room facilities not very practical, mirror and wardrobe hanging too high, tv too small to see from bed (and no BBC1) breakfast - there was plenty of it but i was ignored, asked for fruit tea got black tea.

Close vicinity to St. Pancras for Eurostar, yet quiet location and room. Only basic facilities in room, but clean with all the necessary facilities ( en suite ), and comfortable bed. You get what you pay for! This is a budget B.and B., but perfectly adequate for an overnight stay. There is a good breakfast

Reception staff a bit off-hand ( although not discourteous ). Breakfast room a bit cramped when busy, although the staff were friendly and helpful.The decor of the hotel is worn and battered. But what do you expect for the price?!

Location

Room was very small, difficult access to the room, 3 flights of very narrow stairs. No bathroom products ssupplied, no toilet roll holders. Usually a wait for a breakfast table then a wait for cutlery and food

Clean if small room, excellent location 3 minutes from a tube station (direct connection to LHR airport), satisfactory breakfast, okay service.

Shower was literally too tiny for me to fit in. There's no lift and the stairs are very steep.

It was a good location and staff members were friendly.

No hot water, waited 15 mins to be seated for breakfast and then was not offered tea/coffee and there was no bacon, sausage or egg left.

Marvellous value for money. Lovely location by a lawned, tree lined square. Close proximity to Kings Cross and Euston. Great breakfast.

Noisy people in adjoining room at 5.00 am, yes 5.00 am, and then great bangs outside at 6.30 am - but couldn't make out what they were. Doors that slam

The staff were very friendly and helpful. The room and linen were clean. Beds were comfortable. Breakfast was included. The price (£65 for 2 people including breakfast in the city centre). Proximity to station.

Shared toilet ran out of toilet paper in the morning which wasn't replaced for a while. Our room was downstairs and right next to breakfast room so was very noisy from 7am.

The one tiny thing I did like was the non-Polish cook in the kitchen who after smashing a glass over a baby (yes glass shattered she checked to see if the baby was cut but then left the glass around the babys feet) who after my several attempts to find a space in the dining room and managed at 0852 (8 minutes before breakfast was due to end) seen me and offered to make me a fresh breakfast - very helpful lady thank you for this...

Everything else - carpet filthy, I took a video of how small the hd tv was, the screen on my netbook is bigger.... Shower is in the room - very unpleasant if you're sharing with someone as it's at the end of the bed. So many fire doors so constant bang, bang, bang during the night... Shared toilet (not made clear in their advert)... Staff non- English speaking, unfriendly, unhelpful - machine didn't work usual nonsense... Asked for a receipt/invoice several times in the end had to give up. This place should be condemned. Terrible if I could give it minus stars I would...

Location really close to King's Cross and Pancras stations, front desk staff freindly and helpful, breakfast very good, shower in room was great. Enjoyed our visit, even tho we were only overnight. Attractive building.

Room a bit small, but adequate.

Location was fantastic as was the wonderful breakfast. The staff were all friendly and the price was reasonable. We were very happy.

It has no lift.

The location was excellent as it was a 2 minute walk from St Pancras and Kings Cross tube. Room was adequate for a short stay and was clean and tidy. The staff were very helpful and always available, day or night. My best recommendation is that we will stay there again when we next visit London.

Was a bit disappointed when we came down for breakfast and it was so busy that we had to wait 20 minutes. However, the staff made us some more food even though the time for breakfast had passed so they turned a negative into a positive.

Good budget hotel, clean, friendly, good full english breakfast. Walking distance from Kings Cross.

A little noisey at times but if you are a good sleeper there is no problem.

Price and location

entire place was cramped, on 4 floors no lift, room was very basic and most of all FAR TOO SMALL! Breakfast was very basic and eating space limited.

Nice staff, clean and easy. And a comfortable bed, which is not easy to find in London. Reasonable price.
