    Room was quite spacious and clean. Walking distance to city centre / cathedral is less than 15 minutes. Parking in front of B&B (paid and public, via visitors permit).

    Reception by staff was a bit cold and uninterested. Place is a bit odd: Buddha vs Victorian vs muffy. We didn't like it. Breakfast ok-ish, but wouldn't recommend anything cooked.

    Very disappointed to hear on our arrival that the guest house was closing the next day and was in the process of turning rooms into bedsits for students. Not at all a good experience and not worth the money at all

    the breakfast on both mornings was lovely. the air conditioning in the room came in extremely handy. close to the city centre.

    We stayed in the garden lodge which apparently comes with a private sun terrace, but we were in the middle of a heat wave so the owners decided to use this themselves! When we asked about it, we were told we were welcome to join them, not exactly private. The room was not clean and for some reason there were 2 mattresses on the bed making it extremely uncomfortable and left my partner with a trapped nerve causing him to be unable to drive and several days off work. Outside the hotel was a small green which seemed to be the local hangout for homeless people who were very noisy and still shouting etc at 4am. The hotel is not licensed, when the web site states it. Generally we found the whole experience quite disappointing especially as we thought we'd booked somewhere special to stay for my sons graduation at Exeter university.

    The hot tub is fabulous, great for a romantic getaway

    Slightly unwelcoming note on the door about waiting for 5 mins.

    Good location and beautiful room. Staff were helpful and the breakfast was good. Happy to find parking at front of Hotel at reasonable cost.

    Spent a while trying to find "multi story car park to rear of hotel" as described on booking.com website, and also paid £2.80 for this unnecessarily.

    A beautiful, elegant Victorian house full of stained glass windows and fireplaces. Very central. Lovely high quality sheets.

    It was during an unprecedented heat wave and of course one shouldn't expect a/c in England but my room at the back of the house was like an oven. They provided a fan but this didn't help much. I had to keep the windows open all night and was disturbed by the voices of the staff sitting out on the deck late at night.

    Not a lot

    I know the weather was very hot but the room was ridiculously hot the ceiling fan was turning in the wrong direction blowing towards the ceiling not down so I had to change this myself (most people would not know how too) not that it made difference as it turned so slowly Room was ok but the 2 chairs were filthy The bathroom had no handle either side on the door The toilet seat was in such a state you would find better in a skip in the road No toilet brush lovely! Breakfast looked like it had been cooked the night before although mine tasted fine but my wife’s (full English) looked and tasted awful Yes I know we asked for an early breakfast (if 7.30am is early) as our daughter had her graduation at 9.00am but they are supposed to be in the tourist industry and if you used the place for business you’re more likely to need it earlier As for the parking fee don’t bother yes I had a permit but only until 12pm the following day so I still had to move the car There is a car park around the corner fees from 8.00 till 6pm @ £10+ for 5 hours or more, a further 2 minutes away there is another for 6.20 for 5 hours or more

    The staff were very friendly

    I liked some of the decor but the pirate theme in the garden room was weird and my daughter thought it was very creepy. Needs updating

    Friendly and helpful staff, very comfortable rooms, delicious breakfasts and excellent central location. The spacious downstairs sitting room and pleasant garden are nice features. The nearby carparking is very convenient. We would definitely stay there again.

    Location was good for City center. Hot tub was great. Annex room was very cozy. Shower great. Nice breakfast area and good breakfast.

    Unhelpful nature of reception staff - waved me into a parking space and advised I'd be OK until 10am the following morning. I got a parking ticket at 9.15am. Soiled bedding. Site advertises a hot tub which turned out only to be available to one room (not ours!). Misleading website. I would not have gone there had I known no hot tub use. Advertises 'overlooking park'. Park is an overgrown wasteland, home to drunks and there was a visit by several police soon after we arrived! Very disappointing.
