Bed is too small for couple! Bathroom was not good.
The best thing about this stay was the absolutely unbeatable service my friend and I received. Our first night in the hotel we were too tired to go out for food so ordered a takeaway, we realised we didn't have cutlery so asked to borrow a fork each and the gentleman who checked us in insisted on giving us a few plates and plenty of cutlery! Our takeaway was consequently brought up to our room where we were told not to worry about any mess as it would be sorted for us while we were out the next day. We were both surprised at the consideration shown to us as it was above and beyond our expectations. Next time in Manchester I will be staying at this hotel, cannot believe how well we were treated and how much of a bargain it was!!!
There was nothing I didn't like! The only drawback was the location as it involved a train journey into the centre to get to our destination, but it was worth it for the wonderful and comfortable stay we both had.
A nice, friendly, clean hotel with helpful staff and all the necessary facilities.

Staff were very friendly and went out of their way to make us feel at home. We were with our granddaughter who wanted a different breakfast to what was on the menu and they didn't hesitate to accept. Would highly recommend it - very pleased with my choice!

Was a nice clean quiet budget hotel
Hotel owner was very welcoming and polite :) the room was cleanclean well equiped and smelt lovely. A nice building too with thick walls as there were no disturbances.
Not much to do in this location, would not recommend if planning to visit Manchester
The main thing this place had going for it was the value. Had it been cleaner I would have recommended it wholeheartedly. Nice basic decor. Quiet location, with lovely views over allotments.
Stay was totally let down by the lack of cleanliness. Really surprised given the other reviews. One of the dirtiest hotels I've stayed in. Bathroom horrible - dirty water in the shower, toilet covered in poo (I'm not exaggerating when I say covered), floor clearly not vacuumed for a long time. Nasty smell and we both had horrible allergy attacks from the dust. Really disappointed especially since I clean hotel rooms myself and would probably be dismissed if I left a room in that state!
Check in was swift and efficient. Property was immaculately clean through out. Amazing value breakfast. Twin en suite room was spacious and well laid out.
The bizzare blue tinge low energy light bulb in the double room was enough to make you feel ill. A massive bathroom that contained a shower cubicle, hand basin and toilet that compromised the size of the double bedroom. The walls are literally paper thin and you can hear everything. The floor boards are so squeaky upstairs. Really bad nights sleep from drunk guests that started fighting at 3:30am.
The hotel was immaculately clean, the facilities were excellent, the staff were friendly and helpful and the breakfast was good, served in an immaculate restaurant. Car parking was secure and easy, and the hotel is great value for money
We were woken at 03:15 hrs by a very loud argument between a gang of chav female 'guests' that began in the car park, over spilled to the ground floor of the hotel and kept us (and others) wide awake to almost 04:30 hrs when a carload of the mob drove away. This spoiled what was a great place, but I suppose it could have happened at any hotel, not the staff's fault at all.

Bathroom smelt a bit funny but was clean
The staff were very friendly. The room and bathroom were a fair size. Free wifi is always a plus!
The floors are a bit creaky and the room was quite dim.

The owner of the establishment was nothing but helpful and welcoming very clean, room comfortable with spacious en suit would definitely stop again better than any travel lodge and only ten pound taxi right into the city center
We really enjoyed our stay here, just what we needed for our short stay, very accommodating and friendly staff, would definitely recommend and stay again, next time in Manchester!!

Needs a little bit of updating

Stayed here while attending the Indy Man Beer Con; although the carpets and fittings are a little tired the hosts provide a warm welcome, the place is well heated and can be reached easily via bus from Manchester Picadilly Gardens. The cooked breakfast is not bad, though let down by the bacon which is fried in some type of oil or lard with a strong, unpleasant flavour. All in all, if you need somewhere basic to crash and you're working to a budget you can't go wrong here, but don't expect the height of luxury.
