The location between The Royal Mile and Princes Street made most of the top sites and restaurants within walking distance. The staff was especially helpful and pleasant.
Convenient for our needs being near the Waverley Station and the Church we needed to visit. Clean with very good decor

Standards haven't slipped even though it has been open for a while. Very comfortable and large bed. Chic bathroom design and they have radio!
Privacy not great at western end of building where steps to Old Town pass outside the window.
Located opposite Waverley Station, handy for Castle, Old Town attractions and shopping areas. Room available before check in time and able to leave luggage after checkout. No restaurant in the hotel but can recommend Malt Shovel opposite for evening meal and whisky selection!
Uncomfortable seating in lounge area for breakfast. A long trek to room having to go up a floor then cross to a different building before going down to the correct floor - not got after a long day sightseeing.
Location was fantastic, barely a 5 minute walk from the Royal Mile and Edinburgh Castle. Airport bus stops within a minute's walk. Bed was very comfortable and staff very friendly

We stayed at Motel one for 3 nights, a fantastic base as near the Station and all the tourist attractions. Friendly staff, and modern clean facilities which really made our stay enjoyable. First class shower and surprise kettle so we could have a cup of tea.

The decor was modern but had tartan using modern colours. Sparkling wine wasn't over priced. Lovely warm atmosphere loved real like effect of fire crackling on television screen in room

Great location in between the old city and the new (both need to be seen and experienced), between the tourist places and where the locals would shop, right by the main railway station, the airport bus & tram to the airport, great restaurants and pubs just a few doors down, nicely furnished, very clean, decent wines by the glass in downstairs bar, friendly and helpful staff, loved the big shower, the carpets felt soft underfoot, the lighting and even the towels were lovely and soft.
The bed was just a tiny bit firm for my liking but I still slept very comfortably and was actually surprised how good it was, even though I would have actually chosed something just a little softer. I didn't try the continental buffet breakfast, chose to go out for a wonderful cooked breakfast instead for almost the same price.
Location in Edinburgh, good for Waverley station. Good value continental breakfast. Small but clean bedrooms. Fantastic lounge/breakfast area looking out on Old Town.

There was no aircon in the rooms, it was ducted air and was less than efficient, hence the rating for not having an excellent sleep, as the room was just too warm.
Great value, excellent location, also got the room with no view and liked it a lot. The room was spacious and the view of the brick wall was no issue at all, feels more private. Walking distance to the Royal Mile and Princes St. Also serve a very nice continental buffet.
Cannot add breakfast through booking.com but that's more a review on this website than the hotel.
well placed for the old city ,clean and quiet
rooms a bit small
This hotel was ideal location right in btween old n new town.. staff wer helpful n very accomadating we arrived at half 8 in morning n dropped off our luggage which was no problem we came back again around 10 n got checked in even though check in wasnt til 3 which we found great..the hotel was very clean nd comfy..
The only complaint I would have was the rooms wer very warm
