No lift,small room
The breakfast was always fantastic and service friendly. Checking in was quick and easy and we received a complimentary room upgrade free of charge. Location is perfect within walking distance of all main attractions.
No real issues. Can be slightly noisy from the street. May need a little refurbishment, nothing too drastic. No lobby area and wifi not great.
We LOVED the Roll top bath - as sad as it sounds this was the highlight of our stay. The hotel is in a fantastic location in Bath - easy to get to see all the sights and the car park is only a short walk. The Breakfast was really nice - with a great assortment of choice.
Like other reviewers have this hotel isn't a 4* hotel. Didn't like having to access the hotel through the restaurant and check in at the bar. It may sounds snobby but for 4* I would expect a member of staff to offer to carry my suitcase up the stairs, especially as there was no lift. The rooms (including the restaurant) could do with a fresh lick of paint and some new furniture (looks very worn and drab for a 4*).
The location of the hotel was excellent for sightseeing or shopping in Bath. Everything was in walking distance. The breakfast which is in the restaurant underneath the hotel was good. Our room was very spacious and comfortable.
Be aware there are quite a few steps you have to carry your bags up to get to the rooms. Not great when you have heavy luggage! Just a small thing but the edges and inside the railings of the shower could do with a good clean!
Central, comfy clean and excellently priced compared to other boutique hotels in the area. Amazing breakfast.
Could do a little update and refresh but it adds to it's charm and as long as it's clean I'm happy
Value for money
Location is central but incredibly hard to find, above loch fyne restaurant and it stinks of fish! Lack of plug sockets in the room too, bed was very hard

Advert says wifi which makes u think it would be available in the rooms but not the case, downstairs in restaurant only. No lift to upper floors but room rate reflective of that.

The free wifi, which is advertised at this hotel, is only available in the restaurant downstairs, and not in the guest rooms. It is also very noisy at night, and the beds are rather hard!

Breakfast could have been bigger and better presented, iphone chargers in room would help, larger tv would have been good.

It was so central to everything we wanted. The Spa, shopping and of course the food, and having Lock Fyne immediately below was an extra bonus as we love fish.
The fact that its central to the night life in Bath, it may put some people off, but we would certainly come back and recommend to others, it didn't spoil our two night stay.
The hotel is above the excellent Loch Fyne fish restaurant. The room rate included breakfast, which was actually the best hotel breakfast we have ever had including a wide choice of fish courses as well as full English. The personal service from waiter Salvatore was impeccable, together with endless cups of tea & coffee. A superb start to the day and tremendous value, would definitely recommend.
The hotel has no sign so is very hard to find - even the local coppers didnt know it was there. We went round the block twice and eventually found a small notice on the side door of the restaurant.

Room was comfortable and tastefully furnished. Breakfast was included in room price and generous, with kippers and salmon included in the hot dishes. Close to city centre and attractions. Good selection of teabags!
A lot of stairs and no lift. Room was noisy well into the small hours even on a midweek night, but I was told that secondary glazing was due to be fitted to the windows soon. No staff on premises overnight, but a list of emergency numbers and room phone provided.

Room 9 located on third floor, horrendous dirty staircase, grotty old scruffy room. Water pipes banged all night in bathroom. Preview said car park which was actually a public car park 10 minute walk away with heavy cases. Very misleading. Staff unhelpful.
The food was amazing had a wonderful meal in restaurant, the staff are lovely and very hlepful. breakfast eggs benedict and the Times what more could i ask for. we will be coming back.
room and hallway looking worse for wear could do with lick of paint and refurb if want to stay 4* but it won't put me off returning. no parking will not take car to Bath again a bit of mare
