We had the suite with its own bathroom and it was a great room, very clean, and a great location. It's in a very nice neighborhood that is far enough away from the city center to get a feel for what everyday Edinburgh is really like, yet there is a great bus system that takes you right to the heart of the city. It was about a £15 black cab ride from the Haymarket train station so very easy to get to.
We did not Realise that this was a more of a bed and breakfast yet so when we arrived the owner was not there to let us in (she did get there 5 minutes or so later), but it still had somewhat of a hotel feel.
The room in the second floor was bright. It was clean,with coffee and tea and kettle for hot water. Bus connections from waverly were great and other parts of the city too.
Beds were small for double bed.

Shared bathroom and definitely not worth £150.00 Commonwealth Games or no commonwealth games, breakfast was supposed to be included in the price but wasnt.

A few teething problems with getting the keys and the hot water, but sorted quickly enough. A reasonable walk from town, although there are buses.
It was located in a quiet part of the city close to a bus stop (15 minute ride to Princes Street).
The owners were away and nobody was there to meet and greet us. No note on how to contact anybody so we were stuck on the street for 30 minutes until eventually a guest opened the front door and we were able to enter the B&B. However, it took an hour for the housekeeper to show up and give us our rooms. I had my 85 year old father with me and he was not impressed. Then, we were awoken at 2am by other guests who had just got in and were looking for the owners to let them into their rooms..they had not received any notification on what to do or where to find their key. We did get a complimentary breakfast after asking for compensation but it was a disappointing way to start our holiday. The furnishings are not 'luxurious' or 'antiques' as described online...pretty basic and a bit shabby,
Beautiful House and Location, comfortable beds and nicely appointed rooms
Bed and Breakfast - clue is in the name! Only having a continental breakfast option is OK, but not as an optional £7.50 extra when paying anywhere from £99 to £150 a night. Serving breakfast is apparently a chore to the owner so why bother? TV and remote belongs in a skip - only 1 channel. Having to share a bathroom is OK, but perhaps give each room their own shower mat - not pleasant having to share a wet shower mat.
The house is beautifully decorated and in an extremely quiet neighbourhood. We were accommodated very well and even our late arrival was no issue at all. We were warned that there are many children in the house, but I did not hear anything from them.
Since it is a BnB, I expected the breakfast to be included in the price. That was not so and I think 9 pounds for a continental breakfast is outrageous. I also did not see one person the entire time I stayed there! It would have been nice to at least see one of the landlords or people who took care of the BnB for them. While all questions were answered by the numerous notices hanging in the BnB I would have liked to speak to an actual person.
Friendliness of employees
I made several attempts to access the Internet, contacted with the Booking and throughout my stay I never got access. Was very poor the assistance given in this situation. I do not advise this bed and breakfast because of the distance and assistance.

The room was a great size. Large bathroom.Plenty hot water(combi-boiler?) Large comfy bed. Warm bedroom when heating was on!Fresh coffee & cafetiere. Wee bit of a walk to bus stops but plenty into town or locally.
Bathroom was freezing - draughty windows! Had to use towels as draught excluders. Poor housekeeping. Had to ask for milk, tspoons, soap. No cleaning carried out. Cold first 2 nights as heating not on - in February.
The room was beautiful, bright and spacious with a lovely en-suite too. There was coffee and tea available in the room and a working TV. The bed was super comfy and the staff were very helpful when we contacted them about things. There was a continental breakfast available and the BnB isn't very far from numerous shops, bars, restaurants, cafes etc. too.
