I would not stay here if someone paid me! Dirty, smelly, keys were not ready, windows were smashed through, I was utterly disappointed and embarrassed that I had book this hotel for a group of friends. Was not the best start when people were selling merchandise from the boot of their car. If someone was about in the morning I would have complained and asked for our money back, the women in our group would not sleep in their own rooms as we did not feel safe. Look somewhere else

1.WiFi did not work in the room. 2.The communal bathroom/toilet did not have a shower, or soap and the drawstring light switch pull was only an inch long...a short person would not have reached it. 3.Bed springs sticking in you 4.Kettle had to be put on floor to boil as cord too short to reach from top of nearest furniture 5.Breakfast poor...varying temperatures for items...no eggs available 6.Card machine not working - had to pay by cash

Nightclub under the room making it impossible to sleep until 2am. No TV. A business clearly having problems and run down.

Just stayed one night at the Royal Oak and really didn't have a problem with it. The room was clean enough, water was hot and despite being just above the outside area had a good night's sleep.
Nice room, good comfy bed and a nice historical looking place with a pub downstairs for people to use, eat and socialise. Staff were helpful.
Cups for tea and coffee were really dirty and the shower didn't work - only drizzled when hot water was on but was powerful when freezing.
Disco, on Friday night so little sleep
Awfull never got the room we where told when we booked on booked and paid for breakfast but no staff showed up to cook or serve breakfast we ordered the breakfast for 0730 and had to leave by 0800
Every thing else! One bathroom to 10 beds no shower. Fire door held open with extinguisher. Two many stairs. Need I say more! PS No sleep too noisey.

A bit noisy but no more than you expect in a town centre
very poor quality throughout I pulled out a set of drawers and behind was dust, particles of old food.
Convenient location in centre of town Extra tea and Coffe bags in room. New Shower and Toilet equipment and Radiators. The room was clean. Beds were Ok clean and comfortable.
The whole bulding was Jaded and was not as Impressive as the photograph shows. The Flags were tatty and furled. The hotel also doubles as a night club and bar. Giving some noise later at night. The room had an entrance door which looked as though it had been the victim of several forced entries. Areas of the door covering were missing. woodwork around the door showed splitting and repairs with poor workmanship and rough unpainted areas. As one would expect this old Hotel to has signs of structural movement. Having made allowance for that. The door hinges had signs of several attempts at resiting all of which were still evident. Areas of the architraves were split and missing. The en suite door hinges had dropped and the door had to be lifted to close it. There were water stains on the ceiling and the walls whilst clean needed some TLC with a coat or two of emulsion. For ventiIation or in the event of a fire in the hallway the windows could not be opened. Likewise they were draughty letting the wind and noise in from the street. Parking area was run down with some original coaching in Features. No breakfast is available place is locked up and deserted. Had to go to nearby Wetherspoons for food. In all a very low budget place to stay.

When I booked the room wi fi was advertised in all rooms, I could not access it and after two days the landllady told me they no longer provided wi fi in certain rooms. I think her and her staff should have been aware of this. I have recently revisited the hotels website which is still claiming free wi fi in all rooms. This is not true and falsly advertised. Very noisy at times and I was kept awake on acouple of nights by violent behaviour and bad language being shouted below my window.

They accepted dogs free of charge I booked late and price appeared good value for a bed for night without breakfast accessible to eating places and had parking at rear
musty smell in hall way lumpy bed very noisy visiting clientele up to midnight overall feeling of being frayed and worn out no tv in room no shower only bath in ensuite would be difficult to recommend
On checking in the reseptionist/bar man neglected to inform us that there was a disco on until 2am. my wife and I only had two hours sleep. The smell, the rooms looked like they were under construction. The shower was either red hot or freezing. there is mold growing on the ceilings due to damp. In the kitchen, water was pouring through the ceiling from the rain. I want my money back.
Nothing at all
The initial appearance of the hotel on arrival was so poor that I decided not to even enter the hotel & made alternative arrangements, the place looked in a severe need of a fresh coat of paint & did not present an inviting appearance at all
Staff was friendly,but did not live up to their smile - room was not what I booked said they would sort it out - suitcase stayed in car. We are not Happy at all - nothing was sorted at all just brushed us aside as if it is a joke !!!
What a nightmare - room's disgustingly dirty - the photo you see on site are not of the room's it's made up from another place I would say but not this place for sure - I booked a double room got a room with 2 double beds and single bed right at the top - which is no good for 2 pensioners like us - so suitcase stayed in the car as was told it would be sorted but it was not - we had no sleep as as the room that we had was right about the disco and loud music and punters swearing and shouting - we could smell wacky baccy smoke also from the dirty apartment my family was given - blood stains on toilet seat fag ends and what looked like dead bugs in the room ( for sure not cleaned as told it was - also needed a good dusting all room stunk of damp no good for asthma sufferers like my daughter an myself- back to the top floor that we had that was dirty stained pillows - no mattress protectors or pillow one's - we had to lay on the towels - no lights at the top of the stairs carpet dirty and not in save condition on the stairs and dusty everywhere - think cleaners spent more time smoking then doing their job - all lights need to be checked - all rooms need to be painted - mattress & pillow protectors need had - good cleaning checks at all time needs to be done - Cleaners was called in to do the apartment again but again missed the blood stained toilet seat and dust - I'm very crossed that our stay was not what we booked just a waste of good money - so wished we just walked out - never again - as False advertisement I will see if I can sue - paid for Double room - and clean family room BUT what we got was a disgustingly dirty rooms . Told the manager but he just brushed it off as thought having banters with clients was okay all the time - sorry NO it is not a laughing matter -

There was no welcoming greeting, staff seemed preoccupied and more interested in taking the money for your stay. We were taken to our room on the top floor. On closer inspection the room was found to be filthy, the dust behind any furniture items and under the bed suggested that a hoover had not been used in there for a very long time. There was a condom packet under the bed, a cigarette butt, hair brush, razor, hair bands were found behind the units. The shower unit had thick black mould in the corners and the shower door fell off. The shower was freezing cold even after running the water for 15 minutes. There were 2 bulbs not working and there were no lights working in the corridor.When we did eventually get to talk to a manager no one was interested in coming up to the room to be shown the issues we had. When talking to locals The Royal Oak does not have a very good reputation. We stayed one night and went and booked in to a lovely guest house at the other end of town. How does this place pass a health and safety inspection?
