Stairs to room and no lift, 74 stairs to our top floor room. Above fish restaurant so you had better like fish, however rooms didn't smell of fish

Access to hotel through restaraunt fire door & through side entrance was a challenge. Was good we only had weekend bags and not full size suitcases.

Broken window so cold all night, mould all over the bathroom, chipped paintwork and damage to the ceilings noticed when climbing up the several staircases to our room. Too expensive for a poor experience.
When we complained about the shabby and v poor cleanliness of the room being told - never mind it's going to be refurbished , you should come back to see ! And taking the our money quite happily ! ! We felt cheated and disappointed wont come back or recommend a lot of people to your restaurant in Bath as previously !
- It doesn't have wifi on the rooms, only on the restaurant, where we couldn't stay because the place was full with people waiting for a table. Windows were not closing, so it was noisy to sleep.
Period building, nice sized and reasonably furnished and decorated rooms in a modern palette of browns. Felt instantly at home. In fact wished this was my bedroom. Great bed, goose down duvet and pillows, with good linen, gave a real quality feel to the sleep experience. Predominently fish restaurant, so breakfast (included in the standard £85 room rack rate) was a novelty as I chose one of the good selection of fish options. Continental, and English breakfast also available. Nice toilet and shower room. Good blackout curtains. Liked the period features. Depending on room, good view of Milsom Street or George Street. Room needed a little bit of touching up and cleaning in the corners let things down a bit, but was very surprised that they will shortly be completely revamping all the rooms. To be fair the room I was in didn't need it and what attracted me to this small elegant period hotel was the price and great location. Don't be surprised if the cost of the rooms go up. If they can keep costs at the current level, it will be an even better hotel experience. ps. I'm a bit of a moaney old git, but if I came into some money I'd gladly live there. Staff were excellent. Keys provided to a side door, so when the fish restaurant closed at 10:30pm, access and egress was no problem.
Furniture , couple of bits damaged, but easily repairable. Shower needed better cleaning in the corners. Rooms needed to be regularly viewed by someone with a keen eye and ocd traits to ensure rooms as good as they can be.

Problems.... TV/remotes have not worked the last two times we have stayed- so annoying. It's a bit dark in the room because there is no central light - nightmare to put on makeup! Very noisy at night with the bars close by being full until 2/3am. Beds are a bit small.....I Need king size!

The hotel was good, with friendly service and we were upgraded to a bigger room for free.
No problems with the hotel, other than I had emailed them a couple of days before, to ask advice about parking. I got no reply. Parking in Bath is not good! However, when we arrived, they told me where to park for the night.
No lift,small room
The breakfast was always fantastic and service friendly. Checking in was quick and easy and we received a complimentary room upgrade free of charge. Location is perfect within walking distance of all main attractions.
No real issues. Can be slightly noisy from the street. May need a little refurbishment, nothing too drastic. No lobby area and wifi not great.
We LOVED the Roll top bath - as sad as it sounds this was the highlight of our stay. The hotel is in a fantastic location in Bath - easy to get to see all the sights and the car park is only a short walk. The Breakfast was really nice - with a great assortment of choice.
Like other reviewers have this hotel isn't a 4* hotel. Didn't like having to access the hotel through the restaurant and check in at the bar. It may sounds snobby but for 4* I would expect a member of staff to offer to carry my suitcase up the stairs, especially as there was no lift. The rooms (including the restaurant) could do with a fresh lick of paint and some new furniture (looks very worn and drab for a 4*).
The location of the hotel was excellent for sightseeing or shopping in Bath. Everything was in walking distance. The breakfast which is in the restaurant underneath the hotel was good. Our room was very spacious and comfortable.
Be aware there are quite a few steps you have to carry your bags up to get to the rooms. Not great when you have heavy luggage! Just a small thing but the edges and inside the railings of the shower could do with a good clean!
Central, comfy clean and excellently priced compared to other boutique hotels in the area. Amazing breakfast.

Value for money
Location is central but incredibly hard to find, above loch fyne restaurant and it stinks of fish! Lack of plug sockets in the room too, bed was very hard
